Electronic leak detection in Nether Street

About our electronic leak detection in Nether Street

There are different ELD methods. Low-voltage methods usually need a wet roof surface and high-voltage methods need the membrane dry and exposed. The right method depends on the membrane and the build-up of the roof and we explain which we will use. If neither method suits your roof, we’ll tell you before any testing starts. Common reasons to book are leaks that return after repairs and waterproofing to test before it’s covered, across liquid-applied waterproofing, flat roof membranes and single-ply roofs.

Flat roofs on exposed homes in small places like Nether Street take more wind and rain, so edges, upstands and laps take a beating. Older felt roofs, frequently around 15–20 years in life, show it first. EPDM rubber and GRP coverings last longer, but their edges and joints still need checking. Exposed edges are typically the first part of a flat roof to go.

The report records the flat roof membrane as we found it on the day. It is useful right away, and a good reference for later, for instance when you want to check whether anything has changed.

What we can’t see

It is useful to know what a survey won’t do before you book:

  • How wet the insulation is
  • Carrying out the repair work
  • Areas we cannot reach or that cannot be tested

Not sure which survey suits your roof? You can phone 07833 053749 or send us an email and we will tell you. The full list of what we check.

What we look at

  • Flat roof membranes
  • Roof terraces and balconies
  • Commercial flat roofs
  • Single-ply roofs
  • Liquid-applied waterproofing
  • Green roofs

DIY checks: what’s safe

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, which helps when we look at the roof.

A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.

The survey, step by step

Time on site depends on the size and shape of the roof; as a rough guide, the survey takes longer on a large roof than a small one, with the construction of the roof playing a part too. You are welcome to ask questions while we’re there. Older rural homes like those around Nether Street can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints.

  1. We start with what you know about the roof and the leak.
  2. The roof is assessed for suitability first.
  3. The test method is chosen to suit the roof.
  4. We test the roof and locate any breaches.
  5. You get a report with photos of each breach.

Before the survey

  • Let us know about parking near the property
  • If you are buying, check with the agent that we can get in
  • Move anything stored under the loft hatch

How to book

To arrange a survey, phone 07833 053749 or drop us an email and tell us the address and what’s prompted the survey. You’ll know the price before anything is booked.

Flat and commercial roofs around Nether Street

Older houses in the South East frequently have slate or clay tile roofs, while many later estates have concrete tiles, with flat-roofed extensions, dormers and garages common everywhere. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises. With Much Hadham Palace about 2.3 miles north, Nether Street sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs.

If you live in an older home near Parish Church of St John the Baptist, any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof. For site and facilities teams at buildings like Widford School, ponding and blocked outlets on a wide flat roof are worth catching before the next wet season.

Nether Street is about 4 miles east of Ware, in Hertfordshire. Surveys in Nether Street work the same way as everywhere we cover: a careful inspection, photographs and a written report. Our area takes in places right across Hertfordshire. There is also a page for Chelmsford.

Useful tips for Nether Street property owners

From years of surveys, a few habits stand out as worth the effort:

  • Limit access to the roof
  • Share any drawings of the roof
  • Don’t leave water getting in
  • Record dates and spots where water appears

Wet insulation may need attention after a leak. Your roofer can advise on that, and moisture readings can help.

Keep outlets and gutters on flat roofs clear. Standing water puts more pressure on any weak point.

What we look for on each type of roof

EPDM rubber roofs

Some EPDM membranes conduct electricity which can limit electronic testing. We will say if the test won’t work.

Inverted and paved roofs

On inverted roofs, insulation sits above the membrane and that changes how testing works.

Your questions about electronic leak detection in Nether Street

Do you carry out roof surveys in Nether Street?

Yes, Nether Street is one of the places we work. Every survey there gets the same written report with photographs, and visits run on weekdays and weekends.

Is my home in Nether Street listed or in a conservation area?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it is worth checking before planning any.

Is this a RICS survey?

No. We’re experienced roof surveyors, and our survey covers the roof rather than the whole building. For the rest of the building, a RICS home survey is a separate job.

What do I do with the report?

You will receive the report by email, and what you do next is up to you: raise it with a seller, send it to an insurer, brief a roofer or share it with a managing agent.

What’s the price of ELD?

We quote electronic leak detection for each roof, as the method and time depend on the roof. Size, build-up and access all affect the price. For a quote, phone 07833 053749 or email us.

Do you test for asbestos?

No. We can flag materials that might contain asbestos, but confirming it is a job for a specialist asbestos surveyor. It may be present in buildings built or refurbished before 2000.

Is it a structural engineer’s report?

No. Visible signs such as deflection or sagging are recorded, but calculations and an engineer’s opinion are outside what we do. If one is needed, the report says so.

Do you need electronic leak detection in Nether Street?

Repeated leaks after repairs suggest the real breach hasn’t been found. Electronic testing helps pinpoint it.

Signs worth acting on include:

  • Punctures from foot traffic or tools
  • Patched roofs that still leak
  • Damp inside with no sign on the roof
  • Breaches hidden under paving or planting

If you let a flat or house near Harlow Town station, the flat roof over a let home is worth a look before it becomes a tenant complaint.

What to check before booking

  • Whether you can ask questions once you have the report
  • What the report includes, and whether it has photos
  • What they will not be able to tell you
  • Will they check the loft as well as the outside?
