Flat roof surveys in Walkern

Walkern: your questions answered

Is my home in Walkern listed or in a conservation area?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

Will you come out to Walkern?

Yes, Walkern is on our map. A small place gets exactly the same survey as a big one.

When does the report arrive?

Each package has its own report time. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. If you have a deadline, such as an exchange date, tell us when you book.

Can you test old roof sheets for asbestos?

Our survey does not include asbestos testing. Older buildings, from before 2000, may have asbestos in cement sheets or soffits. Anything that might contain it is flagged, so a specialist asbestos surveyor can check before work starts.

Can you survey in bad weather?

A survey can usually go ahead in light rain, and it can even help show where water is getting in. Heavy rain or strong wind can ground a drone and make the roof unsafe, so if conditions are not right we will arrange another day with you.

How experienced are you?

Over 5,000 surveys so far, over more than 20 years, with 98% customer satisfaction.

Can you survey any kind of flat roof?

We cover the main flat roof coverings: felt, asphalt, EPDM, GRP and single-ply. The report names the covering and explains its condition.

Flat roof survey in Walkern: what you get

Our flat roof survey checks the waterproof covering and every detail around it, from edges and upstands to outlets and rooflights. Felt, asphalt, EPDM, GRP and single-ply PVC or TPO roofs are all part of the work. It suits a small roof over an extension or garage as well as a large one over flats, offices or units. The findings go into a written report with photos, setting out the defects and what we’d recommend. If you’ve noticed edge trims that have lifted or split and leaks around rooflights, we can find out what’s behind it, whatever the roof.

In a village or hamlet like Walkern, flat roofs are normally on extensions, garages, outbuildings or barn conversions. The checks are the same as anywhere: outlets, upstands, edges and the covering itself. The journey and access are planned beforehand. If there are outbuildings or garages with flat roofs, mention them as you book.

We keep jargon out of it: where something needs attention, it says so plainly, along with how urgent it is.

What a flat roof survey doesn’t cover

It helps to know what a survey won’t do before you book:

  • Testing older roof sheets for asbestos
  • Hidden layers beneath the covering
  • Structural calculations, which need a structural engineer

If in doubt, call 07833 053749 or email us and we will suggest the right survey before booking. What our survey covers.

Roof types and parts we check

  • Upstands and outlets
  • Felt flat roofs
  • EPDM rubber
  • Mastic asphalt
  • Single-ply membranes
  • GRP fibreglass

Should I look at the roof myself first?

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

What you cannot do safely is get up close. Roofs are fragile and slippery, and falls from height are serious. That is where a survey comes in.

Flat roof surveys around Walkern

With Aston Bury about 2.9 miles south, Walkern sits in an area with a long building history. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile, and flat-roofed additions turn up almost everywhere. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises.

Anyone responsible for a site like Walkern Primary School will know that a large flat roof with lots of outlets and rooflights has many places where a membrane can fail. Landlords with a home close to Stevenage station may find that the flat roof over a let home is worth a look before it becomes a tenant complaint. If you own one of the older houses in the streets near Parish Church of St Mary the Virgin, the flat roofs on later extensions tend to wear out long before the main roof.

Why act early in Walkern

Most flat roofs are out of sight, so they’re easy to forget. Many owners only find out a roof is worn out when water comes through. A survey every few years stops that from catching you out. Around Walkern, older homes often have old roof timbers, where water from a failed roof can cause rot if it’s left.

Simple, low roofs take less time to survey than tall or complicated ones, and the package matters as well. The price is always agreed first.

What you get with us

The survey, step by step

Safety comes first on every visit. Everything that can safely be seen is inspected, and if part of the roof can’t be seen, the report says so. The survey normally takes roughly 1–2 hours at most homes, and more on a big or complicated roof. For a village or hamlet like Walkern, the journey is planned beforehand: let us know about lanes, gates and parking. The roof is looked at from ground level, from windows, from the loft where there’s safe access and from the roof where it is safe.

  1. We start with the address and, on larger roofs, the roof area and access.
  2. We check the rooms or spaces under the roof for staining where there is access.
  3. We view the roof from safe positions and never walk on fragile surfaces.
  4. We record every defect with a photo and its likely cause.
  5. The report explains the condition and recommends what to do first.

Preparing for the visit

  • If the roof is shared, arrange access with whoever manages the building
  • Unlock side gates and any roof access doors
  • Make sure pets are kept safely away

For landlords and managing agents

We also survey roofs for businesses and commercial landlords, from shops and offices to industrial units. Larger roofs take longer, so they’re priced to suit.

An agent can book and manage the survey for a landlord, and the report can go to both. We agree a time with the tenant beforehand.

Roof by roof

EPDM rubber

An EPDM rubber roof is normally one large sheet, bonded to the deck. The survey looks at laps, edge trims, corners and signs of puncture.

Single-ply membranes

On single-ply roofs, the welds between sheets are the key detail. Seams, corners and the details around outlets and upstands get a careful look.
