Before and after the survey

You do not need to be a roofer to help. What helps most:

  • Have overhanging branches cut back
  • Check from the ground or a window, not a ladder
  • Look out for overflows when it pours
  • Don’t leave hidden gutters out of a clear-out

For let and shared buildings, the report can go on file to help plan maintenance. Photos make it easier to explain the work to owners, tenants or contractors.

Have your gutters cleared at least once a year, and more often if trees overhang the roof. Late autumn, after the leaves have fallen, is a sensible time. Clean gutters can do their job.

Gutter surveys for homes and businesses in Oakwood

Your gutters take the rain from the roof and lead it away from the walls. When they block, leak or lose their fall, the water goes where it shouldn’t, often down the brickwork or into the building. We check the full rainwater system above ground, including gutters, valleys, outlets, hoppers and downpipes. You get a written report with photos. Common reasons to book are leaks at the gutter joints and valley or box gutters that overflow inside, on downpipes, eaves gutters and fascias and soffits.

London has a great many flats in converted houses and purpose-built blocks, where the roof is usually a shared part of the building. Landlords, managing agents and residents’ companies need to know what condition it is in and what work is coming up, in Oakwood as anywhere. Leaks from a shared roof rarely affect just one home. With a written report and photos, everyone can plan from the same facts.

What you get is a clear record of the gutter on the day we saw it. That makes it useful now and a handy reference later.

Common questions in Oakwood

Can parking be tricky for a visit in Oakwood?

It rarely stops a survey, but it is worth planning. Let us know the parking rules on your street and we will work around them.

How do I find out if my home in Oakwood is listed?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Will you walk on the roof?

Only if it’s safe. We inspect whatever is safely visible: from the ground, from windows and vantage points, from the loft space, from the roof itself where safe and by drone where it applies. Anything we can’t see is noted in the report.

Can you survey a shared roof?

Yes, as long as access is agreed. Roofs over flats are frequently shared, so whoever owns or manages the building needs to agree access. We inspect only the parts we are allowed to reach.

Do you test soffits or gutters for asbestos?

No. We don’t carry out asbestos testing. Where gutters, downpipes or soffits could be asbestos cement, we flag them so a specialist asbestos surveyor can check before any work.

Will you photograph what you find?

Yes. The report includes photos of what we found, so you can see exactly what each finding refers to.

How experienced are you?

We have been surveying roofs for over 20 years and have carried out more than 5,000 surveys across London and the South East.

What affects the cost of gutter surveys

Every roof is different, so prices are confirmed before booking. This is what makes a difference:

  • Features like valleys, chimneys, dormers and parapets
  • The package you choose: Basic, Standard or Premium
  • Roof area
  • If the survey needs thermal imaging or a drone

Prices start from £150, including VAT, for a Basic Survey. Standard is from £250 and Premium from £400. We confirm the price for the job before booking.

Helping us price your survey

To price your survey accurately, we’ll ask about:

  • Where the property is, with the postcode
  • The reason for the survey, like buying, a leak or storm damage
  • How the loft is reached, if there is one
  • Any deadline, such as an exchange date

Once you know what you need, call 07833 053749 or use the contact form. From there it’s a case of choosing a package, agreeing the price and fixing a day, weekday or weekend.

Honest limits

In fairness, there are limits to any roof survey:

  • What’s hidden inside a downpipe
  • The inside of buried drains
  • What’s behind fascias and inside walls

If in doubt, call 07833 053749 or email us and we’ll recommend the right survey before you book. What a survey covers and does not.

What we check

  • Fascias and soffits
  • Parapet and box gutters
  • Outlets and hoppers
  • Downpipes
  • Eaves gutters
  • Valley gutters

Rented homes, blocks and businesses

If you own several properties, you can book surveys for several addresses. To arrange surveys for several addresses, call 07833 053749 or send us an email with the addresses.

We also survey roofs for businesses and commercial landlords, from shops and offices to industrial units. Bigger roofs take more time.

Why act early in Oakwood

Going up a ladder to check your own gutters carries real risk. From ground level you can spot drips and overflows, but valleys, parapets and box gutters are hard to see. We inspect as far as it is safe to see and put it in writing. In Oakwood, as across London, an overflowing gutter soaks the wall below. A small blockage left for a few winters becomes a damp problem.

Prices start from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included.

Why us?

  • An independent look at the roof
  • Insured for professional indemnity and public liability
  • More than 5,000 surveys completed
  • Thermal imaging and drones used where they help

How it works

We photograph the roof as we go, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available, including by drone where it’s applicable and the weather allows. Most surveys take between one and two hours for most homes, and longer where there are parapet, valley or box gutters to follow. Surveys in Oakwood can be booked for any day of the week. It helps if you can point us to a visitor permit or a nearby bay. Upstairs rooms at the back are useful too, as they often give the best view of a rear addition.

  1. We agree which parts of the building you’re most worried about.
  2. Each gutter run is checked for blockages, sags and leaking joints.
  3. We check the outlets, hoppers, downpipes and any overflows.
  4. Fascias, soffits and the walls below are looked at for signs of overflow.
  5. You get photos and written recommendations, prioritised where relevant.

Getting ready for the survey

  • Let us know about parking before the day
  • For a flat or shared roof, check access with the building owner or managing agent
  • Leave side gates unlocked

Photos help, if you have them. Pictures from the ground or a window are fine. To send them or to book, phone 07833 053749 or use the contact form.

Gutter surveys in Oakwood: local notes

Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, often with hipped roofs of clay or concrete tiles. If your home in Oakwood is one of them, bay roofs, hips and later dormers each have their own details. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. Forty Hall, about 3.1 miles north-east, is one of the historic houses in the wider area around Oakwood. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material.

If your home is one of the older ones in the streets near St Thomas's Church, its roof may have old fixings, lead flashings and chimneys that need a closer look. If you look after a building such as Wolfson Hillel Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. Shop and office owners around Grand Arcade may find that a dated report on the roof is useful for planning and for any lease discussions.
