Tips that help

Over many surveys, some simple habits stand out:

  • Glance at the stacks from the street now and then
  • Use a Gas Safe registered engineer for gas appliances
  • Never climb onto the roof to look at a chimney
  • Keep track of stains on chimney breasts

With a shared stack, the report can help when talking to next door. The photos show the problem and which side it’s on, as far as we could see.

Make sure redundant flues are capped with ventilation. That helps stop damp building up inside.

About our chimney survey in Appspond

Our chimney survey covers the stack and the details that keep water out around it: the pots and cowls, the flaunching on top, the pointing, the brickwork and the flashings where it meets the roof. We also look for damp on chimney breasts and in the loft where there’s safe access. You get a written report with photographs and our recommendations. It suits a single stack on a house as well as several on a larger building. We survey brick chimney stacks, shared and party-wall stacks and lead flashings, and people most frequently book us about lifted or split lead flashings and staining on walls around the chimney.

Somewhere as small as Appspond, homes are frequently older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, frequently with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it is typically the chimneys and lead flashings that need work first.

The report does not just list problems. For each finding, it explains what it is, why it matters and what we’d recommend, so you can plan your next steps.

What we do, step by step

We work from the outside in: outside views come first, then the loft space if there is safe access. In total, it takes roughly 1–2 hours on an ordinary house, with bigger or more complicated roofs taking longer. Cottages and farmhouses around Appspond often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints.

  1. You let us know whether any stacks are shared, unused or leaning.
  2. We check the roof around each stack, including the flashings.
  3. The top of each stack is checked for cracked flaunching and loose pots.
  4. We note the brickwork, pointing and any sign of leaning.
  5. The report explains the condition and which work is most urgent.

Roofs, chimneys and gutters in Appspond

In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile, with flat-roofed extensions, dormers and garages common everywhere. Whichever you have, the details that tend to fail before the covering itself get the closest look. About 2.5 miles south lies High Elms Manor, a reminder of how long the area around Appspond has been built on. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first.

Trees in and around Verulamium Park shed leaves that can end up in nearby gutters, and blocked gutters overflow and soak walls. If you let a flat or house near St Albans Abbey station, a dated record of the roof is useful when planning maintenance across a let.

What happens if roof problems are left?

Loose pots and bricks on a stack are a safety concern. A survey picks them out so they can be made safe by a suitable contractor. In a small place like Appspond, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.

To find out what your survey will cost, call 07833 053749 or use the contact form and tell us about the roof. We will confirm the figure before booking.

DIY checks: what’s safe

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Share it with us when booking.

Do you need a chimney survey in Appspond?

The flaunching on top of a stack holds the pots in place and sheds water. Once it cracks, water gets in and frost makes the cracks bigger. In time, the pots can become loose.

These are some of the problems a survey can pick up:

  • A chimney out of line
  • Frost-damaged brickwork on the stack
  • Gaps in the mortar around the pots
  • Mortar washing out of the joints

If you look after a building such as Marlborough Science Academy, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

Appspond questions

Can a landlord with a rental near St Albans Abbey station book a roof survey?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can ring 07833 053749 or email us with the address and what you need, and we’ll talk through which survey suits.

Does a conservation area affect roof work in Appspond?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it is worth checking before planning any.

Do you survey roofs on blocks of flats?

Yes. A shared roof needs access agreed first, with the freeholder or managing agent. Let us know about it as you book and we will explain what’s needed.

How much is a survey?

Prices start from £150, including VAT. The final figure depends on the roof and the package you choose, and it’s agreed before booking.

Can you give me structural calculations?

No. We are roof surveyors, not structural engineers, and it doesn’t include calculations. If we see signs that need an engineer’s opinion, we will recommend one.

How quickly is the report sent?

Report times are set by the package. Basic: within 48 hours. Standard: 24 to 48 hours. Premium: the same day. If you have a deadline, such as an exchange date, tell us when you book.

Do you take photos of the roof?

Yes, plenty. Each finding is shown in a picture where possible, which makes the report easy to follow.

Lead flashings

Mortar fillets are sometimes used where lead would normally be. They crack with age, and we check them too.

Brick stacks

Frost can damage bricks that have soaked up water, making the faces flake away. We record any we can see.
