How a drone roof survey works in Cockfosters

Drones need reasonable weather. Strong wind or a downpour rules out a flight, because control and safety come first. If the weather turns, we will agree another day. The forecast is checked ahead of the visit and again on the day. Light wind and dry weather give the clearest close-up photos. Waiting for a better day is better than a rushed flight. We survey large and complex roofs, valleys and parapet gutters and tall and steep roofs, and the problems we’re asked to look at most are slates or tiles shifted by high winds and gaps where slates or tiles have gone.

London’s roofs are often hard to see from the street: valley gutters behind parapets, dormers and flat-roofed rear additions. Drone photos and thermal images can show parts of a roof that are hard to reach safely. The weather decides the day: both drones and thermal cameras need the right conditions. Thermal images show surface temperature, not water itself, so findings are checked with moisture readings.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

What we can’t see

A survey is a careful look at the roof, but it can’t do everything. Its limits include:

  • Flying in a flight restriction zone without the airport’s permission
  • Whether the roof structure meets design loads
  • Close-up photos of next door’s property

If you’re not sure which survey you need, ring 07833 053749 or use the contact form and we will give you a straight answer. The full list of what we check.

What this survey covers

  • Valleys and parapet gutters
  • Chimney stacks
  • Fragile roofs
  • Flat roofs on upper floors
  • Large and complex roofs
  • Tall and steep roofs

What happens on the day

It’s useful to start with what’s prompted the survey: a purchase, a leak, a storm, new work or simply peace of mind. It helps us focus on what matters most to you. Most visits take about one to two hours on an ordinary house, with bigger or more complicated roofs taking longer. In a London area like Cockfosters, the main things to sort out are parking and access: let us know about parking, the floor the property is on, any shared entrance and loft access. We then look at whatever is safely visible from the ground, windows, the loft and, where it is safe, the roof itself.

  1. You give us the address so we can check the airspace.
  2. Where a flight restriction zone or restricted area applies, we seek permission first.
  3. We assess the wind, the weather and the surroundings before take-off.
  4. The sub-250g drone takes close-up photographs of the roof, kept in sight throughout.
  5. We email a written report with the photographs and our recommendations.

Before we arrive

  • If you are buying, let the agent know when we are coming
  • Mention any parking restrictions on your street
  • Check we can get to the back of the property

How to book

Our price is from £400, including VAT. What you pay depends on the roof’s size, access and the package, so ring 07833 053749 or send us an email with the details.

Common questions in Cockfosters

How do I find out if my home in Cockfosters is listed?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it is worth checking before planning any.

Is drone flying allowed in Cockfosters?

That depends on where the roof is and on the weather. Across London there are restriction zones around Heathrow, London City and London Heliport, plus restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every London address is checked against them before a flight. Every flight is checked against the Drone Safety Map first. A small drone can’t fly safely in strong wind or heavy rain.

Do you take photos of the roof?

Yes. Photographs are taken throughout the survey, and the report uses them to show each finding.

What happens next?

You receive the written report by email, with photographs and recommendations. You can use it to talk to a seller, an insurer, a roofer or a managing agent, whichever applies.

What will the report tell me?

It sets out what we found, why it matters and what we recommend, backed by photos. It also says if any part of the roof couldn’t be seen safely.

Are you insured?

We are covered by professional indemnity and public liability insurance.

Does someone need to be in?

Someone needs to let us in if we are looking inside or in the loft. We’ll talk about access when you book.

Airspace, weather and Cockfosters roofs

Across London there are restriction zones around Heathrow, London City and London Heliport, plus restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every London address is checked against them before a flight. The drone we use is under 250g, flown by a CAA-registered operator with a Flyer ID and Operator ID. Flights in the open category stay under 120 m (400 ft), with the drone kept in sight.

Wyllyotts Manor, about 3.4 miles north-west, is one of the historic houses in the wider area around Cockfosters. Close-up aerial shots and thermal images let an old roof be checked without anyone disturbing it. Take an older house close to Christ Church: steep roofs, tall chimneys and hidden valleys can be hard to see from the ground, and that is where a view from the air or with a thermal camera helps. Cockfosters is in London, so parking needs planning: let us know about parking bays, permits or a driveway as you book.

How we price drone roof surveys

Prices vary from roof to roof, and it comes down to:

  • Features like valleys, chimneys, dormers and parapets
  • Whether you choose the Basic, Standard or Premium Survey
  • If the survey needs thermal imaging or a drone
  • House, block, shop or office

Drone roof survey starts from £400, including VAT. What you pay depends on the size and height of the roof, how it can be seen safely and the package you choose.

Getting in touch

Getting the details right at the start saves time. Please include:

  • Any deadline, such as an exchange date
  • Any photos you have, taken from the ground or a window
  • How the loft is reached, if there is one
  • What kind of property and roof it is

A quick phone call is normally the easiest start: phone 07833 053749 or email us. You will have a price before anything is arranged.

Rented homes, blocks and businesses

Any of our surveys can be booked by landlords, agents and building managers in Cockfosters. To discuss a property or a block, phone 07833 053749 or send us an email.

Where a roof is shared: access has to be agreed with whoever owns or manages the building. Let us know about it when booking and we will plan the survey around it.

Useful tips for Cockfosters property owners

From years of surveys, a few habits stand out:

  • Expect us to rearrange if it’s too windy or wet
  • Keep a clear space in the garden or drive for take-off
  • Tell next door if the drone will be near their property
  • Shut pets inside while we fly

There’s a follow-up after 12 months with the Premium Survey. It helps you see how the roof has changed over the year, and whether work has done its job.

Have leaves and moss cleared from gutters, valleys and outlets, ideally once the leaves have fallen. On high roofs, leave clearing to a professional. Many leaks start with a blocked outlet.

Checking the roof from ground level

It’s useful to keep a record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry and it will help the survey.

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.
