How a pre-purchase roof survey works in Appspond

Our packages start with the Basic Survey from £150, while Standard starts from £250 and Premium from £400, with VAT included. Standard adds moisture detection, a structural check and a follow-up consultation. Premium adds thermal imaging, a drone inspection where applicable and an in-person consultation. Pick the one that fits the property. Every package comes with a written report, photos and recommendations. If you’ve noticed sagging ridge lines or uneven roof slopes and lead that has worked loose at a wall or chimney, a survey will tell you what’s going on, whatever the roof.

Older buildings in small places like Appspond may be listed or in a conservation area. That can affect what materials a new roof may use, so check with the council and Historic England’s list. Whether you are buying or signing off new roofing, it is worth knowing where you stand. England has around 10,000 conservation areas and about 500,000 listed buildings.

Nothing in the report is left vague: if work is needed, the report says so clearly, and where it can wait, that’s said too.

What we cannot see

Every survey has limits, and we’d rather be clear about that before booking. Bear these in mind:

  • How a seller will respond, or what the house is worth
  • Defects hidden under coverings or inside walls without opening up
  • Asbestos testing of any kind

If in doubt, phone 07833 053749 or send us an email and we will point you to the right survey before booking. The full list of what we check.

What this survey covers

  • Natural slate
  • Gutters and downpipes
  • Lead flashings and valleys
  • Flat-roofed extensions and dormers
  • The roof space
  • Clay and concrete tiles
  • Chimney stacks

What happens if roof problems are left?

After exchange, any roof defect is yours to deal with. Before then, you can still ask questions, ask for work to be done or reconsider. Finding out later gives you the same facts, but with far less room to act on them. In a place like Appspond, a barn or garage roof left to fail puts whatever is inside at risk. A quick look before winter can save a lot.

Thermal imaging and drone inspection (where applicable) come with the Premium Survey, from £400 with VAT included. We’ll tell you which package suits the questions you have.

Pre-purchase roof surveys around Appspond

Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. The covering on a house you are buying, or on a roof just finished, tells us where to look hardest. High Elms Manor, about 2.5 miles south, is one of the historic houses in the wider area around Appspond. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area.

How we price pre-purchase roof surveys

Prices always include VAT. What changes the price is:

  • Extensions, dormers and garages with roofs of their own
  • Building height and the viewpoints available
  • The size of the roof
  • The use of thermal imaging or a drone

Bigger, taller and commercial roofs take more time to survey, so the price reflects that. You’ll know the figure before booking.

Helping us price your survey

Before you get in touch, it helps to have:

  • What kind of property and roof it is
  • The reason for the survey, like buying, a leak or storm damage
  • Any deadline, like an exchange date
  • The property’s address and postcode

Our phone lines are open seven days a week. To book or ask a question, ring 07833 053749 or send us an email.

Appspond questions

Is my home in Appspond listed or in a conservation area?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it is worth checking before planning any.

Do you cover Appspond?

Yes, Appspond is one of the places we work. The survey and report are the same in Appspond as anywhere else, and visits run on weekdays and weekends.

How many surveys have you done?

More than 5,000 surveys over 20+ years.

Do you test for asbestos?

No. We do not sample or test for asbestos. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000.

Will you need to get into the loft?

Ideally, yes. We look in the loft space where there’s safe access, and views from upper windows help too. Access is normally arranged through the agent or seller.

Does the weather affect the survey?

A survey can typically go ahead in light rain. Heavy rain or strong wind can ground a drone and make the roof unsafe, so we’ll agree a new date if the weather is not suitable.

When is the best time to have the roof checked when buying?

After your offer is accepted and before you exchange contracts. That gives you time to use the findings, whether that means asking questions or negotiating.

How the survey works

It is useful to start with what’s prompted the survey: buying, a leak, storm damage, new work or just wanting to know where things stand. That way we can focus on what matters to you. Most visits take about 1–2 hours at the house you’re buying, depending on its size and how much of the roof can be seen. Older rural homes like those around Appspond can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints, and anything we cannot see is noted.

  1. After your offer is agreed, you book and share your timetable.
  2. Access to the house and the loft space is agreed in advance.
  3. The visit begins outside, from ground level and any safe vantage points.
  4. We then look from upstairs windows and inside the loft where it is safe.
  5. You get a written report with photos and recommendations before you exchange.

Getting ready for the survey

  • Check the loft hatch can be reached
  • Let us know about parking near the property
  • Show us where any leaks or stains appear

Before and after the survey

A few practical points come up again and again on our surveys. They apply to most roofs:

  • Ask when the roof was last worked on
  • Book once your offer is accepted
  • Check the lease for roof repair responsibilities
  • Notice patches of new decoration in top-floor rooms

It is worth sharing the report with your solicitor so they can raise enquiries with the seller’s side. It can prompt questions about past roof work and any paperwork for it.

After you move in, have leaves and moss cleared from gutters and valleys, ideally once the leaves have dropped. Overflowing water is behind a lot of damp. Use a gutter contractor rather than going up a ladder yourself.
