About our gutter survey in Monken Hadley

We carry out gutter surveys in Monken Hadley as part of our cover across London and South East England. We inspect everything we can see safely from the ground, windows, the roof space and the roof where it’s safe. A visit typically takes about 1–2 hours for most homes, and longer where there are parapet, valley or box gutters to follow. Afterwards, you get a written report with photos and recommendations. We survey outlets and hoppers, fascias and soffits and eaves gutters, and the problems we are asked to look at most are valley or box gutters that overflow inside and blocked outlets and hoppers.

London has a great many flats in converted houses and purpose-built blocks, where the roof is usually a shared part of the building. Whoever looks after the building needs a clear picture of the roof, chimneys and gutters. A defect on a shared roof can reach more than one flat. A report gives everyone the same picture to plan from, with photographs.

The written findings come by email, ready to forward to whoever needs them. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

What we can’t see

Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • The inside of buried drains
  • Confirming asbestos in older rainwater goods
  • Parts of gutters that cannot be seen safely

If in doubt, phone 07833 053749 or drop us an email and we will point you to the right survey. The full list of what we check.

What this survey covers

  • Parapet and box gutters
  • Valley gutters
  • Outlets and hoppers
  • Downpipes
  • Fascias and soffits
  • Eaves gutters

Before and after the survey

Getting the most from a gutter survey starts before we arrive and carries on afterwards. Tips:

  • Note any damp stains below the gutters
  • Keep climbers away from the eaves
  • Look for new stains on ceilings below valleys after rain
  • Check from ground level or a window, not a ladder

How quickly the report arrives depends on the package: within 48 hours for Basic, 24–48 hours for Standard and the same day for Premium. It is sent to you by email as soon as it is ready.

Have overhanging branches and climbing plants cut back from the roof using someone with the right kit. Less debris means fewer blocked outlets.

Can I check my roof myself?

Watch the gutters in a downpour, from a window or the ground. Overflowing water can be a sign of a blockage or a gutter that has dropped.

Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.

Landlords, agents and block managers in Monken Hadley

Surveys can also be booked by buyers’ agents acting for a client. The report is emailed, so it can go straight to your client.

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, putting the urgent items at the top.

Common questions in Monken Hadley

Is parking a problem for a survey in Monken Hadley?

Parking in Monken Hadley, as in most of London, takes a little planning: a visitor permit or a bay close to the door helps a lot, so mention what’s available as you book.

Can a landlord with a rental near Hadley Wood station book a roof survey?

Yes, that is a common request. Let us know whether a tenant or an agent will let us in, and we can send the report to you or your agent.

How do I arrange a gutter survey in Monken Hadley?

It is easiest to call 07833 053749 or send us an email. Let us know the address and a little about the roof. Surveys run on weekdays and at weekends.

Can you inspect my roof with a drone?

Where it’s applicable and safe, yes. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). It is included in the Drone Roof Survey and, where applicable, the Premium Survey.

Do you take photos of the roof?

Yes. We photograph the roof as we go, and they go into the written report.

Do you survey underground drains?

No, we don’t carry out CCTV drain surveys. The survey covers gutters, outlets, hoppers, downpipes and overflows and flags signs of a drain problem.

Could my damp wall be caused by the gutters?

Overflowing gutters often lead to damp walls, and we check for exactly that. If the cause looks like something else, the report says so as far as we can tell from what’s visible.

What a survey costs

Several things affect the price of a survey:

  • How many separate roofs there are, such as extensions, dormers and garages
  • Height and safe access
  • Which survey package you book
  • If the survey needs thermal imaging or a drone

The Premium Survey includes thermal imaging and drone inspection where applicable, which starts from £400, including VAT. We can help you choose the package that fits what you’d like to know.

Getting in touch

To price your survey accurately, we’ll ask about:

  • What’s prompted the survey
  • Dates you are working to, such as exchange
  • Any stains, drips or damp patches you’ve seen indoors
  • Photos of the roof, taken safely from the ground or a window

To book a survey, call 07833 053749 or send us an email with the address and what you’d like to know about the roof. We’ll confirm the price before you book.

Gutter surveys around Monken Hadley

Wyllyotts Manor, about 2.4 miles north, is one of the historic houses in the wider area around Monken Hadley. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first. Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. If your home in Monken Hadley is one of them, bay roofs, hips and later dormers each have their own details. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

If you look after a building such as Monken Hadley CofE Primary School, large buildings have long gutter runs and big roofs that need checking like any other. For businesses in and around places such as Spires Shopping Centre, a dated report on the roof is useful for planning and for any lease discussions. If you live near a park such as King George's Fields (Monken Hadley), or anywhere with mature trees, autumn leaves can block gutters and valleys, and an overflowing gutter soon means a wet wall.

What we do, step by step

After the inspection, everything we found is written up in a report with photos. On timing, most surveys take roughly 1–2 hours for most homes, and longer where there are parapet, valley or box gutters to follow. Many London properties are flats or terraces with no side access, so the back of the roof is frequently seen from upstairs windows, from inside or, where a flight is allowed, from the air. Mention any building rules, key holders or managing agents when you book.

  1. First, we agree the areas to focus on.
  2. We look along each run for debris, sagging and drips.
  3. We check the outlets, hoppers, downpipes and any overflows.
  4. Fascias, soffits and the walls below are looked at for signs of overflow.
  5. You get photos and written recommendations, prioritised where relevant.

Preparing for the visit

  • Agree roof access with the managing agent if it is shared
  • Move anything stored under the loft hatch
  • Make sure pets are kept safely away
