Checking the roof from ground level

Your own check is a good start, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight.

You can learn a lot from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

Flat roof surveys for homes and businesses in Appspond

Standing water is one of the first things we look for on a flat roof. It can point to poor falls, a blocked outlet or a deck that is deflecting. The survey notes any ponding, the state of each outlet and any dips that hint at a sagging deck. Where the deck may be a structural issue, our report says a structural engineer should look at it. We survey mastic asphalt, EPDM rubber and single-ply membranes, and the problems we are asked to look at most are blocked or damaged outlets and loose or cracked edge trims.

Some older homes in villages like Appspond are listed or in a conservation area, which can shape what a new flat roof may look like. If you’re planning work, check with the council first. Knowing the roof’s condition is the starting point. Listed building consent is needed for changes that affect a listed building’s special interest.

Most points in the report come with a picture, because a photo of a cracked flashing says more than a paragraph. Anything out of sight on the day is listed as such.

Flat roof surveys around Appspond

In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile, and flat-roofed additions turn up almost everywhere. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere. About 2.5 miles south lies High Elms Manor, a reminder of how long the area around Appspond has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material.

For businesses in and around places like Village Arcade St Albans, outlets and upstands on commercial flat roofs are the places to check before trouble starts. For landlords with property near St Albans Abbey station, a flat roof over a rented flat is easy to forget until the tenant reports a leak. For site and facilities teams at buildings such as Marlborough Science Academy, large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly.

How we price flat roof surveys

All our prices include VAT. What changes the price is:

  • How complicated the roof is, with its valleys, chimneys and parapets
  • If the survey needs thermal imaging or a drone
  • Extensions, dormers and garages with roofs of their own
  • How big the roof is

Thermal imaging and drone inspection (where applicable) come with the Premium Survey, which starts from £400, including VAT. We can help you choose the package that fits what you need to know.

Getting in touch

These details help when you get in touch:

  • Where water is showing inside, if it is
  • The address and postcode of the property
  • What made you get in touch
  • Pictures of the roof from a safe spot, if you have them

Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. For any other survey, just ring 07833 053749 or email us when you are ready.

Different roofs, different checks

GRP fibreglass

GRP roofs are laid as a resin and glass-fibre layer over boards. We look for cracks at board joints, around trims and at upstands.

EPDM rubber

EPDM frequently lasts 30 to 50 years, but it relies on its seams, trims and upstands being well finished. We look closely at each of those details.

Appspond: your questions answered

How do I find out if my home in Appspond is listed?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Will you come out to Appspond?

We do. A small place gets exactly the same survey as a big one.

What will the report tell me?

It explains what we saw, what it means and what we’d suggest, with photos throughout. Anything we couldn’t see safely is noted too, so you know exactly what was covered.

How much is a survey?

Flat roof survey starts from £150, including VAT. The final figure depends on the roof and the package you choose.

How do I book a survey in Appspond?

The quickest way is to call 07833 053749 or use the contact form. Give us the address and some details about the roof, and we’ll take it from there. We survey on weekdays and at weekends.

Will you check the loft?

If there is a loft and safe access to it, yes. From inside, the underside of the roof frequently shows damp, staining or daylight that can’t be seen from outside.

How long does the survey take?

Most surveys take between one and two hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. We will confirm the timing when you book.

What we can’t see

In fairness, there are limits to any roof survey:

  • Areas we can’t see or reach safely, including fragile rooflights and sheeting
  • Whether old sheeting or boards contain asbestos
  • Hidden layers beneath the covering

Not sure which survey suits your roof? You can phone 07833 053749 or use the contact form and we’ll tell you. The full list of what we check.

What we look at

  • Single-ply membranes
  • Upstands and outlets
  • Mastic asphalt
  • GRP fibreglass
  • Felt flat roofs
  • EPDM rubber

How it works

After the inspection, everything we found is written up in a report with photographs, sent to you by email. On timing, it normally takes about one to two hours at most homes, and about three to four hours for a commercial roof. Around Appspond, older homes can have small or awkward roof spaces, so it helps to know whether there is a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.

  1. First we go through the roof, what’s beneath it and any problems so far.
  2. The roof is viewed from safe positions, including the roof itself where that’s safe.
  3. We check the covering for splits, blisters, ponding and wear.
  4. We photograph and record the outlets, upstands, trims and rooflights.
  5. The report, with photos and recommendations, comes to you by email.

How to prepare

  • Keep pets inside or away from the areas we are looking at
  • Leave side gates unlocked
  • Mention any parking restrictions on your street
