Pre-purchase roof survey in Hunsdon, Hertfordshire
A roof survey before you buy a house or flat around Hunsdon, with findings in writing and pictures to back them up. Book a weekday or weekend visit.
- Blistered or split felt on a flat roof
- Lead that has worked loose at a wall or chimney
- Gaps where slates or tiles have come loose
Pre-purchase roof surveys for homes and businesses in Hunsdon
Some roofs cannot be seen well from ground level or from windows. Our Premium Survey includes thermal imaging and, where it applies, a drone inspection, along with a same-day report. If airspace rules or the weather rule out a flight, we’ll say so and inspect from every other safe vantage point. If you’ve noticed standing water on a flat extension roof and gutters choked with leaves and moss, we can find out what’s behind it, on natural slate, clay and concrete tiles and the roof space alike.
In a village or hamlet like Hunsdon, homes are often older cottages and farmhouses alongside a few newer houses. Older roofs there may have clay tiles, slate, stone or, in some places, thatch. Each covering has its own weak points, whether the roof is old or newly laid, and thatch is a specialist material, so we report on what can be seen. What’s under the coverings, from old felt to the battens and nails, matters too.
The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

Your questions about pre-purchase roof surveys in Hunsdon
Will you come out to Hunsdon?
Yes, Hunsdon is covered. We cover the whole of London and South East England, and smaller places are part of that. Longer journeys are simply planned beforehand.
Do you carry out roof surveys in Hunsdon?
Yes. We work right across London and the South East, and Hunsdon is part of that. You can phone 07833 053749 or drop us an email with the address and some details.
Do I need to be at home?
Not necessarily. If we only need the outside, we can agree that ahead of time, but anything inside needs someone there to give access.
Can I use the report to negotiate on price?
Yes. You might ask for work to be done, ask questions or ask for a change to the price. What the seller agrees to is their decision, so we can’t promise any saving.
Can you survey at the weekend?
Surveys can be booked for any day of the week: weekdays, Saturdays and Sundays. Let us know which days suit you when booking.
How long have you been surveying roofs?
More than 5,000 surveys over 20+ years, across London and South East England.
Can you survey a shared roof?
Yes. A shared roof needs access agreed first, with the building owner or managing agent. Tell us about it when you book and we’ll plan the survey around it.
Before and after the survey
You don’t need to be a roofer to help. What helps most:
- Notice patches of new decoration in top-floor rooms
- Ask who repairs the roof under the lease
- Let us know your timetable
- Ask whether there are papers for past roof work
We email the report to you, with photos of each finding. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. Each defect is explained in plain words, with recommendations prioritised by urgency where relevant.
Don’t block the vents at the eaves. Poor ventilation lets condensation build up, wetting timbers and insulation. Avoid packing insulation into the eaves so tightly that air can’t flow.
Signs you need a pre-purchase roof survey in Hunsdon
Chimneys take the worst of the weather and they’re often the least maintained part of a roof. Pointing crumbles, flaunching cracks and flashings lift. A stack may be shared with the neighbours, which matters if work is needed.
Signs worth acting on include:
- Quick fixes on flashings and valleys
- Gutters that overflow or drip at the joints
- Loose pots and cracked flaunching
- Signs of past leaks inside the loft
For landlords with property near Roydon station, it’s worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it.
What to check before booking
- When you will get the report
- Whether the roof space is looked at, where there is one
- Will the report include photos?
- Whether VAT is added on top
Why act early in Hunsdon
Even if you go ahead regardless, knowing the roof’s condition helps you plan. You’ll know which jobs are urgent and which can wait, and you can line up a roofer before small faults grow. For older village homes like those around Hunsdon, the right replacement materials are not always easy to find quickly. That’s one more reason to find defects before they become urgent.
Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. You will know the figure before booking.

The survey, step by step
When we arrive, we begin with a quick chat about the roof and anything that is worrying you. We then inspect everything that can safely be seen, from ground level, from windows, in the roof space and by drone where applicable. The survey normally takes about 1–2 hours at a typical house, with time for the loft where it can be reached. Cottages and farmhouses around Hunsdon often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints.
- You choose a Basic, Standard or Premium Survey to suit the home you’re buying.
- A date is booked on a weekday, Saturday or Sunday.
- We inspect and photograph every part of the roof we can safely see.
- Moisture detection, structural checks, thermal imaging or a drone are added where your package includes them.
- You receive the report, with findings prioritised by urgency, so you can raise them with the seller.
Preparing for the visit
- Keep pets in another room
- Buyers: confirm access with the estate agent or seller
- Have any paperwork from past roof work to hand

Related advice
Different roofs, different checks
Chimney stacks
We inspect the outside of the stack, and it is not a flue or gas safety check. If a flue needs testing, we’ll suggest who to ask.
Gutters and parapets
The rainwater system keeps water off the walls. Leaking joints, sagging lengths and blockages are all noted, along with fascias and soffits.
Hunsdon homes and their roofs
With Much Hadham Palace about 3.6 miles north, Hunsdon sits in an area with a long building history. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. The covering on a house you are buying, or on a roof just finished, tells us where to look hardest.
If your home is one of the older ones in the streets near St Francis Chapel, the roof may have had decades of patch repairs, and the survey shows where they are.
