Flat roof survey in Hunsdon, Hertfordshire
Flat roof surveys across Hunsdon, with over 20 years’ experience behind it. You get a clear report with photos.
- Splits and cracks in the covering
- Outlets that hold water back
- Standing water left after rain
Useful tips for Hunsdon property owners
You do not need to be a roofer to help. What helps most:
- Keep people off the roof unless they need to be there
- Make sure new fixings through the roof are properly sealed
- Check ceilings under the roof for damp patches
- Keep records of when the roof was laid and what work has been done
If you are buying, the report gives you something specific to take back to the seller or agent. It can support a request for work before completion or a conversation about price, depending on the findings.
Get splits, lifted seams and loose trims seen to while they’re small. Prompt repairs tend to add years to a flat roof.
Flat roof surveys for homes and businesses in Hunsdon
Our Basic Survey, from £150, gives you a visual inspection with photos and written recommendations. For moisture detection and a structural check, the Standard Survey starts from £250. Moisture readings are useful on flat roofs, where water can spread under the covering before it shows inside. Bigger commercial roofs are priced on their size and access. Typical surveys look at splits and cracks in the covering and outlets choked with leaves and silt, on GRP fibreglass, upstands and outlets and single-ply membranes.
Some older homes in villages like Hunsdon are listed or in a conservation area, which can shape what a new flat roof may look like. If you’re planning work, check with the council first. Finding out what state the roof is in gives you the facts to plan with. Changes that affect a listed building’s special interest need listed building consent.
We write the report in plain English, so it makes sense without any roofing background. Photographs show what each point refers to.

How we price flat roof surveys
Survey packages start from £150, inc. VAT. The price for your roof depends on:
- Commercial roofs and larger buildings
- The package you choose: Basic, Standard or Premium
- Extra roofs, like extensions, dormers or garages
- Building height and the viewpoints available
What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how it can be reached and seen safely. Prices start from £150, including VAT.
Helping us price your survey
These details help when you get in touch:
- Access details, like a loft hatch or a shared roof
- Any deadline, such as an exchange date
- The address and postcode of the property
- The reason for the survey, such as buying, a leak or storm damage
You can call us seven days a week. To book or ask a question, call 07833 053749 or email us.
What a flat roof survey doesn’t cover
In fairness, there are limits to any roof survey:
- Hidden layers beneath the covering
- A structural engineer’s assessment of the deck
- Areas we cannot see or reach safely, including fragile rooflights and sheeting
If you are not sure which survey you need, phone 07833 053749 or drop us an email and we’ll give you a straight answer before booking. What a survey covers and doesn’t.

Hunsdon questions
Do you cover Hunsdon?
Yes. Our area covers London and the South East, and Hunsdon is part of that. You can call 07833 053749 or drop us an email with the address and some details, and we’ll talk through which survey suits.
Does a conservation area affect roof work in Hunsdon?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.
What’s in the report?
It sets out what we found, why it matters and what we recommend, with photos throughout. It also says if any part of the roof couldn’t be seen safely.
Do you need to get into the loft?
Where it is relevant to the survey and there is safe access, yes. A clear path to the hatch helps.
Will you fly a drone over my roof?
Where it’s applicable and safe, yes. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.
Will I get photos?
Yes. The report includes photos of what we found, so you can see exactly what each finding refers to.
When does the report arrive?
The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. Each one is emailed.
Flat roofs in Hunsdon
Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles, with flat-roofed extensions, dormers and garages common everywhere. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises. Much Hadham Palace, about 3.6 miles north, is one of the historic houses in the wider area around Hunsdon. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead.
Take an older house close to St Francis Chapel: the flat roofs on later extensions tend to wear out long before the main roof. If you let a flat or house near Roydon station, flat roofs on let property tend to be checked only when they fail, which is the costly way round. For site and facilities teams at buildings such as Hunsdon Junior Mixed and Infant School, schools and public buildings frequently have big flat roofs, and their outlets and upstands need regular checks.

How the survey works
A survey visit follows a simple order: we listen to what’s been worrying you, look at the roof from every safe viewpoint, photograph what we find and make notes for the report. It usually takes about 1–2 hours for a small flat roof at home, and longer for a large commercial one. Somewhere like Hunsdon needs a little journey planning: let us know about lanes, gates and parking. The roof is looked at from ground level, from windows, from the loft where there’s safe access and from the roof where it is safe.
- We start with the address and, on larger roofs, the roof area and access.
- We check the rooms or spaces under the roof for staining where there’s access.
- The roof is inspected from every safe viewpoint, without walking on fragile surfaces.
- We record every defect with a photo and its likely cause.
- The report explains the condition and recommends what to do first.
How to prepare
- Show us where any leaks or stains appear
- Have keys ready for side gates, garages or roof access doors
- Make sure the loft hatch can be reached

Advice
DIY checks: what’s safe
Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.
Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, which helps when we look at the roof.
Landlord and commercial surveys in Hunsdon
Shared roofs need a little more planning: we need access agreed with the freeholder or managing agent. Mention it when you get in touch and we’ll plan the visit with that in mind.
If you own several properties, surveys can be booked for more than one address. To discuss a number of properties, call 07833 053749 or use the contact form.
