Electronic leak detection in Babbs Green: what you get

A leak in a flat roof frequently shows up a long way from where the water gets in. So the stain inside rarely sits under the hole. ELD tests the waterproofing directly, to find where it has been breached. We test and report, and the repair is for your roofer. On suitable roofs, it replaces guesswork with a located breach. We then send you the results in a written report. We’re often asked to look into holes around roof penetrations and waterproofing to test before it’s covered, across liquid-applied waterproofing, roof terraces and balconies and flat roof membranes.

Some older homes in villages like Babbs Green are listed or in a conservation area, and that can affect how an extension roof or dormer is re-covered. Check with the council before planning any change of material. Knowing the roof’s condition is the starting point. Changes that affect a listed building’s special interest need listed building consent.

After the visit, you get a written report with photos, sent by email. It sets out the condition of the flat roof membrane, any defects and our written recommendations.

What you can safely check yourself

A DIY look is useful, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are frequently out of sight, and those are details a survey looks at closely.

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

What electronic leak detection doesn’t cover

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Some conductive membranes
  • Repairing the breaches (that’s for your roofer)
  • Leaks from plumbing or windows

Not sure which survey suits your roof? You can phone 07833 053749 or send us an email and we will tell you before booking. The full list of what we check.

Roof types and parts we check

  • Liquid-applied waterproofing
  • Single-ply roofs
  • Green roofs
  • Commercial flat roofs
  • Flat roof membranes
  • Roof terraces and balconies

How the survey works

Time on site depends on the size and shape of the roof, but as a rough guide the survey takes a length of time set by the membrane area and the build-up, which we’ll explain when we quote. If you have questions on the day, just ask. Older rural homes like those around Babbs Green can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can safely be seen.

  1. We start with what you know about the roof and the leak.
  2. We check whether the membrane and build-up suit ELD.
  3. The test method is chosen to suit the roof.
  4. We test the roof and locate any breaches.
  5. You get a report with photos of each breach.

Before we arrive

  • Check pets are kept safely away
  • Leave a clear route to the loft
  • Leave side gates unlocked

How to book

If you have photos of the roof, send them over. Pictures from ground level or a window are fine, and please don’t climb up for a closer look. To get started, ring 07833 053749 or send us an email.

Advice

Local flat roofs in Babbs Green

Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles, and flat-roofed additions turn up almost everywhere. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere. With Much Hadham Palace about 3.2 miles north-east, Babbs Green sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first.

If you live in an older home near Church of the Holy Trinity, the joins between later flat roofs and the old walls are where problems typically start. Take a building like Wareside Church of England Primary School: schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks.

Surveys for landlords and agents in Babbs Green

An agent can book and manage the survey for a landlord, with the report sent to whoever needs it. We agree a time with the tenant beforehand.

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. Recommendations are set out in order of urgency where relevant, which helps when budgeting.

What a survey costs

All our prices include VAT. What changes the price is:

  • If the survey needs thermal imaging or a drone
  • The number of roofs, including extensions and garages
  • How complicated the roof is, with its valleys, chimneys and parapets
  • How tall the building is and how easy the roof is to see

To find out what your survey will cost, ring 07833 053749 or use the contact form with the address and a few details. The price is agreed before a date is set.

What we need to know

There’s no need for technical words. Just let us know:

  • How the loft is reached, if there is one
  • The style of property, from a terrace to a block
  • Pictures of the roof from a safe spot, if you have them
  • Dates you’re working to, like exchange

If you’re buying, it’s useful to book soon after your offer is accepted, so you have the findings in time to act on them before you exchange. For any other survey, just phone 07833 053749 or use the contact form when you are ready.

Do you need electronic leak detection in Babbs Green?

New membranes can have defects from installation. ELD on a new roof can show holes before they cause leaks.

It’s worth booking a survey if you’ve seen:

  • Holes left by work on the roof
  • Water coming in under a flat roof
  • Gaps at membrane joints
  • Leaks at pipes, outlets or fixings

If you own a rental within reach of Ware station, the flat roof over a let home is worth a look before it becomes a tenant complaint.

Before you book any roof surveyor

  • Which limits apply to the survey
  • Whether you get a written report with photos
  • What experience they bring
  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID

Questions from Babbs Green

Does a conservation area affect roof work in Babbs Green?

The council and Historic England’s list are the places to check. It’s worth checking before planning roof work, as both can affect what’s allowed.

Is Babbs Green within the area you cover?

Yes, Babbs Green is covered. We work right across London and the South East, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

What if it rains on the day?

Light rain does not normally stop a survey. Heavy rain or strong wind can ground a drone and make the roof unsafe, so we’ll agree a new date if the weather isn’t suitable.

How quickly is the report sent?

It depends on the package: the Basic Survey report arrives within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey the same day. The report is emailed to you.

Can you find leaks on a covered flat roof?

Sometimes. The layers on top and the build-up below decide it, and some may need lifting. We will discuss it before we quote.

Do I have to be there for the survey?

Not always. An outside-only look can be arranged beforehand, but anything inside needs someone there to give access.

What happens after the survey?

You receive the written report by email, with photos and recommendations. It is yours to share with a seller, insurer, roofer or managing agent, whichever applies.
