Flat roof survey in Botany Bay, Greater London
Know where you stand with the flat roof before you decide what to do next. We carry out flat roof surveys in Botany Bay, with photographs and a clear written report.

- Loose or cracked edge trims
- Cracked or split membrane
For landlords and managing agents
If the property is let, the agent or a tenant can let us in. Surveys run seven days a week, which can make access easier.
A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work with less disruption.
About our flat roof survey in Botany Bay
Flat roofs deal with rain in a very different way from pitched ones. Because rain sits on it for longer, a small split, an open seam or a blocked outlet matters more. We check the surface, the falls, the upstands and the edge trims, and we look for signs that water has reached the deck. The aim is to find problems before they show up as a stain on a ceiling. We survey EPDM rubber, upstands and outlets and mastic asphalt, and the problems we’re asked to look at most are standing water left after rain and blocked or damaged outlets.
Offices, shops and blocks of flats across London often have large flat roofs with plant, rooflights and walkways. Every penetration and upstand is a place where a membrane can fail. In Botany Bay, roof access is agreed with the building manager or owner beforehand. Rooflights, plant supports and pipe entries are common places for a membrane to fail.
If any part of the flat roof couldn’t be seen safely, we say so in the report. That way, it’s clear what was covered and what wasn’t.

The survey, step by step
We look at the roof from outside and, where it is relevant and there is safe access, from inside the roof space too. Inside, we look for staining, damp, gaps and signs of movement. All in, the survey usually takes between one and two hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. In Botany Bay, as in much of London, a good many properties are flats or terraces without side access, so the back of the roof is frequently seen from upstairs windows, from inside or, where a flight is allowed, from the air. If the building has a managing agent or access rules, let us know when booking.
- You let us know about the roof, its covering if you know it, and any leaks.
- We check the roof from wherever it can be seen safely.
- The covering, falls, upstands, outlets, edge trims and rooflights are checked and photographed.

Advice
Roof by roof
GRP fibreglass
GRP can crack if the deck beneath flexes or if the resin was laid too thin. We record any cracking and any signs of the deck moving.
Mastic asphalt
Older asphalt can become brittle and crack as the roof moves. We note where this is happening and how widespread it looks.
Botany Bay: your questions answered
Will parking be an issue for a roof survey in Botany Bay?
It depends on the street. If Botany Bay has controlled parking where you are, a visitor permit is the easiest answer.
Is my home in Botany Bay listed or in a conservation area?
The council and Historic England’s list are the places to check. It is worth checking before planning roof work, as both can affect what’s allowed.
Will you fly a drone over my roof?
Where it helps and the rules allow, yes. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and every flight depends on the airspace and the weather.
Can you test old roof sheets for asbestos?
Asbestos testing is not part of our survey. If we see materials that could contain it, such as cement sheets on a building from before 2000, we flag them so a specialist asbestos surveyor can check them.
How soon will I get the report?
Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. Each one is emailed, ready to forward.
Will you check the loft?
Typically, if there is one and it can be reached safely. The roof space can show things the outside can’t, such as damp timbers, staining or daylight.
Do you survey commercial flat roofs?
Yes. Commercial and residential flat roofs are both covered. Expect about 3 to 4 hours on site for most commercial roofs, and larger roofs are quoted for their size.
When to book a survey in Botany Bay
People go onto flat roofs for all sorts of reasons: cleaning windows, fitting aerials or air conditioning, or clearing gutters. Each visit can damage a covering not made for regular foot traffic. New brackets and fixings through the roof are another common source of leaks.
People normally book a survey when they’ve noticed something like this:
- Splits and cracks in the covering
- Blisters and bubbles in the covering
- Failed upstands where the roof meets a wall
- Ponding water that does not drain away
Shop and office owners around Spires Shopping Centre may find that the flat roofs over shops and commercial units are worth checking before a leak, not after.
Questions to ask before you book
- Which parts of the roof they’ll actually see
- Is there a chance to talk the report through?
- Whether you get a written report with photos
- How long the report takes to arrive

Leave it or get it looked at?
Ponding seldom gets better on its own. Most often it means blocked outlets, poor falls or a deck that is dipping, and each wet season wears the covering further. Knowing the cause early gives you more choice over what to do. Any roof job in Botany Bay means planning around parking, neighbours and access. Knowing what’s needed early gives you time to plan it calmly.
One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all inc. VAT. The roof’s size, height and access matter as well.

Flat roofs in Botany Bay
Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. If your home in Botany Bay is one of them, bay roofs, hips and later dormers each have their own details. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises. Forty Hall, about 2.5 miles east, is one of the historic houses in the wider area around Botany Bay. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material.
Botany Bay is in London, so parking needs planning: a visitor permit or a nearby bay makes the day easier, as a space near the door can’t be promised. If you look after a building such as St. John's Senior School, large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly.
