Babbs Green Gutter Survey
We take a careful look at the gutter at your property in Babbs Green, and put it all in a written report with photos.
- Leaves and moss blocking gutters
- Gutters that have fallen out of line
- Overflowing eaves gutters
About our gutter survey in Babbs Green
Eaves gutters at the front of a building are easy to spot but a good many gutters are tucked away. Valley, parapet, box and secret gutters can send water indoors when they overflow. We check them as far as they can be seen safely, from ground level, from windows, from the loft space and from the roof where it is safe. Hidden gutters are a common source of leaks inside. If you’re worried about overflowing eaves gutters and hoppers and outlets full of debris, we can find out what’s behind it.
Village roofs often face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are often where weather gets in first.
You receive the findings by email, ready to forward to whoever needs them. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

Prices for gutter surveys in Babbs Green
What a survey costs depends on the time and equipment it needs. That comes down to:
- How many separate roofs there are, like extensions, dormers and garages
- Building height and the viewpoints available
- How big the roof is
- The shape of the roof and its details
Gutter survey starts from £150, including VAT. What you pay depends on the size and height of the roof, access and which survey you book.
Booking your survey
Before you get in touch, it helps to have:
- The property’s address and postcode
- Any photos you have, taken from the ground or a window
- Any deadline, such as an exchange date
- Whether there is a loft hatch, a shared roof or tricky access
To book a survey, call 07833 053749 or send us an email with the address and what you’d like to know about the roof. You’ll know the price before anything is booked.
What happens on the day
You do not need to do much on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we will get on with the inspection. The survey itself takes an hour or two at most homes, and about three to four hours for a commercial roof. In a hamlet or village like Babbs Green, a postcode doesn’t always lead to the right gate, so a few directions are welcome. The visit itself is the same as anywhere else.
- We start by hearing about any drips, overflows or damp patches.
- Gutters, downpipes, fascias and soffits are inspected from safe vantage points.
- We check hidden gutters, like valleys and parapets, where it’s safe to see them.
- We look in the roof space, where there’s safe access, for signs of water getting in.
- You get a report with photographs and recommendations.
Getting ready for the survey
- Leave a clear route to the loft
- If you are buying, let the agent know when we’re coming
- Keep pets out of the way during the survey

Advice
How the survey changes by roof type
Cast iron gutters
Rust at joints and brackets is the usual weak point on cast iron. Cracks, rust and leaks are recorded where they can be seen.
Fascias and soffits
Soffits and timber fascias suffer when gutters overflow. They’re looked at as part of the survey.
Gutter surveys around Babbs Green
Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates, with flat-roofed extensions, dormers and garages common everywhere. Whichever you have, the details that tend to fail before the covering itself get the closest look. The wider area around Babbs Green has a long history of building, with Much Hadham Palace about 3.2 miles north-east. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area.
For landlords with property near Ware station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. For site and facilities teams at buildings such as Wareside Church of England Primary School, large buildings have long gutter runs and big roofs that need checking like any other. If you live in an older home near Church of the Holy Trinity, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

Babbs Green questions
Does a conservation area affect roof work in Babbs Green?
We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.
Will you come out to Babbs Green?
Yes, Babbs Green is on our map. Villages and rural addresses get the same survey as a town house.
Is it the same as a RICS Level 2 or Level 3 survey?
No. It is a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof, so it sits alongside a building survey rather than replacing it.
Can you give me structural calculations?
No. We are experienced roof surveyors, and visible signs such as sagging are noted, but calculations and an engineer’s opinion are outside what we do. The report will say if you need an engineer.
Could my damp wall be caused by the gutters?
Leaking gutters and downpipes are a common cause of damp walls, and the survey looks for that. If the evidence points elsewhere, we’ll say so, based on what we can see.
When does the report arrive?
It depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. Reports are sent by email.
Will you fly a drone over my roof?
Yes, where applicable and safe. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). It’s included in the Drone Roof Survey and, where it applies, the Premium Survey.

- Parapet and box gutters
Practical tips
Getting the most from a gutter survey starts before we arrive and carries on afterwards. Tips:
- Look out for overflows when it pours
- Include valley, parapet and box gutters when clearing
- Book gutter clearing once a year, more frequently near trees
- Do not climb a ladder to look in the gutters
If we think the problem lies underground, we will say so, so a drain survey can be arranged. We also note anything else we spot on the roof while we’re there.
Get the gutters cleared every year or more often near trees. Late autumn, after the leaves have fallen, is a sensible time. Clean gutters can do their job.
