Roof Survey in Bentley Heath
Get a clear view of the roof at a property in Bentley Heath from an independent roof surveyor. We visit on weekdays and at weekends.

What this survey cannot tell you
This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- Asbestos testing of any kind
- The condition of the rest of the building (that’s a RICS home survey)
- Structural calculations (that’s a structural engineer’s job)
If in doubt, ring 07833 053749 or send us an email and we’ll suggest the right survey before you book. What our survey covers.

Roof survey in Bentley Heath
We inspect whatever is safely visible: from ground level, from windows, from the roof space and from the roof where conditions allow. Premium adds thermal imaging, plus a drone inspection where applicable, for roofs that are hard to see well. All we need from you is access to the property and the loft. Each defect we find is photographed and explained. If you are worried about lifted, split or missing lead flashings and ponding, splits or blisters on flat roofs, a survey will tell you what’s going on, whatever the roof.
A London butterfly roof slopes down to a central valley gutter that drains to the back of the house. From the street you see only a parapet wall, so blocked outlets and split linings go unnoticed until water comes through a ceiling. If your home in Bentley Heath has one, it needs checking from somewhere that can actually see it.
It is not only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend.

What we look for on each type of roof
Natural slate
Natural slate can last 100 years or more, but its nails frequently corrode first. We check for slipped, cracked and missing slates.
Chimney stacks
Damp on a chimney breast inside often starts with the stack outside. We check the flashings and mortar for the cause.
Common questions in Bentley Heath
How do I find out if my home in Bentley Heath is listed?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Can a landlord with a rental near Potters Bar station book a roof survey?
Yes, landlords and agents are among the people we work for. Just ring 07833 053749 or send us an email with the details, and we will talk through which survey suits.
Will you fly a drone over my roof?
Where it’s applicable and safe, yes. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where it applies.
How much is a survey?
Prices start from £150, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, inc. VAT.
Which days do you carry out surveys?
Surveys can be booked for any day of the week: weekdays, Saturdays and Sundays. Let us know which days suit you when you book.
How long does a roof survey take?
On site, it usually takes an hour or two for most homes, depending on how many separate roofs there are. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.
Do you give a life expectancy for the roof?
We don’t give a number of years. The report explains the condition of each part and the signs of wear, with recommendations ranked by urgency.
Leave it or get it looked at?
Planned work is less stressful than an emergency. A survey lets you deal with things in order of urgency, rather than waiting for something to fail. Blocked gutters and hoppers on London houses overflow and soak brickwork. A blocked outlet ignored for a winter or two can mean damp walls inside.
The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Prices start from £150, including VAT.

Roofs, chimneys and gutters in Bentley Heath
Historic houses like Wyllyotts Manor, about 0.9 miles north, show how far back building in the area around Bentley Heath goes. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area. Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying.
Trees in and around King George's Fields (Monken Hadley) shed leaves that can end up in nearby gutters, so outlets and downpipes are worth watching. If you run a business near Spires Shopping Centre, knowing the roof’s condition lets you budget for work rather than pay for emergencies. Anyone responsible for a site like Pope Paul Catholic Primary School will know that long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

What we need to know
When you call or email, these details help:
- What kind of property and roof it is
- The property’s address and postcode
- Where water is showing inside, if it is
- What’s prompted the survey
Photos help, if you have them. Pictures from the ground or a window are fine, and please don’t climb up for a closer look. To get started, ring 07833 053749 or send us an email.
How it works
After the inspection, everything we found is written up as a written report with photos, sent to you by email. On timing, most surveys take an hour or two for a house, and longer for a large or complex roof. In Bentley Heath, as in much of London, plenty of properties are flats or terraces without side access, so the back of the roof is often seen from upstairs windows, from inside or, where a flight is allowed, from the air. If the building has a managing agent or access rules, let us know when booking.
- We start by hearing what you’d like checked and why.
- A visit is booked for a weekday or a weekend.
- We inspect from ground level, from windows, from the loft space and from the roof where safe.
- Every part of the roof is checked and photographed.
- You receive a written report with photos and recommendations.
Before the survey
- If it isn’t your property yet, arrange access through the agent
- Find any records of previous roof work
- Clear the way to the loft hatch

Advice
What you can safely check yourself
You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.
The one thing to avoid is getting up close. Roofs are fragile and slippery, and falls from height are serious. That is where a survey comes in, using safe viewpoints and a drone where it applies.
