Roof survey in Appspond
We survey roofs in Appspond and across London and South East England. We carry out surveys on weekdays and at weekends. We are insured for professional indemnity and public liability. Each survey ends with a written report, emailed with photographs and recommendations. Whether it is a house, a flat or a commercial building, the process is the same. When you’re ready to book, ring 07833 053749 or send us an email. We’re often asked to look into leaking gutter joints and downpipes and torn or sagging underlay, across chimney stacks, lead flashings and clay and concrete tiles.
Somewhere as small as Appspond, homes are frequently older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are frequently old. We report on everything that’s safely in view, and thatch is a specialist material. On older roofs, it is normally the chimneys and lead flashings that need work first.
It isn’t only a list of defects. It explains what we found, why it matters and what we recommend.

What you can safely check yourself
During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.
You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.
Why get it checked now?
Many roofs go years without anyone looking at them closely. Our report gives you a record of how the roof is today, so you can compare it next time. Where a roof is exposed, as many are in small places like Appspond, driving rain gets into any weakness, and damp in older walls is slow to dry out.
Prices start from £150, including VAT. What you pay depends on the size and height of the roof, access and which survey you book.
Why book with us
- We hold a CAA Flyer ID and Operator ID
- An independent view of the roof
- Surveys on weekdays, Saturdays and Sundays
- Insured for professional indemnity and public liability

Tips that help
A survey works best with a little help from you, before and after. Tips:
- Mention any flat roofs as well as the main roof
- Have details of recent roof work to hand
- File the report with your home documents
- Check the roof from ground level after storms
The recommendations are prioritised by urgency where relevant. Some faults need dealing with soon, while others can wait for planned work. That helps you decide what to do first.
Plan a roof survey every few years, or sooner after severe weather. Routine surveys pick up wear before it leaks. Each report gives a record to compare against.
Honest limits
Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- Defects hidden under coverings or inside walls without opening up
- Confirmation of asbestos in soffits or cement sheets
- Walls, floors and services below the roof
If in doubt, call 07833 053749 or send us an email and we will suggest the right survey before you book. The full list of what we check.

What a survey costs
To price your survey, we look at:
- The roof’s overall size
- The use of thermal imaging or a drone
- The height of the building and how the roof can be seen safely
- Extra roofs, like extensions, dormers or garages
One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all with VAT included. The roof’s size, height and access matter as well.
What we need to know
To price your survey accurately, we’ll ask about:
- When you need the report by
- How the loft is reached, if there is one
- What kind of property and roof it is
- What’s prompted the survey
We survey roofs on any day of the week. To find a date that works for you, call 07833 053749 or email us.
Your questions about roof surveys in Appspond
Is my home in Appspond listed or in a conservation area?
Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it is worth checking before planning any.
Do you cover smaller places like Appspond?
Yes, Appspond is covered. We work right across London and the South East, from towns to the smallest villages. Longer journeys are simply planned in advance.
What’s covered in a roof inspection?
All the main parts of the roof: coverings, ridges, valleys, flashings, chimneys, gutters and the loft. Standard adds moisture detection and a structural check, and Premium adds thermal imaging and a drone where it applies.
Will you climb onto the roof?
Only where it is safe to do so. We also inspect from the ground, from windows and vantage points, and from the loft. On Premium, a drone is used where it applies.
Can you tell me how long my roof will last?
We don’t give a number of years. The report explains the condition of each part and the signs of wear, with recommendations ranked by urgency.
What insurance do you have?
Our cover is professional indemnity plus public liability.
How soon is the report ready?
It depends on the package: Basic within 48 hours, Standard within 24 to 48 hours and Premium the same day. We send it by email.

Roof surveys around Appspond
Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile, with flat-roofed extensions, dormers and garages common everywhere. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first.
Trees in and around Verulamium Park shed leaves that can end up in nearby gutters, so outlets and downpipes are worth watching. Shop and office owners around Village Arcade St Albans may find that a roof report helps plan work around trading rather than after a leak. For site and facilities teams at buildings such as Marlborough Science Academy, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

How the survey works
Safety comes first on every visit. Everything that can be seen safely is inspected, and anything we cannot see is noted in the report. Most visits take about 1–2 hours for a house, and more on a big or complicated roof. Older roofs in small places like Appspond can have low, tight loft spaces, so tell us about the loft hatch and any ladder. Only areas that can be reached safely are inspected.
- You let us know the address, the type of roof and what’s worrying you.
- A visit is booked for a weekday, Saturday or Sunday.
- Outside, we inspect from ground level, windows and other safe vantage points, and from the roof where safe.
- Inside, we check the roof space where there’s safe access.
- We email a written report with photos and recommendations.
Before the survey
- Point out any leaks or damp patches
- If it is not your property yet, arrange access through the agent
- Unlock side gates and any roof access doors
