Roof surveys in Underhill: local notes
If your survey includes the drone, we check the Drone Safety Map for restrictions before flying. About 3.4 miles north lies Wyllyotts Manor, a reminder of how long the area around Underhill has been built on. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first.
Living close to Highlands Gardens is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and blocked gutters overflow and soak walls. Landlords with a home close to New Barnet station may find that the gap between tenancies is a good time to have the roof looked at.
Underhill is about 1 mile west of Barnet, in Greater London. We carry out roof surveys for homeowners, landlords and businesses in Underhill. Our area takes in places right across Greater London. You can also see our page for London.

Roof survey in Underhill
Our roof surveys cover Underhill and the wider South East. We carry out surveys on weekdays and at weekends. We’re insured for professional indemnity and public liability. You get a written report by email, with photos and clear recommendations. Houses, flats and commercial buildings all follow the same careful process. To arrange a survey, phone 07833 053749 or drop us an email. We survey lead flashings, ridges, hips and valleys and natural slate, and the problems we’re asked to look at most are slipped, cracked or missing slates and tiles and worn or blocked valleys.
London has a great many flats in converted houses and purpose-built blocks, so roofs are often shared between several households. Whoever looks after the building needs a clear picture of the roof, chimneys and gutters. A defect on a shared roof can reach more than one flat. A report gives everyone the same picture to plan from, with photos.
Nothing in the report is left vague: where something needs attention, it says so plainly, along with how urgent it is.

Tips from our surveys
Most of what helps is simple and safe from ground level. Our suggestions:
- Move stored items away from the loft hatch
- Stay off ladders and the roof
- Mention any flat roofs as well as the main roof
- File the report with your home documents
We email the report to you. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. Each finding is set out in plain English.
Have the roof surveyed every few years, and after major storms. Regular checks catch problems while they’re small. Each report gives a record to compare against.
How it works
We don’t take risks to get a closer look. Everything that can be seen safely is inspected, and if part of the roof cannot be seen, the report says so. Most visits take about 1–2 hours for most homes, depending on how many separate roofs there are. London terraces rarely offer a view of the whole roof from one spot, so in Underhill we work round the house, using the street, the windows, the loft and any safe vantage point behind it. If other people live in the building, let us know who can let us into the shared parts.
- You tell us the address, the type of roof and what’s worrying you.
- We agree a date, including weekends if that suits you.
- Outside, we inspect from ground level, windows and other safe vantage points, and from the roof where safe.
- We then look in the loft for damp, staining and the condition of the underlay.
- You receive the report with photos and recommendations, prioritised by urgency.
How to prepare
- Have any questions written down, so nothing gets missed
- Gather any invoices or paperwork from past roof work
- If you’re buying, check with the agent that we can get in

Signs you need a roof survey in Underhill
The underlay under the coverings matters too. Breathable membranes only appeared in the UK in the late 1990s, so older roofs often have bitumen felt, and very old ones may have none. Torn or sagging felt lets water through.
Look out for signs like these:
- Flashings that have come away from the wall
- Leaking gutter joints and downpipes
- Torn or sagging underlay
- Leaning or weathered chimney stacks
The streets around a church such as St John the Baptist Church are often among the oldest in a place, and if you own one of the older houses nearby, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.
Questions to ask before you book
- What insurance they carry
- Is VAT included in the price?
- What experience they bring
- Whether the loft is part of the inspection
When you need someone else
Some things cannot be seen without opening up the roof, so a survey has limits:
- Whether materials contain asbestos (that needs a specialist asbestos surveyor)
- An exact number of years the roof has left
- Structural calculations (that’s a structural engineer’s job)
If you are not sure which survey you need, call 07833 053749 or email us and we’ll give you a straight answer. The full list of what we check.
What we check
- Clay and concrete tiles
- Chimney stacks
- The roof space
- Ridges, hips and valleys
- Flat roofs
- Lead flashings
- Natural slate
What happens if roof problems are left?
Valley gutters and parapet gutters are out of sight until they overflow. An overflow there sends water indoors. A survey checks them while they’re still dry. London’s older roofs often have bitumen felt underlay or none at all, so once the slates or flashings let water past, little stops it reaching ceilings. Left unchecked, water soaks into timber and plaster and the damage spreads.
Thermal imaging and drone inspection (where applicable) come with the Premium Survey, which starts from £400, inc. VAT. We can help you choose the package that fits what you’d like to know.

Questions from Underhill
Can parking be tricky for a visit in Underhill?
It rarely stops a survey, but it is worth planning. Let us know what parking is available nearby, and the visit is planned around it.
I let a flat near New Barnet station. Can you check the roof?
Yes, landlords and agents are among the people we work for. You can call 07833 053749 or drop us an email with the address and what you need.
Does this replace a RICS home survey?
No. Our survey looks at the roof, not the whole building. For the rest of the building, a RICS home survey is a separate job.
Do you carry professional indemnity insurance?
Professional indemnity and public liability insurance cover our surveys. If you need details for a managing agent or a building owner, just ask.
Can you inspect my roof with a drone?
Yes, where it’s applicable. Flights depend on the weather on the day and airspace rules, including flight restriction zones near airports. We hold a CAA Flyer ID and Operator ID.
How experienced are you?
Over 20 years and more than 5,000 surveys.
Do you need to get into the loft?
Yes, where the survey calls for it and there is safe access. We look for staining, damp, daylight and signs of movement, as far as the space allows.
