- The condition of the deck or insulation hidden under the covering
- Parts of the roof that aren’t safe to walk on or view
- Whether old sheeting or boards contain asbestos

About our flat roof survey in Jersey Farm
Offices, shops, industrial units and blocks of flats often sit under large flat roofs. On a roof like this, a survey shows where the covering is wearing, where water is ponding and which outlets need attention. We record the condition with photos so work can be planned and budgeted. Commercial roofs are quoted for their size and access, so it helps if you ring 07833 053749 or drop us an email with the address and a rough idea of the roof area. We survey felt flat roofs, upstands and outlets and GRP fibreglass, and common reasons people get in touch are edge trims that have lifted or split and upstands pulling away from walls.
In smaller places like Jersey Farm, flat roofs are mostly on extensions, garages, porches and dormers. They’re small, but a leak over a kitchen extension can do a lot of harm. What it is covered in, and how well it was laid, decides what it needs, from felt and asphalt to EPDM rubber and GRP. Ponding, splits and lifting edges are the signs to look for from a window.
The report works through the roof section by section, from the main slopes down to the gutters and outlets, with a note and a photo for each point. You’ll see the good as well as the bad.

How the survey works
After the inspection, everything we found is written up as a written report with photographs, emailed to you. As for time on site, most surveys take an hour or two for most houses, and longer for a large or complex roof. A visit to Jersey Farm is planned like any other: the time, the access and where to park are agreed in advance. Visits can be on weekdays, Saturdays or Sundays. Tell us about any garages, outbuildings or extensions you want included.
- You send us the address and, for commercial roofs, an idea of the roof’s size.
- Inside, we look for signs of water under the roof where we can reach.
- We view the roof from safe positions and never walk on fragile surfaces.
- We record every defect with a photo and its likely cause.
- You get a report setting out the condition and our recommendations, in order of urgency.
Preparing for the visit
- For flats, make sure roof access has been agreed
- Tell us where we can park nearby
- Have any questions written down, so nothing gets missed
Book a survey
Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. Otherwise, simply ring 07833 053749 or send us an email whenever suits you.
Advice
Common questions in Jersey Farm
How do I find out if my home in Jersey Farm is listed?
The council and Historic England’s list are the places to check. It is worth checking before planning roof work, as both can affect what’s allowed.
Do you cover smaller places like Jersey Farm?
Yes, we do. We work right across London and the South East, and smaller places are part of that. The journey is planned ahead, so it’s useful to know about access.
Can you survey any kind of flat roof?
We survey felt and built-up roofs, mastic asphalt, EPDM rubber, GRP fibreglass and single-ply PVC and TPO. If you do not know what your roof is, we’ll identify it on the day.
Do I have to be there for the survey?
If the survey includes the loft or the inside of the building, someone needs to let us in. Access is agreed with you when you book.
Can you inspect my roof with a drone?
Where it helps and the rules allow, yes. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and the airspace and weather are checked before every flight.
Do you check flat roofs for asbestos?
Our survey doesn’t include asbestos testing. Older buildings, from before 2000, may have asbestos in cement sheets or soffits. We note anything that could contain it, and a specialist asbestos surveyor should check it before it’s disturbed.
Do you survey roofs on blocks of flats?
Yes. A shared roof needs access agreed first. Let us know about it when you book and we’ll plan the survey around it.
What we look for on each type of roof
GRP fibreglass
Movement in the deck or a thin layer of resin can lead to cracks in GRP. Our report notes cracks and any sign that the deck is flexing.
Single-ply membranes
Single-ply membranes can be damaged by foot traffic and equipment on the roof. Any tears, punctures or loose membrane are recorded with photos.
Local flat roofs in Jersey Farm
Childwickbury Manor, about 2.3 miles west, is one of the historic houses in the wider area around Jersey Farm. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile, with flat-roofed extensions, dormers and garages common everywhere. Mixed in with those pitched roofs are a good many flat ones, over rear extensions, dormers, garages and shops.
Take an older house close to Saint Mary's: the flat roofs on later extensions tend to wear out long before the main roof. Take a building like Skyswood Primary & Nursery School: large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly. If you let a flat or house near St Albans station, the flat roof over a let home is worth a look before it becomes a tenant complaint.

What affects the cost of flat roof surveys
To price your survey, we check:
- How tall the building is and how easy the roof is to see
- Any need for thermal images or a drone flight
- Whether you choose the Basic, Standard or Premium Survey

Flat roof survey starts from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we will tell you which fits.
Helping us price your survey
When you call or email, these details help:
- Any marks or damp showing indoors
- The type of building and roof, such as pitched or flat
- Access details, such as a loft hatch or a shared roof
- Any deadline, such as an exchange date
A quick phone call is usually the easiest start: phone 07833 053749 or email us and we will ask a few questions about the roof. You’ll have a price before anything is arranged.
What you can safely check yourself
A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.
Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.
