Gutter survey in Northaw Valley: what you get

Some gutters are easy to see from the street but plenty of gutters are tucked away. Valley, parapet, box and secret gutters can send water indoors when they overflow. We inspect them as far as it’s safe to see them using vantage points, the loft space and the roof itself where safe. Many leaks indoors start at a hidden gutter. If you’ve noticed dripping or leaking gutter joints and rotten fascias or stained soffits, a survey will tell you what’s going on, on fascias and soffits, downpipes and eaves gutters alike.

Somewhere as small as Northaw Valley, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. We report on everything that’s safely in view, and thatch is a specialist material. On older roofs, it’s typically the chimneys and lead flashings that need work first.

We write the report in plain English, so it makes sense without any roofing background. Each point is backed by a photo where possible, and recommendations are put in order of urgency where relevant.

DIY checks: what’s safe

You can learn a lot from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can point to a blockage or a sagging run.

Practical tips

You do not need to be a roofer to help. What helps most:

  • Look out for overflows when it pours
  • Check from ground level or a window, not a ladder
  • Watch for green marks down the brickwork
  • Keep climbers away from the eaves

After any work is done, watch the gutters in the next heavy rain. Rain should flow to the outlets and down the downpipes, and if it doesn’t, raise it with whoever did the job.

Get trees and climbers near the eaves trimmed back using someone with the right kit. Fewer leaves in the gutters means fewer blockages.

When to book a survey in Northaw Valley

Overflowing gutters in a downpour are a common reason to book. Others spot damp patches, ceiling stains or green marks on the walls. The survey helps pin down the source before more damage is done.

Most people get in touch when they’ve noticed one of these:

  • Brackets that have dropped or snapped
  • Overflowing valley or parapet gutters
  • Leaves and moss blocking gutters
  • Leaking or loose downpipes

If you run a business near Spires Shopping Centre, a roof report helps plan work around trading rather than after a leak.

  • Whether VAT is in the quoted price
  • Is there a chance to talk the report through?
  • Their drone registration, if they fly one

Your questions about gutter surveys in Northaw Valley

Will you come out to Northaw Valley?

Yes, Northaw Valley is covered. We cover the whole of London and South East England, from towns to the smallest villages. Longer journeys are simply planned ahead of time.

Can a landlord with a rental near Crews Hill station book a roof survey?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can call 07833 053749 or drop us an email with the address and what you need, and we’ll talk through which survey suits.

Will you look at parapet and box gutters as well?

Yes, where it is safe to see them. We use the ground, windows, the loft space and the roof where it is safe and a drone where applicable.

What’s the price of a gutter survey?

Prices start from £150, including VAT. The price depends on the size of the building and how easy the gutters are to see. To get a price, ring 07833 053749 or drop us an email.

How long does a gutter survey take?

A visit typically takes about one to two hours for most homes, and longer where there are parapet, valley or box gutters to follow. We will give you an idea when you book.

Does someone need to be in?

If the survey includes the loft or the inside of the building, someone needs to let us in. Access is agreed with you when booking.

What happens after the survey?

We email you the written report with photographs and recommendations. It’s yours to share with a seller, insurer, roofer or managing agent, whichever applies.

What happens on the day

Photos are taken throughout the visit, so you can see in the report what we found and where. We take close-ups from wherever is safe, including by drone where it is applicable and the weather allows. Most surveys take about one to two hours for most homes, and longer where there are parapet, valley or box gutters to follow. For a village or hamlet like Northaw Valley, the journey is planned ahead of time: tell us about narrow lanes, gates, long drives and where we can park. The roof is looked at from the ground, from windows, from the loft where there is safe access and from the roof where it’s safe.

  1. You tell us where you’ve seen overflows, drips or damp.
  2. We walk round the building and check the gutters, downpipes and fascias from the ground.
  3. Valleys, parapets and box gutters are inspected where they can be seen safely.
  4. Where it is safe, we check the loft for signs of water.
  5. A photo-illustrated written report and recommendations follows.

Preparing for the visit

Advice

What a gutter survey looks like in Northaw Valley

Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates, and flat-roofed additions turn up almost everywhere. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. With Wyllyotts Manor about 2.4 miles west, Northaw Valley sits in an area with a long building history. If your house is among the older ones, expect a mix of original materials and later repairs on the roof.

Take an older house close to Parish Church of St Thomas A Becket: the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. If you look after a building such as St. John's Senior School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

What we cannot see

In fairness, a roof survey has limits:

  • What’s behind fascias and inside walls
  • Blockages deep inside downpipes
  • The inside of buried drains

If you’re not sure which survey you need, phone 07833 053749 or drop us an email and we’ll give you a straight answer before booking. What a survey covers and doesn’t.

Roof types and parts we check

  • Downpipes
  • Valley gutters
  • Parapet and box gutters
  • Eaves gutters
  • Fascias and soffits
  • Outlets and hoppers

What we look for on each type of roof

Lead-lined valley and parapet gutters

Lead linings are common in valleys and parapet gutters on older houses. Splits and failed joints in the lead can let water straight in.

Cast iron gutters

Cast iron gutters and downpipes are found on many older buildings. They last well when painted, but rust where the paint fails.
