How the survey changes by roof type

Mastic asphalt

Without seams, asphalt tends to fail through cracking and at its skirtings. We record any crazing or splits and where water may be getting in.

Single-ply membranes

Many offices, units and newer flats have a single-ply PVC or TPO roof. We check the welded laps, the edges, the fixings and any punctures.

Flat roof survey in Babbs Green: what you get

Our flat roof survey checks the waterproof covering and every detail around it, from edges and upstands to outlets and rooflights. We cover felt, mastic asphalt, EPDM rubber, GRP fibreglass and single-ply roofs. It suits a small roof over an extension or garage as well as a large one over flats, offices or units. The findings go into a written report with photos, setting out the defects and what we’d recommend. We are often asked to look into failed seals around rooflight kerbs and outlets that hold water back, on felt flat roofs, EPDM rubber and upstands and outlets.

Some older homes in villages like Babbs Green are listed or in a conservation area, which can shape what a new flat roof may look like. Check with the council before planning any change of material. Finding out what state the roof is in gives you the facts to plan with. Changes that affect a listed building’s special interest need listed building consent.

After the visit, you get a report with photographs, sent by email. It sets out the condition of the flat roof, any defects and our written recommendations.

Babbs Green: your questions answered

Is my home in Babbs Green listed or in a conservation area?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Is Babbs Green within the area you cover?

Yes, Babbs Green is covered. Our area covers London and the South East, from towns to the smallest villages. The journey is planned ahead, so it is useful to know about access.

Can you survey a flat roof on an office or unit?

Yes. Commercial and residential flat roofs are both covered. A commercial roof usually takes about 3 to 4 hours on site, longer if it is large or complex, with larger roofs quoted on their size.

Will you walk on the flat roof?

Where it is safe, the roof is inspected from the roof itself. If not, we use safe viewpoints and look inside, and we note any area we couldn’t see. Fragile surfaces are never walked on.

What does a roof survey cost?

Prices start from £150, including VAT. Our Basic Survey starts from £150, the Standard Survey from £250 and the Premium Survey from £400, all inc. VAT.

Does someone need to be in?

Not always. If we only need the outside, we can agree that beforehand, but anything inside needs someone there to give access.

Can you find where water is getting through my flat roof?

The survey covers the covering and all the details where leaks normally begin, and photograph anything that could be letting water in. Where the source isn’t obvious, a roof leak investigation or electronic leak detection may be the next step.

The survey, step by step

Every visit follows the same pattern: we listen to what’s been worrying you, look at the roof from every safe viewpoint, take photos as we go and record our findings for the written report. It usually takes about one to two hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. In a hamlet or village like Babbs Green, a postcode doesn’t always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.

  1. First we go through the roof, what’s beneath it and any problems so far.
  2. The roof is viewed from safe positions, including the roof itself where that is safe.
  3. The covering is checked for wear, splits, blisters and standing water.
  4. Upstands, outlets, edge trims and rooflights are checked and photographed.
  5. The report, with photographs and recommendations, comes to you by email.

Flat roofs in Babbs Green

Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates, with flat-roofed extensions, dormers and garages common everywhere. Next to the main roofs there’s normally a flat roof somewhere, whether on an extension, a garage or a commercial unit. With Much Hadham Palace about 3.2 miles north-east, Babbs Green sits in an area with a long building history. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material.

For site and facilities teams at buildings such as Wareside Church of England Primary School, ponding and blocked outlets on a wide flat roof are worth catching before the next wet season. For landlords with property near Ware station, a flat roof over a rented flat is easy to forget until the tenant reports a leak. If yours is one of the older homes in the streets near Church of the Holy Trinity, later flat-roofed additions are common on older houses, and their edges and upstands often show the first signs of wear.

What a flat roof survey does not cover

Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:

  • Fragile surfaces, which we don’t walk on
  • Testing older roof sheets for asbestos
  • Structural calculations, which need a structural engineer

If in doubt, phone 07833 053749 or email us and we will point you to the right survey. What a survey covers and does not.

What we look at

  • GRP fibreglass
  • EPDM rubber
  • Upstands and outlets
  • Felt flat roofs
  • Mastic asphalt
  • Single-ply membranes

What you can safely check yourself

A DIY look is useful, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, which helps when we check the roof.

What happens if roof problems are left?

Waiting for a stain inside means the water has already got through the layers. We can pick up worn covering and failing details sooner, while there is still time to plan the work. Around Babbs Green, older homes often have old roof timbers, and water through a failed covering can rot timber if it is left.

The Premium Survey includes thermal imaging and drone inspection where applicable, which starts from £400, with VAT included. We will tell you which package suits the questions you have.
