Landlord roof surveys for homes and businesses in Babbs Green

The lease usually decides who is responsible for the roof and who pays. We can’t advise on what your lease says, but our report gives everyone an independent record of condition. It helps owners and managers discuss the next steps from the same facts. The report sets out what we saw, with photographs and recommendations. We are often asked to look into chimney stacks in poor repair and damaged party-wall upstands or parapets, on gutters and downpipes, shared roofs and flat roofs on blocks.

In a village or hamlet like Babbs Green, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it’s usually the chimneys and lead flashings that need work first.

The report records the let or shared roof as we found it on the day. It’s useful right away, and a good reference for later.

Landlord roof surveys around Babbs Green

The wider area around Babbs Green has a long history of building, with Much Hadham Palace about 3.2 miles north-east. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles, and flat-roofed additions turn up almost everywhere. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first.

For landlords with property near Ware station, a roof report helps you deal with small faults before they turn into a call from a tenant. For an older house near a landmark such as Church of the Holy Trinity, its roof may have old fixings, lead flashings and chimneys that need a closer look. Take a building like Wareside Church of England Primary School: its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

Babbs Green is about 2 miles east of Ware, in Hertfordshire. Surveys in Babbs Green work the same way as everywhere we cover: a careful look at whatever is safely visible, photos and a clear written report. Babbs Green is one of the places in Hertfordshire where we work. We also survey roofs in Chelmsford.

Common questions in Babbs Green

Can a landlord with a rental near Ware station book a roof survey?

Of course. We just need to know who will give access, and the report can go straight to you or your agent.

Is my home in Babbs Green listed or in a conservation area?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

Will you walk on the roof?

Only when it is safe. Safe viewpoints, the loft space and a drone where applicable cover most of what’s needed, and the report notes anything we couldn’t see.

Can you survey a shared roof?

Yes, if whoever owns or manages the building agrees access. On a shared roof we can only inspect the parts we’re allowed to reach.

Do I need to be at home?

Not always. If we only need the outside, we can agree that ahead of time, but anything inside needs someone there to give access.

How experienced are you?

We’ve been surveying roofs for over 20 years and have carried out more than 5,000 surveys.

Will you inspect a roof that several owners share?

Yes, shared roofs are a common request. Where a neighbouring roof is not part of the access, we can only see it from vantage points, and the report says so.

Why get it checked now?

Finding a roof defect early normally means a smaller, planned job. Waiting for a leak can mean damage to ceilings, decorations and tenants’ belongings, plus urgent call-outs. Outbuildings and barns around Babbs Green are easy to forget, but a failed roof there can spoil what’s stored inside. It’s worth including them in a survey before a winter does the damage.

The Premium Survey includes thermal imaging and drone inspection where it applies, which starts from £400, inc. VAT. We can help you choose the package that fits what you’d like to know.

  • Your timetable, like an exchange date
  • What made you get in touch
  • Your postcode, so we can check access and travel
  • Photos of the roof, taken safely from ground level or a window

When you need someone else

Some things can’t be seen without opening up the roof, so a survey has limits:

  • The structure in the way a structural engineer would assess it
  • Areas behind locked flats or blocked hatches
  • Asbestos testing of roof sheets or soffits

Not sure which survey suits your roof? You can phone 07833 053749 or send us an email and we’ll tell you before booking. What our survey covers.

What this survey covers

  • Shared roofs
  • Converted houses
  • Gutters and downpipes
  • Blocks of flats
  • Flat roofs on blocks
  • Rented houses

Can I check my roof myself?

A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.

Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

How the survey works

We photograph the roof as we go, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available, including by drone where it’s applicable and the weather allows. A typical visit takes between one and two hours for a house, and longer for a block or a building with several roofs. Cottages and farmhouses around Babbs Green often have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can be seen safely.

  1. We start with what you know about the building and its history.
  2. We let you know which flats and hatches we need to reach.
  3. We check coverings, flashings, gutters and chimneys where they can be seen.
  4. We note what couldn’t be seen as well as what could.
  5. Findings and recommendations are set out with photographs.

How to prepare

  • Gather any invoices or paperwork from past roof work
  • Move anything stored under the loft hatch
  • Buyers: confirm access with the estate agent or seller
