Independent chimney surveys in Bentley Heath

Chimney surveys for homes and businesses in Bentley Heath

Many homes have chimneys that are no longer used. Even when it isn’t used, a stack has to stay weathertight. If it has been capped without ventilation, damp can build up inside it. Our survey looks at how each unused stack has been capped and checks the breasts for damp. You get photos of each stack and our recommendations. We are often asked to look into damaged chimney pots and cowls and frost-damaged brickwork on the stack, across brick chimney stacks, chimney breasts and flaunching.

Victorian and Edwardian terraces are found right across London, many with Welsh slate roofs, shared chimney stacks and parapet or valley gutters. Good slates can last over a hundred years, yet the nails often give out first and let slates slip. Homes in Bentley Heath are no exception. Lead flashings and shared chimney stacks on these houses need a close look too.

Nothing in the report is left vague: if work is needed, the report says so clearly, along with how urgent it is.

Your questions about chimney surveys in Bentley Heath

Does a conservation area affect roof work in Bentley Heath?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you are planning to re-roof in a different material.

Will parking be an issue for a roof survey in Bentley Heath?

It rarely stops a survey, but it’s worth planning. Let us know the parking rules on your street and we will work around them.

Will you photograph what you find?

Yes. The report includes photographs of what we found.

Is it a structural engineer’s report?

No. Visible signs such as deflection or sagging are recorded, but we don’t provide calculations or an engineer’s opinion. The report will say if you need an engineer.

Are you insured?

Every survey is covered by professional indemnity and public liability insurance, and we can provide details if a managing agent needs them.

Do you cover Bentley Heath?

Yes. Our area covers London and South East England, Bentley Heath included.

How much does a chimney survey cost in Bentley Heath?

Prices start from £150, including VAT. We confirm the price for the job before you book, and it depends on the roof’s size, access and the package you choose. To get a price, call 07833 053749 or send us an email.

Practical tips

You do not need to be a roofer to help. What helps most:

  • File photos of the stacks with your home records
  • Make sure unused flues are capped with ventilation
  • Note any damp on chimney breasts and when it appears
  • Glance at the stacks from the street now and then

If anything in the report is not clear, just ask us. The Standard Survey includes a follow-up consultation and the Premium Survey an in-person consultation.

Have aerial and dish brackets on the stack checked, and moved if they’re working it loose. Removing unused fixings takes strain off the brickwork.

What we’re asked to look at in Bentley Heath

TV aerials, satellite dishes and their brackets are frequently fixed to chimneys. Their weight and the wind on them can loosen bricks and pointing. Any fixings on the stack are checked and recorded.

Here are some of the things we see frequently:

  • Staining on walls around the chimney
  • Pots or cowls that look unsafe
  • Spalled or crumbling bricks
  • Flashings pulling away from the stack

If you look after a shop, office or commercial unit, for instance near Spires Shopping Centre, knowing the roof’s condition lets you budget for work rather than pay for emergencies.

Before you book anyone

  • How they’ll see the roof: from the ground, the loft, the roof or by drone
  • What they will not be able to tell you
  • What the report includes, and whether it has photos
  • Whether the roof space is looked at, where there is one

What a good roof survey covers

What this survey can’t tell you

Before booking, it’s worth knowing what a survey will not do:

  • The inside of the flue, which needs a sweep or flue specialist
  • A structural engineer’s assessment
  • Checks on boilers, fires or their flues

If you are not sure which survey you need, ring 07833 053749 or email us and we will give you a straight answer. What our survey covers.

What we check

  • Chimney breasts
  • Flaunching
  • Shared and party-wall stacks
  • Chimney pots and cowls
  • Brick chimney stacks
  • Lead flashings

The survey, step by step

Expect us to ask a few questions before we start, like when any problem began and what work has been done before. Then the inspection itself takes about one to two hours for most homes, a little longer where there are several stacks. In Bentley Heath, as in much of London, plenty of properties are flats or terraces without side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. If the building has a managing agent or access rules, let us know when you book.

  1. First we talk through the stacks, their history and any problems.
  2. Each stack is inspected from safe positions outside.
  3. We photograph and record the pots, flaunching, pointing and flashings.
  4. Inside, the chimney breasts and the loft are checked for damp where there is access.
  5. You get a written report with photos and recommendations by email.

Before we arrive

  • If you are buying, let the agent know when we’re coming
  • Jot down any questions you want answered
  • Find any records of previous roof work

Advice

What affects the cost of chimney surveys

Survey packages start from £150, with VAT included. What you pay for your roof depends on:

  • Height and safe access
  • Whether it is a home or a commercial building
  • How many separate roofs there are, such as extensions, dormers and garages
  • The size of the roof

Thermal imaging and drone inspection (where it applies) come with the Premium Survey, which starts from £400, including VAT. We’ll tell you which package suits the questions you have.

Helping us price your survey

We will normally ask about:

  • Dates you are working to, such as exchange
  • The property’s address and postcode
  • Photos of the roof, taken safely from the ground or a window
  • The style of property, from a terrace to a block

Every survey is priced before it’s booked, so you know where you stand. Our price is from £150, including VAT. To book, call 07833 053749 or drop us an email.

Local roofs in Bentley Heath

Historic houses such as Wyllyotts Manor, about 0.9 miles north, show how far back building in the area around Bentley Heath goes. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first. Outer London has plenty of Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, frequently with hipped roofs in clay or concrete tiles. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. Knowing the covering helps explain which parts of a roof are likely to need work first.

Trees in and around King George's Fields (Monken Hadley) shed leaves that can end up in nearby gutters, so outlets and downpipes are worth watching. For site and facilities teams at buildings such as Pope Paul Catholic Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

What we look for on each type of roof

Lead flashings

Where the chimney meets the roof slopes, lead flashings keep water out. We check for lifting, splits and gaps in the joints.

Brick stacks

Frost can damage bricks that have soaked up water, making the faces flake away. Any spalling is noted with photos.
