New roof snagging in Appspond

New roof snagging in Appspond

A new roof is a big spend, so it makes sense to check the work before you pay the final bill. Our new roof snagging inspection looks for faults and unfinished work on the roof and around the property. You get a photo-illustrated written report to share with your roofer. We are independent of the roofer who did the job. If you’ve noticed offcuts and broken tiles left behind and missing or blocked roof ventilation, we can find out what’s behind it, whatever the roof.

For a small place like Appspond, the visit is planned like any other: the journey, parking and access are simply agreed ahead of time. Mention any outbuildings, barns or garages with roofs you’d like looked at when booking. Buyers and owners of new roofs get the same approach as anywhere. Visits can be booked on weekdays and at weekends.

The report doesn’t just list problems. For each finding, it explains what it is, why it matters and what we’d recommend, so you can plan your next steps.

Buying a home or a new roof in Appspond

The wider area around Appspond has a long history of building, with High Elms Manor about 2.5 miles south. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles, and flat-roofed additions turn up almost everywhere. The covering on a house you are buying, or on a roof just finished, tells us where to look hardest.

Landlords with a home close to St Albans Abbey station may find that a written report helps before buying a rental or paying for a new roof on one.

Useful tips for Appspond property owners

A little preparation and a few simple habits help. Some pointers:

  • Look for debris left in gutters from the ground
  • Raise snags in writing with your roofer
  • Check the roof before you pay in full
  • Check lower roofs and walls after scaffolding comes down

Your roofer can use the report to put the snags right. Any disagreement about the work is between you and them, and our part is to report what we see.

Tell your roofer at the start that the work will be inspected. Everyone then knows what to expect and time is set aside for snags.

Your questions about new roof snagging in Appspond

How do I find out if my home in Appspond is listed?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you’re planning to re-roof in a different material.

Do you cover Appspond?

Yes. We survey roofs across London and South East England, and Appspond is part of that. You can call 07833 053749 or drop us an email with the address and a few details, and we will talk through which survey suits.

How much is new roof snagging?

Our price is from £150, including VAT. The price depends on the size of the roof and the access. For a price, call 07833 053749 or send us an email.

Is it the same as a RICS Level 2 or Level 3 survey?

No. Our survey looks at the roof, not the whole building. If you need a full building survey, you’ll need a RICS survey as well.

What if it rains on the day?

It can, depending on the survey. Drone flights need calm, dry weather, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. We will rearrange with you if the weather isn’t right.

Do you survey on Saturdays and Sundays?

Visits run seven days a week in the daytime. Just say which days work for you.

Can you inspect the roof on a new-build home?

Yes. We check new-build roofs from safe vantage points and the loft space and photograph what we find. Book before the defects period runs out if you can.

Roof by roof

Slate roofs

Cracked slates are sometimes left in place. They’re photographed for the report.

Ridges, hips and verges

Ridges, hips and verges take the most weather. Bedding, dry-fix pieces and fixings are looked at where visible.

Should I look at the roof myself first?

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.

Why get it checked now?

You may not see a fault until it causes damage. Checking early gives you a record of the roof’s condition at handover. Outbuildings and barns around Appspond are easy to forget, but a failed roof there can spoil what’s stored inside. It is worth including them in a survey before a winter does the damage.

Every price we give includes VAT, and the report isn’t charged as an extra. Our price is from £150, including VAT. Size, height and access decide where your roof falls.

What we do, step by step

We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. All told, expect an hour or two on an ordinary house, or half a day or so for a commercial building. Somewhere like Appspond needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. The roof is looked at from the ground, from windows, from the loft where there is safe access and from the roof where it is safe.

  1. We start with what the roofer did and when they finished.
  2. We check the coverings, ridges, hips and verges from safe vantage points.
  3. Valleys, flashings, gutters and visible underlay at the eaves are looked at.
  4. We check the loft where safe and look for debris or damage.
  5. Snags are listed in a written report with photographs.

Before the survey

  • If you are buying, check with the agent that we can get in
  • Tell us where we can park nearby
  • Keep pets out of the way during the survey

How to book

A quick phone call is typically the easiest start: ring 07833 053749 or drop us an email and we’ll ask a few questions about the roof. The price is agreed before a date is set.

What this survey can’t tell you

Without opening up the roof, some things stay hidden, so a survey has limits:

  • A promise that the roof won’t leak
  • What’s under the new coverings
  • Repair costs for putting snags right
