Gutter surveys in Botany Bay

What we do, step by step

We do not take risks to get a closer look. We inspect everything that’s safely in view, and if part of the roof can’t be seen, the report says so. The survey usually takes roughly 1–2 hours on an ordinary house, and longer for a large or complex roof. London terraces rarely offer a view of the whole roof from one spot, so a visit in Botany Bay moves between viewpoints: the pavement, upstairs windows, the loft and any safe spot at the back. Shared stairs or a basement flat? Let us know who holds the keys.

  1. We start by hearing about any drips, overflows or damp patches.
  2. The eaves gutters, downpipes and fascias are looked at from the ground and vantage points.
  3. Valley, parapet and box gutters are inspected as far as they can safely be seen.
  4. We look in the roof space, where there is safe access, for signs of water getting in.
  5. You get a photo-illustrated written report and recommendations.

Getting ready for the survey

Gutter survey in Botany Bay

This survey covers rainwater above ground: gutters, outlets, hoppers, downpipes and overflows. It isn’t a CCTV drain survey, so we can’t see inside underground pipes. If the problem looks like a blocked or broken drain below ground, we’ll say so in the report, with a suggestion to book a separate drain survey. Anything we find above ground, such as a split hopper or a leaking downpipe, is photographed and recorded. We survey parapet and box gutters, fascias and soffits and outlets and hoppers, and common reasons people get in touch are sagging gutters and loose brackets and water backing up from a hidden gutter.

Victorian and Edwardian terraces are found right across London, many with Welsh slate roofs, shared chimney stacks and parapet or valley gutters. Good slates can last over a hundred years, yet the nails often give out first and let slates slip. Homes in Botany Bay are no exception. Shared chimney stacks and the lead around them are just as important to check.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

Landlords, agents and block managers in Botany Bay

Freeholders and residents’ companies use a roof report to plan and budget.

Businesses and commercial landlords can book us too. Larger roofs take longer.

Common questions in Botany Bay

Can parking be tricky for a visit in Botany Bay?

It depends on the street. Where there are permit zones, a visitor permit or nearby pay-and-display bay works well.

I let a flat near Crews Hill station. Can you check the roof?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. Just phone 07833 053749 or use the contact form with the details, and we’ll talk through which survey suits.

Is a CCTV drain survey included?

No. Our gutter survey covers rainwater above ground, from the gutters to the bottom of the downpipes. Where a below-ground drain seems to be the problem, we’ll tell you.

I live in a flat. Can you survey the roof?

Yes, once access has been agreed. Roofs over flats are often shared, so the building owner or managing agent needs to agree access. We inspect only the parts we are allowed to reach.

How long will you be on site?

For a house, expect about 1–2 hours on site, and longer for larger or complex roofs.

How many surveys have you done?

Over 20 years and more than 5,000 surveys.

Do you look in the loft space?

Where it is relevant to the survey and there’s safe access, yes. Please clear anything stored under the hatch.

Signs you need a gutter survey in Botany Bay

Sometimes a gutter struggles with the area of roof draining into it. Added roof area from an extension can load an older gutter and the weakness shows in a heavy downpour.

Look out for signs like these:

  • Downpipes that are split or coming away
  • Overflowing eaves gutters
  • Hoppers and outlets full of debris
  • Gutters that have fallen out of line

Anyone responsible for a site like St. John's Senior School will know that a written record of a large roof helps plan work for the holidays rather than in term time.

Questions to ask before booking

  • Whether the price includes VAT
  • Is there a chance to talk the report through?
  • Whether you get a written report with photos
  • Whether the inside of the roof is included

What a good roof survey covers

Different roofs, different checks

Cast iron gutters

Cast iron tends to fail at the joints and fixings. Cracks, rust and leaks are recorded as far as we can see them.

Fascias and soffits

Overflowing water stains soffits and rots timber. They’re looked at as part of the survey.

Gutter surveys around Botany Bay

Forty Hall, about 2.5 miles east, is one of the historic houses in the wider area around Botany Bay. Older roofs in the wider area can hide decades of patch repairs, so the detail matters. Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first.

Living close to Trent Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn. Shop and office owners around Spires Shopping Centre may find that a dated report on the roof is useful for planning and for any lease discussions.

How we price gutter surveys

When we price a survey, we consider:

  • Whether it is a home or a commercial building
  • How tall the building is and how easy the roof is to see
  • How complicated the roof is, with its valleys, chimneys and parapets
  • How big the roof is

Thermal imaging and drone inspection (where applicable) come with the Premium Survey, which starts from £400, with VAT included. We’ll tell you which package suits the questions you have.

Booking your survey

To price your survey accurately, we’ll ask about:

  • The address and postcode of the property
  • The reason for the survey, like buying, a leak or storm damage
  • When you need the report by
  • Anything about access we should know

Unsure which package suits your roof? It’s easiest to call 07833 053749 or send us an email and describe the roof and why you want it surveyed. We’ll explain the options and the price.

Why get it checked now?

Going up a ladder to check your own gutters carries real risk. From the ground you can spot drips and overflows, but valleys, parapets and box gutters are hard to see. Our survey covers whatever is safely visible and records it with photos. In Botany Bay, as in much of London, water from a roof defect can reach a neighbour’s home as easily as yours: failed flashings and blocked valley gutters can send water into more than one home. Finding it early keeps the work smaller.

For a price for your roof in Botany Bay, phone 07833 053749 or send us an email and let us know about the roof. We will confirm the figure before booking.
