How a flat roof survey works in Bramfield
A Basic Survey, from £150, covers a visual inspection, a condition report, photos and written recommendations. The Standard Survey, from £250, adds moisture detection and a structural check. Moisture readings are useful on flat roofs, where water can spread under the covering before it shows inside. Bigger commercial roofs are priced on their size and access. Common reasons to book are a sagging deck under the covering and outlets choked with leaves and silt, on GRP fibreglass, EPDM rubber and felt flat roofs.
Older buildings in small places like Bramfield may be listed or in a conservation area, which can shape what a new flat roof may look like. If you are planning work, check with the council first. Finding out what state the roof is in gives you the facts to plan with. Listed building consent is needed for changes that affect a listed building’s special interest.
It is not only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend.

What a flat roof survey looks like in Bramfield
Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere. With Digswell House about 3.5 miles west, Bramfield sits in an area with a long building history. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first.
If you run a business near Howard Centre, a flat roof over a business is out of sight and out of mind until it leaks. Take a building like The Sele School: large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly. Take an older house close to Church of St Andrew: any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof.

How the survey works
We photograph the roof as we go, so the report shows exactly what we saw. We take close-ups from wherever is safe. A typical visit takes about one to two hours for most houses, or half a day or so for a commercial building. Around Bramfield, older homes can have small or awkward roof spaces, so it is useful to know whether there’s a loft hatch and how easy it is to reach. We only go where it’s safe.
- First you give us the address, what the roof covers and any leaks you’ve noticed.
- The roof is inspected from safe viewpoints, and from the roof itself where that’s safe.
- The covering, falls, upstands, outlets, edge trims and rooflights are checked and photographed.
- We check the rooms or spaces under the roof for staining where we can reach them.
- The findings are written up with photographs and recommendations and emailed to you.
Before we arrive
- Jot down any questions you want answered
- Buyers: confirm access with the estate agent or seller
- For a flat or shared roof, check access with whoever owns or manages the building

Advice
For landlords and managing agents
We also survey roofs for businesses and commercial landlords, including offices, shops and units. Bigger roofs take more time, so they’re priced to suit.
Letting agents can arrange access with tenants, at a time agreed ahead of time. We survey on any day of the week, which can make access easier.

Why it’s worth a survey now in Bramfield
A leak over an office, shop or unit can affect the people and stock underneath. Surveying the roof in good time means work can be planned and budgeted around the people who use the building. Older cottages and farmhouses around Bramfield can have roof timbers that have been there a very long time, where water from a failed roof can cause rot if it’s left.
Bigger, taller and commercial roofs take more time to survey, so the price reflects that. You will know the figure before booking.

Bramfield questions
Is Bramfield in the area you cover?
Yes. We cover the whole of London and South East England, and Bramfield is part of that. You can ring 07833 053749 or send us an email with the address and some details, and we’ll talk through which survey suits.
Will you come out to Bramfield?
Yes. Bramfield is within the area we cover, which takes in towns, villages and rural addresses. We work right across London and the South East. Just mention lanes, gates or anything else about the route as you book.
What’s in the survey report?
Written findings with photographs, explaining the condition of the flat roof, any defects and our recommendations, with the most urgent first where relevant. Standard adds moisture detection and a structural check; Premium adds thermal imaging, drone inspection where applicable and structural analysis.
Do you give a life expectancy for the roof?
A precise figure isn’t something we give, because it depends on upkeep, weather and how the roof was laid. Our report describes the condition and what needs doing, and when.
Do you carry professional indemnity insurance?
We are covered by professional indemnity and public liability insurance, for every survey we carry out.
Do you use drones?
Yes, where it is applicable. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and every flight depends on the airspace and the weather.
Will this cover the whole house?
No. It’s a survey of the flat roof. It isn’t a RICS Level 2 or 3 survey of the whole building, and it isn’t a structural engineer’s report. It frequently sits alongside a buyer’s building survey.
Honest limits
Some things can’t be seen without opening up the roof, so a survey has limits:
- A promise that the roof will not leak in future
- Testing older roof sheets for asbestos
- What’s under the membrane without opening it up
Not sure which survey suits your roof? You can ring 07833 053749 or send us an email and we’ll tell you. What a survey covers and doesn’t.
Roof types and parts we check
- Upstands and outlets
- Single-ply membranes
- Mastic asphalt
- Felt flat roofs
- EPDM rubber
- GRP fibreglass
What you can safely check yourself
What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way. That part is for a survey, using safe viewpoints and a drone where applicable.
Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.
What affects the cost of flat roof surveys
Not every roof costs the same to survey, and it comes down to:
- Chimneys, valleys, parapets and other details
- The package you choose: Basic, Standard or Premium
- The roof’s overall size
- How many separate roofs there are, like extensions, dormers and garages
Thermal imaging and drone inspection (where it applies) come with the Premium Survey, which starts from £400, inc. VAT. We can help you choose the package that fits what you want to find out.
