Appspond Drone Roof Survey
Close-up drone photographs of roofs that are hard to reach for Appspond, from an experienced roof surveyor. Every survey comes with a written report and photographs.
- Debris building up in hidden gutters
- Plant growth and moss on the roof
- Tired mortar and pots at the top of a stack
How we price drone roof surveys
When we price a survey, we consider:
- How complicated the roof is, with its valleys, chimneys and parapets
- Commercial roofs and larger buildings
- Whether thermal imaging or a drone is needed
- Whether you choose the Basic, Standard or Premium Survey
Every price we give includes VAT, and the written report is part of the package. Our price is from £400, including VAT. Where your roof sits in the range depends on its size, height and access.
What to let us know when you get in touch
We will usually ask about:
- Access details, like a loft hatch or a shared roof
- Pictures from the garden or a window, if you have them
- The address and postcode of the property
- The kind of building and roof involved
If you’re buying, it’s useful to book soon after your offer is accepted, so you have the findings in time to act on them before you exchange. For any other survey, just ring 07833 053749 or send us an email when you’re ready.
About our drone roof survey in Appspond
A drone shows the outside of a roof very well, but it cannot see under the coverings or into the loft. Where there’s safe access, we look in the loft space too, since that is where leaks and condensation frequently show first. Together, the two give a fuller picture. The report sets out what the drone showed and what we found inside. Where the loft can’t be reached safely, we note it. We survey tall and steep roofs, chimney stacks and valleys and parapet gutters, and the problems we’re asked to look at most are flat roofs on upper floors that hold water and worn lead at chimneys and walls.
Somewhere as small as Appspond, older roofs are often steep and partly hidden by trees or outbuildings. A drone and a thermal camera each give a view you cannot get from ground level. Weather and airspace are looked at before the visit. Older roofs with steep slopes and tall chimneys are where the extra view helps most.
The report doesn’t just list problems. It explains what we found, why it matters and what we recommend.

The survey, step by step
We do not take risks to get a closer look. We inspect everything that’s safely in view, and if part of the roof cannot be seen, the report says so. The survey typically takes about 1–2 hours at a typical home, though large, tall or awkward roofs take more time. Somewhere like Appspond needs a little journey planning: let us know about lanes, gates and parking. On the day, we inspect everything that’s safely in view, inside and out.
- We confirm whether a drone suits your roof.
- A date is fixed, with a fallback in case the weather turns.
- We fly over the roof, keeping the camera on the property we’re surveying.
- Where there is safe access, we check the loft as well.
- You get photos, findings and clear recommendations.
How to prepare
- Leave a clear route to the loft
- Gather any invoices or paperwork from past roof work
- Agree roof access with the managing agent if it is shared

Related advice
Should I look at the roof myself first?
Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.
A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

An agent can book and manage the survey for a landlord. We agree a time with the tenant beforehand.
For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. The report sets out what needs attention now and what can wait, which helps when budgeting.

Why act early in Appspond
On a tall building, problems are often found only when water comes in. By then, timbers, ceilings and insulation may be wet. A drone survey finds them sooner. In a small place like Appspond, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.
The Premium Survey includes thermal imaging and drone inspection where it applies, from £400 including VAT. We can help you choose the package that fits what you want to find out.

Drone roof surveys around Appspond
Every flight is checked against the Drone Safety Map first. The drone we use is under 250g, flown by a CAA-registered operator with a Flyer ID and Operator ID. Open category rules keep flights below 120 m (400 ft) and the drone within sight at all times.
Take a building like Marlborough Science Academy: thermal images can show where wet insulation sits under a big flat roof. High Elms Manor, about 2.5 miles south, is one of the historic houses in the wider area around Appspond. Close-up aerial shots and thermal images let an old roof be checked without anyone disturbing it. For businesses in and around places like Village Arcade St Albans, thermal images can show trapped moisture across a wide commercial roof.

Practical tips
There’s plenty you can do without going near the roof. Here’s what helps most:
- Clear the loft hatch so we can check inside too
- Share the postcode so we can check for restrictions
- Let us know about any leaks or concerns
- Allow time for permission if you’re in a flight restriction zone
We email the report to you, including the close-up photos taken by the drone. Findings are set out in plain English, and recommendations are ranked by urgency where that helps.
Keep the roof space ventilated. Condensation in the loft can damage timbers and insulation. Keep insulation clear of the eaves.
Appspond: your questions answered
Will you come out to Appspond?
We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.
How do I find out if my home in Appspond is listed?
Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.
Do you climb onto every roof?
Only when it is safe. Most of what we need can be seen from safe viewpoints, the loft and, where applicable, a drone, and anything out of sight is recorded in the report.
Do drone rules differ in central London?
Central London has restricted areas over Hyde Park, the City of London and the Isle of Dogs, and flights there need NATS permission. We check before every flight and seek permission where needed.
What insurance do you have?
We are covered by professional indemnity and public liability insurance, for every survey we carry out.
Is this a RICS survey?
No. This is a survey of the roof only, and it isn’t a RICS Level 2 or Level 3 survey. Many buyers have both.
Will the drone show what’s under the tiles?
No. The drone photographs the outer surfaces, but it can’t see under the coverings. Where there’s safe access, we check the loft space from inside.
