How a flat roof survey works in Northaw Valley
Our flat roof survey checks the waterproof covering and every detail around it, from edges and upstands to outlets and rooflights. Felt, asphalt, EPDM, GRP and single-ply PVC or TPO roofs are all part of the work. It suits a small roof over an extension or garage as well as a large one over flats, offices or units. You get a written report with photos and our recommendations. Common reasons to book are edge trims that have lifted or split and failed seals around rooflight kerbs, across GRP fibreglass, upstands and outlets and mastic asphalt.
In a small place like Northaw Valley, a flat roof can stand in the open, which is hard on edges, upstands and joins in the covering. Felt roofs, which often last around 15–20 years, normally show it first. Rubber and GRP last longer, though trims and joints still need a look. Exposed edges are typically the first part of a flat roof to go.
If any part of the flat roof couldn’t be seen safely, we say so in the report. That way, it is clear what was covered and what wasn’t, and what we’d suggest next.

Before and after the survey
These tips come from what we see on roofs every week:
- Check new fixings through the roof are properly sealed
- Check the outlets after the leaves fall
- Keep people off the roof unless they need to be there
- File the paperwork for the roof and any repairs
Landlords, owners and managing agents can keep the report as a dated record of the roof. It’s useful when planning upkeep and setting budgets, and it gives a baseline to compare against next time.
Have the roof surveyed every few years, and after any work that goes through it. You’ll spot changes early and have a record to look back on.

The survey, step by step
The visit has one job: to look at the flat roof as closely as is safe and record what we find. Notes and photos go into the written report. It normally takes about 1–2 hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. Cottages and farmhouses around Northaw Valley often have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can safely be seen.
- We start with the address and, on larger roofs, the roof area and access.
- Inside, we look for signs of water under the roof where we can reach.
- We view the roof from safe positions and never walk on fragile surfaces.
- Each defect is photographed and its likely cause noted.
- You get a report setting out the condition and our recommendations, in order of urgency.
Before we arrive
- Let us know about any leaks, stains or damp patches you know of
- If you are buying, let the agent know when we’re coming
- For a flat or shared roof, check access with the freeholder or managing agent

Related advice
Northaw Valley: your questions answered
Does a conservation area affect roof work in Northaw Valley?
For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you are planning to re-roof in a different material.
Will you come out to Northaw Valley?
We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.
Are you structural engineers?
No. We’re experienced roof surveyors, and visible signs such as sagging are noted, but we do not provide calculations or an engineer’s opinion. The report will say if you need an engineer.
Do you give a life expectancy for the roof?
We do not give a fixed number of years, because it depends on upkeep, weather and how the roof was laid. Our report describes the condition and what needs doing, and when.
Can you survey a flat roof on an office or unit?
Yes. We survey flat roofs on commercial buildings as well as homes. A commercial roof typically takes about 3 to 4 hours on site, longer if it is large or complex, and larger roofs are quoted for their size.
Do you use drones?
Yes, where it applies and safe. We’re a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. Drone inspection is part of the Drone Roof Survey and the Premium Survey, where it applies.
Can you test old roof sheets for asbestos?
Asbestos testing is not part of our survey. Where a roof has materials that might contain asbestos, such as old cement sheeting, the report flags them so a specialist asbestos surveyor can check them.
Flat roof surveys around Northaw Valley
Historic houses like Wyllyotts Manor, about 2.4 miles west, show how far back building in the area around Northaw Valley goes. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates, and flat-roofed additions turn up almost everywhere. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere.
Take a building like St. John's Senior School: ponding and blocked outlets on a wide flat roof are worth catching before the next wet season. The streets around a church like Parish Church of St Thomas A Becket are often among the oldest in a place, and if your house is among the older ones nearby, any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof.

Do you need a flat roof survey in Northaw Valley?
The surface of a flat roof heats up and cools down far more than the rooms below. This constant movement works at laps, seams and board joints, and in time it can open up splits and cracks. Older coverings that have lost their flexibility are the most likely to suffer.
Problems we come across frequently include:
- Loose or cracked edge trims
- Dips that suggest the deck is deflecting
- Cracked or split membrane
- Failed seals around rooflight kerbs
If you run a business near Spires Shopping Centre, a flat roof over a business is out of sight and out of mind until it leaks.

Roof by roof
Mastic asphalt
With age, asphalt can harden and crack with movement. We note where this is happening and how widespread it looks.
EPDM rubber
A rubber roof can last 30 to 50 years, provided its details were done well. We look closely at each of those details.
Why get it checked now?
Most flat roofs are out of sight, so they’re easy to forget. Owners often learn the roof is at the end of its life only when it leaks. Regular surveys mean it will not come as a surprise. In a place like Northaw Valley, a barn or garage roof left to fail puts whatever is inside at risk. It’s worth including them in a survey before a winter does the damage.
A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. The price is always agreed first.
