Need a pre-purchase roof survey in Waterdale?

Leave it or get it looked at?

The lender’s valuation is done for the lender, not for you. Its job is to check the property’s value for the mortgage, not at the condition of each slate and flashing. Our survey is done for you. Outbuildings and barns around Waterdale are easy to forget, but a failed roof there can spoil what’s stored inside. A quick look before winter can save a lot.

The cost of a survey depends on the roof: its size, its height, how many sections it has and how safely it can be seen. Prices start from £150, including VAT.

About our pre-purchase roof survey in Waterdale

Tall, steep or hidden roofs are hard to judge from the street. Our Premium Survey includes thermal imaging and, where applicable, a drone inspection, and the report arrives the same day. Where a flight is not possible, because of airspace rules or the weather, we tell you and look from the ground, windows and the loft instead. If you’ve noticed ponding, blisters or splits on a flat roof and damp timbers or stains in the loft, we can find out what’s behind it, on clay and concrete tiles, natural slate and lead flashings and valleys alike.

Somewhere as small as Waterdale, older cottages, farmhouses and converted buildings frequently sit beside a few newer homes. Village roofs can be clay tile, slate, stone or even thatch on some older buildings. Whether you’re buying or have just had a roof replaced, each material has its own checks. Older roofs may also have old felt underlay or none, and fixings that have done a long stint.

Pictures do a lot of the work in our reports, because a photo of a cracked flashing says more than a paragraph. If something couldn’t be seen safely, the report is clear about it.

Waterdale: your questions answered

Do you cover Waterdale?

Yes. We work right across London and the South East, and Waterdale is part of that. Just ring 07833 053749 or drop us an email and let us know about the property, and we’ll talk through which survey suits.

Does a conservation area affect roof work in Waterdale?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you are planning to re-roof in a different material.

Do you test for asbestos?

No. Asbestos surveys and sampling aren’t something we do. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000.

Are you insured?

Every survey is covered by professional indemnity and public liability insurance, and we can provide details if a managing agent needs them.

Do you survey on Saturdays and Sundays?

We carry out surveys seven days a week. To arrange a date, phone 07833 053749 or email us.

When should I book a pre-purchase roof survey?

The sooner after your offer is accepted, the better. You need the report before you exchange, because after that the roof is yours to deal with.

Can you survey in bad weather?

A survey can normally go ahead in light rain, and it can even help show where water is getting in. Strong wind or heavy rain can stop drone flights and make roof access unsafe, so we’ll agree a new date if the weather isn’t suitable.

Practical tips

Most of what helps is simple and safe from the ground. A few suggestions:

  • Check the lease for roof repair responsibilities
  • Ask whether there are papers for past roof work
  • Ask the seller about past roof repairs
  • Share the report with your solicitor

It’s worth sharing the report with your solicitor so questions can go to the seller’s solicitor. It can prompt questions about past roof work and any paperwork for it, especially where we have found patch repairs.

Do not block the vents at the eaves. Poor ventilation lets condensation build up, wetting timbers and insulation. Keep insulation clear of eaves vents so air can move.

A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work.

Buying a home or a new roof in Waterdale

If your survey includes the drone, we check the Drone Safety Map for restrictions before flying. High Elms Manor, about 0.5 miles south-west, is one of the historic houses in the wider area around Waterdale. If your house is among the older ones, expect a mix of original materials and later repairs on the roof.

The streets around a church like Church of All Saints are often among the oldest in a place, and if your house is among the older ones nearby, ask the seller about past roof repairs, because older roofs often have patched valleys, replaced slates and reset ridges.

Common roof problems in Waterdale

Rear extensions, dormers and garages often have flat roofs. A felt roof frequently lasts around 15 to 20 years, and standing water, blisters and splits are typical signs of ageing. A buyer can easily miss them, because many can only be seen from an upstairs window.

Signs worth acting on include:

  • Slates or tiles that have slipped or gone
  • Patch repairs that may hide an ongoing problem
  • Flashings that have lifted or split
  • Blistered or split felt on a flat roof

For landlords with property near Bricket Wood station, a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in.

What to check before booking

  • Are they insured for the work?
  • When you’ll get the report
  • What happens after the report arrives
  • Whether the price includes VAT

What a good roof survey covers

The survey, step by step

Every visit follows the same pattern: we listen to what’s been worrying you, look at the roof from every safe viewpoint, take photographs as we go and make notes for the report. It normally takes about 1–2 hours at the house you’re buying, depending on its size and how much of the roof can be seen. In a small place like Waterdale, access is normally the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.

  1. After your offer is agreed, you book and share your timetable.
  2. We arrange access with you, the agent or the seller, including the loft.
  3. We start outside, looking at the roof from the ground and from vantage points.
  4. Inside, we check the roof space and look at the roof from windows.
  5. You get a report with photos and recommendations before you exchange.

Getting ready for the survey

  • Have any paperwork from past roof work to hand
  • Leave side gates unlocked
  • Keep pets in another room

How to book

We confirm the price for your roof before you book, so you know the cost up front. Our price is from £150, including VAT. For a price for your roof, ring 07833 053749 or drop us an email.

What this survey cannot tell you

Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • What’s under the slates, tiles or felt
  • Structural calculations (that is a structural engineer’s job)
  • Whether the price should change, which is between you and the seller

If you’re not sure which survey you need, ring 07833 053749 or email us and we’ll give you a straight answer before you book. What our survey covers.
