Drone roof survey in Botany Bay, Greater London
Close-up drone photographs of roofs that are hard to reach in Botany Bay, carried out by an experienced roof surveyor. You get a clear written report with photographs.
- Tired mortar and pots at the top of a stack
- Lead work pulling away at abutments
- Moss building up on slopes and in gutters
What we can’t see
A survey is a careful look at the roof, but it cannot do everything. Its limits include:
- Roofs and gardens beyond the one we’re surveying
- Flights in high wind or heavy rain
- A structural engineer’s report
Not sure which survey suits your roof? You can ring 07833 053749 or drop us an email and we’ll tell you before booking. The full list of what we check.

How a drone roof survey works in Botany Bay
From the air, the outer surfaces are clear, but it can’t see under the coverings or into the loft. Where there is safe access, we look in the loft space too, since that’s where leaks and condensation frequently show first. Together, the two give a fuller picture. The report sets out what the drone showed and what we found inside. If there’s no safe loft access, the report says so. If you’ve noticed loose ridge and hip tiles and hidden gutters full of leaves, a survey will tell you what’s going on, on tall and steep roofs, valleys and parapet gutters and fragile roofs alike.
London’s roofs are often hard to see from the street: valley gutters behind parapets, dormers and flat-roofed rear additions. That’s where a view from the air or a thermal camera helps, by showing what cannot be reached safely. The weather decides the day: both drones and thermal cameras need the right conditions. What a thermal image shows is temperature, so anything that looks like moisture is checked with a meter.
With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

FAQs for Botany Bay
Can parking be tricky for a visit in Botany Bay?
In much of London, parking needs planning: a visitor permit or a bay close to the door helps a lot, so mention what’s available when you book.
How do I find out if my home in Botany Bay is listed?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.
Will the drone film my neighbours?
We take care around neighbouring homes. The camera is pointed at your roof, not next door. It is worth telling neighbours about the flight.
Do I have to be there for the survey?
That depends on the survey. For inside areas and the roof space, someone has to give us access, while outside access can be discussed when booking.
Which days do you carry out surveys?
Surveys run seven days a week. To arrange a date, call 07833 053749 or drop us an email.
When does the report arrive?
Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. Each one is emailed.
Can you give me structural calculations?
No. Our survey is not a structural engineer’s report. If we see signs that need an engineer’s opinion, we will recommend one.
Should I look at the roof myself first?
Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it.
Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can point to a blockage or a sagging run.
Tips from our surveys
Here are a few things we’d tell any owner, before and after a survey:
- Mention anything you’ve noticed on the roof
- Share the postcode so we can check for restrictions
- Allow for a change of day in poor weather
- Let neighbours know about the flight if your roof is shared
We email the report to you, with close-up photos from the flight. Findings are set out in plain English, and recommendations are ranked by urgency where that helps.
Do not block the vents at the eaves. Condensation in the loft can damage timbers and insulation, and it is something only an inside check will show. Check insulation doesn’t block the airflow.
What affects the price in Botany Bay
We confirm the exact price before you book. These are the things that affect it:
- The shape of the roof and its details
- Which survey package you book
- The roof’s overall size
- Whether it is a home or a commercial building
Prices start from £400, including VAT. What you pay depends on how big and how high the roof is, access and the package you choose.
Booking your survey
Here’s what helps us most when you contact us:
- What’s prompted the survey
- The kind of building and roof involved
- Any deadline, such as an exchange date
- Photos of the roof, taken safely from ground level or a window
If you are buying, it helps to book soon after your offer is accepted, so there is time to use the report before exchange. Otherwise, simply ring 07833 053749 or use the contact form whenever suits you.
Flying and imaging in Botany Bay
Before any flight, we check the Drone Safety Map for airspace restrictions. The drone we use is under 250g, flown by a CAA-registered operator with a Flyer ID and Operator ID. Open category rules keep flights below 120 m (400 ft) and the drone within sight at all times.
Anyone responsible for a site like St. John's Senior School will know that big roofs are where photos from the air and thermal images show the most at once. Controlled parking zones are common in London, so mention any permit rules for Botany Bay. Forty Hall, about 2.5 miles east, is one of the historic houses in the wider area around Botany Bay. Aerial photos and thermal images let an old roof be checked without anyone disturbing it.

What we look for on each type of roof
Valleys and parapet gutters
Hidden gutters and valleys sit out of sight. From above, we can see the linings, the joints and any debris.
Steep slate and tile slopes
Steep roofs are risky to walk on. From the air, every course of slates or tiles can be seen.
The survey, step by step
Every visit follows the same pattern: we listen to what’s been worrying you, inspect the roof from each safe vantage point, take photos as we go and make notes for the report. Most visits take about 1–2 hours at a typical home, though large, tall or awkward roofs take more time. For a visit in Botany Bay, parking and access are the things to plan: tell us about permits, visitor bays or off-street space, which floor the property is on and how to get into the loft. On the day, the roof is looked at from ground level, from windows, from inside the roof space and from the roof where it is safe.
- You give us the address so we can check the airspace.
- We arrange any permission that’s needed before we fly.
- On the day, we check the weather and the site before flying.
- The sub-250g drone takes close-up photos of the roof, kept in sight throughout.
- Your report arrives by email, with close-up photos and recommendations.
Getting ready for the survey
