Gutter survey in Potters Bar: what you get
Owners get in touch after seeing an overflow, finding damp or planning ahead for winter. Landlords and managing agents use the report to plan upkeep, and some buyers want the rainwater system checked before exchange. The survey and report follow the same steps whatever the reason, with photos and written recommendations. Visits can be on weekdays, Saturdays or Sundays. We’re often asked to look into cracked or loose downpipes and overflowing valley or parapet gutters, across fascias and soffits, downpipes and eaves gutters.
Potters Bar mixes older houses, often slate or clay tiled, with newer estates, many of them with concrete tiles. Chimneys on older houses may be redundant, capped or leaning, and their lead flashings still need to be sound. Newer homes have fewer chimneys but their own weak points at ridges, verges and gutters.
The report records the gutter as we found it on the day. That makes it useful now and a handy reference later, for example when you want to check whether anything has changed.

What a gutter survey does not cover
It helps to know what a survey will not do before booking:
- Asbestos testing of old gutters, downpipes or soffits
- Blockages deep inside downpipes
- Parts of gutters that cannot be seen safely

What we check
- Eaves gutters
- Fascias and soffits
- Downpipes
- Outlets and hoppers
- Parapet and box gutters
- Valley gutters
How it works
The aim of the visit is simple: to see as much of the gutter as can be seen safely and record it clearly. Everything we note and photograph goes into the written report. It usually takes between one and two hours for most houses, with bigger or more complicated roofs taking longer. In Potters Bar, many roofs join a neighbour’s, so shared parts are looked at as far as they can be seen from your property. It helps to know about previous repairs, leaks or recent work.
- First, you tell us what you’ve seen, like overflows or damp.
- The eaves gutters, downpipes and fascias are looked at from ground level and vantage points.
- Any valley, parapet or box gutters are looked at as far as safe access allows.
- We look in the roof space, where there’s safe access, for signs of water getting in.
- You get a report with photographs and recommendations.

Potters Bar homes and their roofs
Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles, with flat-roofed extensions, dormers and garages common everywhere. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. Wyllyotts Manor, about 0.4 miles west, is one of the historic houses in the wider area around Potters Bar. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area.
Anyone responsible for a site like Ladbrooke Junior Mixed and Infant School will know that a written record of a large roof helps plan work for the holidays rather than in term time. Shop and office owners around Spires Shopping Centre may find that knowing the roof’s condition lets you budget for work rather than pay for emergencies.

DIY checks: what’s safe
Your own check is a good start, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are frequently out of sight, and those are details a survey looks at closely.
Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.
Useful tips for Potters Bar property owners
Most of what helps is simple and safe from ground level. Our suggestions:
- Note any damp stains below the gutters
- Look for downpipes coming loose
- Check the loft with care after heavy rain
- Have overhanging branches cut back
If we think the problem lies underground, we will say so, so a drain survey can be arranged. Anything else we notice on the roof, as far as we can see it, is noted too.
Have overhanging branches and climbing plants cut back from the roof by someone who can do it safely. Less debris means fewer blocked outlets.
Why get it checked now?
A dripping joint or sagging bracket won’t get better on its own. Each heavy rain puts more water where it shouldn’t be on the walls, the fascias and sometimes the rooms inside. Getting it surveyed now shows what needs attention first. Roof faults found early can be planned for, whereas a leak tends to force the timing on you.
The Premium Survey includes thermal imaging and drone inspection where it applies, from £400 inc. VAT. We can help you choose the package that fits what you want to find out.

Common roof problems in Potters Bar
Hidden gutters are frequently lined with lead or another sheet covering. When a lining splits or an outlet blocks, the water can come inside as there’s nowhere harmless for it to go. Lead linings can also be stolen.
A survey can pick up problems like:
- Soffits marked by water
- Water backing up from a hidden gutter
- Gutters packed with leaves or moss
- Leaking or loose downpipes
Take an older house close to St. Mary's Church: the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.
