Flat and commercial roofs around Brickendon

Older buildings may be listed or sit in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. In either case, a change of roofing material may need consent. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles, with flat-roofed extensions, dormers and garages common everywhere. Next to the main roofs there’s usually a flat roof somewhere, whether on an extension, a garage or a commercial unit.

Take an older house close to Holy Cross & St Alban: flat-roofed rear additions and dormers added over the years are worth checking.

How a flat roof survey works in Brickendon

A Basic Survey, from £150, covers a visual inspection, a condition report, photos and written recommendations. The Standard Survey, from £250, adds moisture detection and a structural check. Moisture readings are useful on flat roofs, where water can spread under the covering before it shows inside. Larger commercial roofs are quoted for their size. If you’re worried about a sagging deck under the covering and blistering in felt or asphalt, we can find out what’s behind it, on upstands and outlets, GRP fibreglass and EPDM rubber alike.

Somewhere as small as Brickendon, flat roofs tend to be on extensions, garages and converted outbuildings. The checks are the same as anywhere: the covering, the edges, the upstands and where water drains away. The journey and access are planned beforehand. If there are outbuildings or garages with flat roofs, mention them as you book.

You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

When you need someone else

To be straight with you, there are limits to any roof survey:

  • A fixed date for when the roof will need replacing
  • Structural calculations, which need a structural engineer
  • Areas we cannot see or reach safely, including fragile rooflights and sheeting

If in doubt, call 07833 053749 or drop us an email and we’ll point you to the right survey before you book. What a survey covers and doesn’t.

Roofs we survey in Brickendon

  • GRP fibreglass
  • Felt flat roofs
  • EPDM rubber
  • Mastic asphalt
  • Single-ply membranes
  • Upstands and outlets

How the survey changes by roof type

Rooflights and upstands

We do not walk on rooflights or fragile sheeting, and we treat older rooflights as fragile. They’re inspected from safe positions and recorded with photos.

EPDM rubber

EPDM is a synthetic rubber membrane, often laid in a single sheet on smaller roofs. We check the laps, the edges, the corners and any punctures.

Do you need a flat roof survey in Brickendon?

Flat roofs often get walked on for other jobs: to clean windows, fit aerials or air conditioning units, or reach a gutter. Each visit can damage a covering not made for regular foot traffic. New brackets and fixings through the roof are another common source of leaks.

Here are some of the things we see often:

  • Blocked or damaged outlets
  • Raised blisters across the surface
  • Ponding water that does not drain away
  • Upstands pulling away from walls

Landlords with a home close to Bayford station may find that the flat roof over a let home is worth a look before it becomes a tenant complaint.

What to check before booking

  • Their report turnaround times
  • What happens after the report arrives
  • What they will not be able to tell you
  • Whether the inside of the roof is included

Your questions about flat roof surveys in Brickendon

Will you come out to Brickendon?

We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

Do you cover Brickendon?

Yes, Brickendon is within the area we cover. We work right across London and the South East. Just phone 07833 053749 or drop us an email and let us know about the property, and we will talk through which survey suits.

Is it a structural engineer’s report?

No. We point out what can be seen, like sagging or deflection, but we are not structural engineers and don’t carry out calculations. If we think you need an engineer, the report says so.

Can you inspect my roof with a drone?

Yes, where it is applicable. Flights depend on the weather on the day and airspace rules, including flight restriction zones near airports. We hold a CAA Flyer ID and Operator ID.

I live in a flat. Can you survey the roof?

Yes, if the building owner or managing agent agrees access. We check the parts we are given access to, and the report makes that clear.

What if it rains on the day?

It depends on the weather and the survey. Strong wind or a downpour can make access unsafe and ground a drone, so we’d move the date with you.

What’s the best way to book?

It is easiest to ring 07833 053749 or send us an email. Give us the address and some details about the roof, and we’ll take it from there. We survey on any day of the week.

DIY checks: what’s safe

You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

Keep a simple record: dates of leaks, photos from ground level and any work done on the roof. Send it with your enquiry, as it helps us focus the survey.

How it works

Every roof is different, but as a rough guide the survey takes roughly 1–2 hours at a typical home, and about three to four hours for a commercial roof. If you have questions on the day, just ask. Older rural homes like those around Brickendon can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can safely be seen, and anything we can’t see is noted.

  1. First we go through the roof, what’s beneath it and any problems so far.
  2. The roof is viewed from safe positions, including the roof itself where that is safe.
  3. The covering is checked for wear, splits, blisters and standing water.
  4. Upstands, outlets, edge trims and rooflights are checked and photographed.
  5. The report, with photos and recommendations, comes to you by email.

Before the survey

  • Find any records of previous roof work
  • Have any questions written down, so nothing gets missed
  • Move anything stored under the loft hatch

Book a survey

If you have photos of the roof, send them over. Take them safely from ground level or a window; never climb up to get a better view. To send them or to book, ring 07833 053749 or drop us an email.
