Chimney survey in Waterdale

On terraced and semi-detached houses, a chimney stack is often shared with next door. We inspect the parts we can see safely and the parts the owner gives us access to. If a defect appears to be on the neighbour’s side, we note it, so you can talk to them. You get a report with photos and what we recommend. We survey lead flashings, shared and party-wall stacks and flaunching, and common reasons people get in touch are disused chimneys trapping moisture and mortar washing out of the joints.

Some older homes in villages like Waterdale are listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. A roof report helps you plan work with that in mind. Where a building is listed, matching the existing roof materials is often expected.

The report works through the roof section by section, from the coverings down to the gutters, each with a short note and a photo. It records what’s sound as well as what is not.

Roof by roof

Brick stacks

Most chimney stacks are built of brick, with mortar joints that wear over time. The survey looks for crumbling bricks and worn or missing mortar.

Lead flashings

Mortar fillets are sometimes used where lead would normally be. They crack with age, and we check them too.

Chimney surveys in Waterdale: local notes

Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. With High Elms Manor about 0.5 miles south-west, Waterdale sits in an area with a long building history. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area.

Anyone responsible for a site like Parmiter's School will know that a written record of a large roof helps plan work for the holidays rather than in term time. The streets around a church such as Church of All Saints are frequently among the oldest in a place, and if you own one of the older houses nearby, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

What we are asked to look at in Waterdale

Aerials and dishes are frequently fixed to stacks. The extra load in wind can work bricks and joints loose. We check fixings on the stack as part of the survey.

Common reasons to book include:

  • Cracked or missing flaunching
  • Eroded joints in the brickwork
  • Redundant stacks capped without ventilation
  • Damp patches on chimney breasts

If you look after a shop, office or commercial unit, for instance near Charter Place, knowing the roof’s condition lets you budget for work rather than pay for emergencies.

What to check before booking

  • Whether the inside of the roof is included
  • How they’ll see the roof: from the ground, the loft, the roof or by drone
  • How long they’ve been surveying roofs
  • When you will get the report

What to expect from a roof survey

How the survey works

We look at the roof from outside and, where it is relevant and there is safe access, from inside the roof space too. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. The whole visit normally takes about one to two hours for most homes, a little longer where there are several stacks. Rural addresses near Waterdale can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.

  1. We start with the details: how many stacks, whether any are shared and any signs of damp.
  2. The stacks are looked at from ground level, from windows and from other safe vantage points.
  3. Every part we can see is checked: pots, cowls, flaunching, pointing, bricks and flashings.
  4. We check the chimney breasts and the stack in the loft space where we can reach them.
  5. The findings are written up with photographs and recommendations and emailed to you.

Before we arrive

Advice

Tips that help

These tips come from what we see on roofs every week, before and after a survey:

  • Keep track of stains on chimney breasts
  • Leave close inspection to people with safe access
  • Use a Gas Safe registered engineer for gas appliances
  • Find out whether changes to a stack need permission

Questions about the findings are always welcome. The Standard Survey includes a follow-up consultation and the Premium Survey an in-person consultation.

Look at your chimneys from the ground now and then, particularly after strong winds. Binoculars help you spot loose pots, missing mortar or lifted flashings.

Why it’s worth a survey now in Waterdale

For a buyer, the best time to learn about a chimney is before exchange. Once you’ve exchanged, the work is down to you. A report gives you something specific to put to the seller. Matching old materials, such as handmade tiles or stone slates, can take time to source. That is one more reason to find defects before they become urgent.

One thing that affects the price is the package: from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. The roof’s size, height and access matter as well.

What you get with us

How we price chimney surveys

What a survey costs depends on the time and equipment it needs. The main factors are:

  • Whether you choose the Basic, Standard or Premium Survey
  • Building height and the viewpoints available
  • The size of the roof
  • The number of roofs, including extensions and garages

A Basic Survey starts from £150, with VAT included. The Standard Survey starts from £250 and the Premium Survey from £400. You will know the price for your survey before booking.

Getting in touch

A little information up front helps. It helps to include:

  • Why you want a survey: buying, a leak, a storm or new work
  • Any stains, drips or damp patches you’ve seen indoors
  • Access details, such as a loft hatch or a shared roof
  • Any photos you have, taken from the ground or a window

We confirm the exact price before you book, so you know the cost up front. Our price is from £150, including VAT. For a price for your roof, call 07833 053749 or use the contact form.

Common questions in Waterdale

Do you cover smaller places like Waterdale?

Yes, Waterdale is covered. We cover the whole of London and South East England, and smaller places are part of that. Longer journeys are simply planned beforehand.

How do I find out if my home in Waterdale is listed?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

What’s the best way to book?

To book, call 07833 053749 or drop us an email with the address, the type of property and what’s prompted the survey. We will confirm the price and find a day that suits.

Is this an asbestos survey?

No. Asbestos surveys and testing are not part of what we do. If we see materials that could contain asbestos, like cement roof sheets or soffits on buildings from before 2000, we flag them, and recommend a specialist asbestos surveyor checks them before they’re disturbed.

Can you survey a shared roof?

Yes, once access has been agreed. The roof of a block or converted house is often shared, so we need permission from the freeholder or managing agent. We can only inspect what we are given access to.

What should I do with a chimney I don’t use?

An unused stack still needs to stay weathertight and ventilated. If it is capped without ventilation, damp can build up inside. We check how it’s capped and its condition, so you can plan what to do with it.

Can you survey a chimney stack we share with next door?

Yes. Many houses share stacks with a neighbour. We survey what we can see safely, and note anything that seems to involve next door.
