What a chimney survey looks like in Monken Hadley

The wider area around Monken Hadley has a long history of building, with Wyllyotts Manor about 2.4 miles north. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first. Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

Trees in and around King George's Fields (Monken Hadley) shed leaves that can end up in nearby gutters, so outlets and downpipes are worth watching. If yours is one of the older homes in the streets near Parish Church of St Mary the Virgin, old fixings, lead flashings and tall chimneys are typical of older roofs.

About our chimney survey in Monken Hadley

We inspect chimneys from wherever they can safely be seen: from ground level, from windows and vantage points, and from the loft where there is access. A drone inspection is part of our Premium Survey where applicable. If we can’t see part of the stack, the report makes that clear. Each defect is recorded with a photo and a plain description. We survey shared and party-wall stacks, lead flashings and brick chimney stacks, and people most frequently book us about pots or cowls that look unsafe and redundant stacks capped without ventilation.

London has a great many flats in converted houses and purpose-built blocks, where the roof is normally a shared part of the building. Whoever looks after the building needs a clear picture of the roof, chimneys and gutters, in Monken Hadley as anywhere. A defect on a shared roof can reach more than one flat. With a written report and photographs, everyone can plan from the same facts.

Report times depend on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

Tips from our surveys

Getting the most from a chimney survey starts before we arrive and carries on afterwards. Tips:

  • Use a Gas Safe registered engineer for gas appliances
  • Check unused flues are capped with ventilation
  • Glance at the stacks from the street now and then
  • Use the report as a baseline for future checks

You get the report by email and can pass it to whoever does the work. We use plain English and a photo for each defect, so it is easy to follow.

Keep an eye on chimney breasts for new damp patches. The sooner damp is spotted, the easier the cause is to find.

What happens on the day

Where it is relevant and can be reached safely, the roof space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. The whole visit usually takes about one to two hours on an ordinary house, with bigger or more complicated roofs taking longer. From the street, a London terrace normally shows only its front slope or parapet, so a visit in Monken Hadley moves between viewpoints: the pavement, upstairs windows, the loft and any safe spot at the back. Shared stairs or a basement flat? Tell us who holds the keys.

  1. First you let us know about the chimneys, any damp on the chimney breasts and any worries.
  2. Each chimney is viewed from wherever it can safely be seen.
  3. We check and photograph the pots, cowls, flaunching, pointing and flashings.
  4. Where there is safe access, we check the stack in the loft and the chimney breasts for damp.
  5. The findings are written up with photographs and recommendations and emailed to you.

Before the survey

  • Check we can get to the back of the property
  • Move anything stored under the loft hatch
  • Find any records of previous roof work

FAQs for Monken Hadley

Is parking a problem for a survey in Monken Hadley?

It can be, so it’s useful to tell us about permits, visitor bays or off-street space when booking. The visit is then planned around what’s available.

I let a flat near Hadley Wood station. Can you check the roof?

Yes, that is a common request. Let us know whether a tenant or an agent will let us in, and we can send the report to you or your agent.

How experienced are you?

Over 5,000 surveys so far, across 20+ years of surveying roofs.

Will I get photos?

Yes, plenty. Pictures sit next to the findings they show, which makes the report easy to follow.

How do you inspect a chimney without scaffolding?

We use safe viewpoints rather than climbing onto the stack. Where applicable, our Premium Survey adds a drone inspection for a closer view. Any area we couldn’t view is noted.

Can you survey in bad weather?

It can, depending on the survey. Drone flights need calm, dry weather, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. If the conditions are not right, we’ll talk to you about another date.

How much is a survey?

Our price is from £150, including VAT. What you pay for your roof depends on its size, height, access and the package.

Prices for chimney surveys in Monken Hadley

Our packages start from £150, with VAT included. The price for your roof depends on:

  • Whether it’s a home or a commercial building
  • The shape of the roof and its details
  • If the survey needs thermal imaging or a drone
  • Roof area

Thermal imaging and drone inspection (where it applies) come with the Premium Survey, from £400 inc. VAT. We can help you choose the package that fits what you want to find out.

What we need to know

If you can, have these to hand when you contact us:

  • Your postcode, so we can check access and travel
  • Pictures from the garden or a window, if you have them
  • Any deadline, such as an exchange date
  • The reason for the survey, such as buying, a leak or storm damage

We confirm the price for the job before booking, so you know where you stand. Prices start from £150, including VAT. To book, ring 07833 053749 or email us.

How the survey changes by roof type

Rendered stacks

Some stacks are rendered, which can hide the condition of the brickwork beneath. We look for cracks, hollow areas and staining.

Lead flashings

Over time, lead can lift or come away from the brickwork. Any loose or split flashings are recorded.

Do you need a chimney survey in Monken Hadley?

Stacks that were used for open fires for many years can weaken from the inside. Mortar can deteriorate unevenly from flue gases and moisture, which can make a stack lean.

Most people get in touch after spotting something like this:

  • Signs that a stack is leaning
  • Unused flues sealed without airflow
  • Damp patches on chimney breasts
  • Cracked or missing flaunching

If you look after a shop, office or commercial unit, for instance near Spires Shopping Centre, a dated report on the roof is useful for planning and for any lease discussions.

What to check before booking

  • Which limits apply to the survey
  • How they plan to inspect the roof safely
  • Whether the loft is part of the inspection
  • What the report includes, and whether it has photos

What to expect from a roof survey

When you need someone else

Before you book, it is worth knowing what a survey won’t do:

  • Hidden damage within the stack
  • Structural calculations for a leaning stack
  • Gas safety checks, which need a Gas Safe registered engineer

If in doubt, call 07833 053749 or send us an email and we will recommend the right survey. The full list of what we check.
