What a survey costs

All our prices include VAT. What changes the price is:

  • How many separate roofs there are, like extensions, dormers and garages
  • The size of the roof
  • House, block, shop or office
  • Features like valleys, chimneys, dormers and parapets

Simple, low roofs take less time to survey than tall or complicated ones, and the package matters as well. The price is always agreed first.

Booking your survey

A few details help us recommend the right survey and price. When you get in touch, it’s useful to mention:

  • Any deadline, like an exchange date
  • Any photos you have, taken from the ground or a window
  • What made you get in touch
  • Where water is showing inside, if it is

Drone roof survey starts from £400, including VAT. What you pay depends on the roof’s size, access and the package, so call 07833 053749 or drop us an email with the details.

How a drone roof survey works in Potters Bar

Prices start from £400, including VAT. The Premium Survey includes a drone inspection where it applies, along with structural analysis, a same-day report and an in-person consultation. It also includes a follow-up after 12 months. If a drone will not help on your roof, we’ll say so. You get a written report with the close-up photos from the flight. We’re frequently asked to look into flashings that have come away and slipped or missing slates on a high roof, on large and complex roofs, chimney stacks and fragile roofs.

In a town like Potters Bar, the roofs that are hardest to see are frequently on taller buildings, steep slopes or the backs of terraces. A drone can take close-up photos of them, and thermal imaging can show patterns of heat loss or trapped moisture. Both depend on the weather on the day. A typical example is the rear slope over a back addition, which can’t be seen from the street.

The report is written in plain words, so it makes sense without any roofing background. Each point is backed by a photograph where possible.

How it works

Photographs are taken throughout the visit, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available, including by drone where it’s applicable and the weather allows. A typical visit takes roughly 1–2 hours for a house; commercial roofs usually need 3–4 hours. In Potters Bar, parking is rarely complicated, though it’s useful to know about driveways or restrictions. The inspection covers what can be seen safely from outside, from windows and from the roof space, and from the roof itself where it’s safe.

  1. You give us the address and tell us about the roof.
  2. Airspace restrictions are checked and permission sought where needed.
  3. On the day, we check the wind, weather and site before flying.
  4. The drone photographs the roof closely, kept in sight throughout.
  5. You receive a written report with the photos and our recommendations.

Preparing for the visit

  • For flats, check roof access has been agreed
  • Have keys ready for side gates, garages or roof access doors
  • Make sure pets are kept safely away

Potters Bar questions

Do you cover Potters Bar?

We do. The survey and report are the same in Potters Bar as anywhere else.

Is drone flying allowed in Potters Bar?

The answer turns on the exact location and the conditions on the day. Before any flight, we check the Drone Safety Map for airspace restrictions, including zones around airports and prisons. Strong wind or heavy rain also stops a small drone flying.

Is this a RICS survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

Will you go up on the roof?

Only when it is safe. Most of what we need can be seen from safe viewpoints, the loft and, where it applies, a drone, and the report notes anything we couldn’t see.

How quickly is the report sent?

Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. All of them come by email, ready to forward.

Can you tell me if my roof has asbestos?

No. We don’t sample or test for asbestos. Where a material might contain it, such as old cement sheets on a building from before 2000, the report flags it, with a recommendation to have a specialist asbestos surveyor check before it is disturbed.

What happens after the survey?

You receive the written report by email, with photos and recommendations. It’s yours to share with a seller, insurer, roofer or managing agent, whichever applies.

Why act early in Potters Bar

On a tall building, problems are often found only when water comes in. By that stage the damage has spread inside. Looking from above picks up the early signs. In a family home in Potters Bar, a small roof fault lets water into places you can’t see, soaking loft insulation, wall tops and timbers. By the time a stain appears on a ceiling, there is more to put right.

There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. The price for your roof depends on its size, access and what you’d like to know.

Why us?

  • 98% of clients satisfied
  • Independent findings on the roof’s condition
  • A sub-250g drone, flown with a CAA Flyer ID and Operator ID
  • PI and public liability insurance

Drone roof surveys in Potters Bar: local notes

Every flight is checked against the Drone Safety Map first, including zones around airports and prisons. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles, and flat-roofed additions turn up almost everywhere. Steep or complicated roofs are often hard to see from ground level, which is where close-up aerial shots and thermal images help.

If you look after a shop, office or commercial unit, for instance near Spires Shopping Centre, large commercial roofs are frequently easiest to see from above or with a thermal imager. Wyllyotts Manor lies about 0.4 miles west, so building around Potters Bar goes back a long way. Close-up aerial shots and thermal images let an old roof be checked without anyone disturbing it. The streets around a church such as St. Mary's Church are frequently among the oldest in a place, and if yours is one of the older homes nearby, older roofs can be steep and hard to see from the street, which is where photos from the air and thermal images help.

Roof by roof

Large commercial roofs

Large commercial roofs cover a lot of ground. A drone photographs the whole surface methodically, so nothing is skipped.

Steep slate and tile slopes

Widespread slipping on slate normally means nail fatigue. Close-up photos show how widespread it is.

Tips that help

Most of what helps is simple and safe from ground level. A few suggestions:

  • Tell next door if the drone will be near their property
  • Make sure there’s room outside for the drone to take off
  • Be ready to move the date if the weather turns
  • Move stored items away from the hatch

The Premium Survey includes an in-person consultation to go through what the drone showed. It’s a chance to ask about anything in the report.

Don’t block the vents at the eaves. Condensation in the loft can damage timbers and insulation, and it’s something only an inside check will show. Make sure insulation does not block the airflow.
