Flat roof surveys in Nether Street

Flat roof surveys for homes and businesses in Nether Street

Each type of flat roof has its own weak points. Felt can blister and crack, asphalt can craze and split, EPDM seams and laps can lift, and GRP can crack where boards meet or at the trims. On PVC and TPO single-ply roofs, we look closely at the welded laps, edges and fixings. Once you know the covering and its condition, planning the next step is far easier. If you’re worried about pools of water lying on the roof and blocked or damaged outlets, a survey will tell you what’s going on, on upstands and outlets, felt flat roofs and EPDM rubber alike.

In a small place like Nether Street, a flat roof can stand in the open, so edges, upstands and laps take a beating. Older felt roofs, often around 15–20 years in life, show it first. EPDM rubber and GRP coverings last longer, but their edges and joints still need checking. On an exposed roof, the edges tend to go first.

Nothing in the report is left vague: where something needs attention, it says so plainly.

Practical tips

There is plenty you can do without going near the roof. What helps most:

  • Check the outlets after the leaves fall
  • Check ceilings under the roof for damp patches
  • Check from a window for ponding after heavy rain
  • Ask contractors to protect the roof if they work on it

Once we have been, the findings are written up with photos. It covers the type of covering, its condition and each defect, with our recommendations. Turnaround is within 48 hours for a Basic Survey, 24 to 48 hours for a Standard Survey and the same day for a Premium Survey.

Keep outlets, gutters and hoppers clear, particularly after the leaves fall. A flat roof that drains well wears much more slowly.

Why it is worth a survey now in Nether Street

Caught early, a split or open seam in a flat roof is frequently a small repair. Left alone, water can soak the insulation and the deck, and the job grows. Surveying it now tells you where you stand. For an older or listed building in a place like Nether Street, repairs may need matching materials and consent, so a defect found early gives time to plan the work properly.

Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. Size, height and access can affect the price too.

How it works

We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. In total, it takes roughly 1–2 hours for a small flat roof at home, and longer for a large commercial one. For a village or hamlet like Nether Street, the journey is planned ahead of time: tell us about narrow lanes, gates, long drives and where we can park. On the day, we inspect everything that’s safely in view, inside and out.

  1. You tell us about the roof, its covering if you know it, and any leaks.
  2. We view the roof from ground level, from windows and from the roof where it’s safe to do so.
  3. We check and photograph the covering, the falls, the upstands, the outlets, the trims and any rooflights.
  4. Where there’s safe access, we look at the ceilings and spaces below for signs of water.
  5. The findings are written up with photographs and recommendations and emailed to you.

Preparing for the visit

Will you photograph what you find?

Yes. Photos are taken throughout the survey, and they go into the written report.

When does the report arrive?

Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. All of them come by email.

Will the survey show why my flat roof is leaking?

The survey covers the covering and all the details where leaks normally begin, and photograph anything that could be letting water in. If the source is hidden, we may suggest a leak investigation or electronic leak detection.

Can you tell me how long my flat roof will last?

A precise figure is not something we give, because so much depends on upkeep, exposure and workmanship. We describe the condition and say which work is urgent and which can wait.

How much is a survey?

Flat roof survey starts from £150, including VAT. Our Basic Survey starts from £150, the Standard Survey from £250 and the Premium Survey from £400, all with VAT included.

What you can safely check yourself

Your own check is a good start, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.

When to book a survey in Nether Street

Water that doesn’t drain sits on the roof and speeds up wear. Blocked outlets, poor falls and a sagging deck are the usual causes. Where trees are close by, leaves and silt can block an outlet within a single autumn.

These are some of the problems a survey can pick up:

  • Leaks around rooflights
  • Pools of water lying on the roof
  • Upstands pulling away from walls
  • Blisters and bubbles in the covering

If you let a flat or house near Harlow Town station, flat roofs on let property tend to be checked only when they fail, which is the costly way round.

What to check before booking

  • Whether you get a written report with photos
  • Whether VAT is in the quoted price
  • How long they’ve been surveying roofs
  • Is there a chance to talk the report through?

Flat roof surveys in Nether Street: local notes

About 2.3 miles north lies Much Hadham Palace, a reminder of how long the area around Nether Street has been built on. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates, and flat-roofed additions turn up almost everywhere. Next to the main roofs there is normally a flat roof somewhere, whether on an extension, a garage or a commercial unit.

Take a building like Widford School: large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly. If you live in an older home near Parish Church of St John the Baptist, flat-roofed rear additions and dormers added over the years are worth checking.
