Thermal roof surveys in Underhill

Thermal roof survey in Underhill

Flat roofs over extensions, garages, flats and commercial buildings are where thermal imaging often helps most. Patterns can suggest where water is trapped under the covering. Pitched roofs with slates or tiles are often harder to read, because of the air space beneath, so we combine the camera with an inspection from the loft where there’s safe access. Common reasons to book are stains that keep coming back and areas losing heat at the eaves and junctions, on loft conversions, pitched roof slopes and ceilings below the roof.

London roofs sit shoulder to shoulder in terraces and blocks, which makes care around neighbours part of the job. We take care to focus on the roof we have been asked to look at, in Underhill as anywhere. Let us know about the building and access as you book. Steep slopes, tall chimneys and rear additions are where the extra view helps most.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

Different roofs, different checks

Loft insulation

Heat loss shows most clearly when it is warm inside and colder outside. Our report notes how the conditions affected the images.

Felt and asphalt flat roofs

Felt and asphalt roofs often show wet areas as patches that differ from the rest. We check those patches with moisture readings.

Leave it or get it looked at?

Buyers get extra information from thermal images that the eye can miss. Finding hidden moisture before exchange gives you facts to raise with the seller. Behind a London parapet, a blocked gutter can sit full of water without anyone seeing it. By the time a ceiling stains, the timbers underneath may have been wet for a while.

The cost of a survey depends on the roof: its size, its height, how many sections it has and how safely it can be seen. Prices start from £400, including VAT.

What you get with us

  • Visits on any day of the week
  • Thermal imaging and drones used where they help
  • More than 20 years surveying roofs
  • An independent view of the roof

How the survey works

We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. In total, it takes an hour or two for a house, and about three to four hours for a commercial roof. For a visit in Underhill, parking and access are the things to plan: let us know about parking, the floor the property is on, any shared entrance and loft access. On the day, the roof is looked at from ground level, from windows, from inside the loft space and from the roof where it’s safe.

  1. First we discuss the roof, any damp and the forecast for the visit.
  2. The roof is inspected visually from safe positions.
  3. We take thermal images of the roof and of the loft where we can reach it.
  4. Patterns that stand out are checked with moisture readings.
  5. The report pairs each thermal image with a photo and explains what it suggests.

How to prepare

  • Unlock side gates and any roof access doors
  • Move anything stored under the loft hatch
  • Gather any invoices or paperwork from past roof work

Advice

Questions from Underhill

Is my home in Underhill listed or in a conservation area?

We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.

Are there drone restrictions around Underhill?

That depends on where the roof is and on the weather. Across London there are restriction zones around Heathrow, London City and London Heliport, plus restricted areas over Hyde Park, the City of London and the Isle of Dogs. Each address is checked against all of them before the drone goes up. Before any flight, we check the Drone Safety Map for airspace restrictions. The flight also waits for calm, dry weather.

Will the survey show heat loss through my roof?

The camera can point to heat loss and gaps in insulation. The survey is not an energy rating or a heat loss calculation, but the images show where improvements may help.

Do I have to be there for the survey?

That depends on the survey. For inside areas and the loft space, someone has to give us access, while outside access can be discussed when booking.

Will the camera show exactly where the water is?

No, not on its own. It shows surface temperature, and wet areas can show up because they hold heat differently. That’s why we check any patterns with moisture readings.

Will thermal imaging find my leak?

Thermal imaging can help, alongside other checks. The results depend on conditions on the day. Where it cannot be pinned down, the report suggests a next step, like electronic leak detection.

Which survey includes thermal imaging?

Our Premium Survey, from £400, includes thermal imaging. An in-person consultation and a follow-up 12 months later are included too. For bigger commercial roofs, we quote on size.

What affects the price in Underhill

A few things affect what a survey costs:

  • Commercial roofs and larger buildings
  • How tall the building is and how easy the roof is to see
  • How big the roof is
  • How complicated the roof is, with its valleys, chimneys and parapets

Prices quoted always include VAT, and the written report is part of the package. Our price is from £400, including VAT. Where your roof sits in the range depends on its size, height and access.

What a thermal roof survey looks like in Underhill

Historic houses such as Wyllyotts Manor, about 3.4 miles north, show how far back building in the area around Underhill goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first. If your survey includes the drone, the flight is checked against the Drone Safety Map first.

Take an older house close to St John the Baptist Church: steep roofs, tall chimneys and hidden valleys can be hard to see from the ground, and that is where a view from above or with a thermal imager helps. Controlled parking zones are common in London, so mention any permit rules for Underhill.

Tips that help

Most of what helps is simple and safe from ground level. Our suggestions:

  • Heat the home normally on the days before
  • Don’t climb onto the roof to look for leaks yourself
  • Let us know where and when you’ve seen damp or stains
  • Keep dated photos of any marks on ceilings

We note the weather and surface conditions, and how they may have affected the results. That way you know how much weight to give each finding.

After repairs or a new covering, a later survey can confirm things are dry in suitable weather.

When to book a survey in Underhill

Some buyers want extra detail before they commit to a purchase. A Premium Survey adds thermal imaging, a drone inspection where it applies and a same-day report, which suits a purchase that is moving quickly.

Common reasons to book include:

  • Water getting in at parapets and stacks
  • Leaks that are hard to trace
  • Missing or slipped insulation
  • Stains that keep coming back

Shop and office owners around Spires Shopping Centre may find that large commercial roofs are often easiest to see from above or with a thermal imager.
