Your questions about roof surveys in Walkern

Do you cover smaller places like Walkern?

Yes, Walkern is covered. We work right across London and the South East, from towns to the smallest villages. The journey is planned ahead, so it is useful to know about access.

Can a landlord with a rental near Stevenage station book a roof survey?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can phone 07833 053749 or use the contact form with the address and what you need.

Do you test for asbestos?

No. Asbestos was banned in UK construction in 1999, so older buildings may have it. We flag materials that could contain it, and a specialist asbestos surveyor should check them.

Can you survey in bad weather?

Some surveys depend on the weather more than others. Drones can’t fly safely in strong wind or heavy rain, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. If the conditions aren’t right, we’ll talk to you about another date.

Can you look at a roof that is joined to next door?

Yes, we inspect your part of the roof. Next door’s roof is only inspected as far as we can see it. Shared stacks and upstands are looked at from your property.

Is it the same as a RICS Level 2 or Level 3 survey?

No. This is a survey of the roof only, and it is not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

How soon is the report ready?

That depends on which survey you choose: Basic within 48 hours, Standard within 24 to 48 hours and Premium the same day. We send it by email.

Roof survey in Walkern

Roof coverings last a long time, but not for ever. Slate often lasts a century or more, and tiles commonly half a century, but the fixings and underlay beneath them often give out sooner. We tell you which parts are ageing and which are sound. Knowing that helps you plan work before it becomes urgent. We survey natural slate, the roof space and ridges, hips and valleys, and the problems we are asked to look at most are loose ridge or hip tiles and condensation or damp timbers in the loft.

In a small place like Walkern, many roofs stand in the open, so ridges, chimney stacks, flashings and gutters work hard. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are often where weather gets in first.

If any part of the roof couldn’t be seen safely, we say so in the report. You will know exactly what was inspected and what wasn’t, and what we’d suggest next.

Rented homes, blocks and businesses

Surveys can also be booked by buyers’ agents acting for a client. The report is emailed, so it can go straight to your client.

Businesses and commercial landlords can book us too, including offices, shops and units. Bigger roofs take more time, so they’re priced to suit.

Roofs, chimneys and gutters in Walkern

In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile, and flat-roofed additions turn up almost everywhere. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first. If your survey includes the drone, we check the Drone Safety Map for restrictions before flying.

Landlords with a home close to Stevenage station may find that a dated record of the roof is useful when planning maintenance across a let. Aston Bury lies about 2.9 miles south, so building around Walkern goes back a long way. If you own one of the older houses, the roof may have been repaired many times, and the survey records how each part is holding up.

Different roofs, different checks

Chimney stacks

We look at the stack itself, and it is not a flue or gas safety check. We’ll tell you if the flue needs a specialist.

Flat roof coverings

A felt roof frequently lasts around 15 to 20 years, while EPDM rubber often lasts 30 to 50 years and GRP up to about 30. We check how the covering is wearing.

What affects the price in Walkern

Several things affect the price of a survey:

  • Extra roofs, like extensions, dormers or garages
  • Basic, Standard or Premium
  • Features like valleys, chimneys, dormers and parapets
  • If the survey needs thermal imaging or a drone

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. The price is always agreed first.

Booking your survey

A little information up front helps. Please include:

  • Where the property is, with the postcode
  • Any marks or damp showing indoors
  • How the loft is reached, if there is one
  • What made you get in touch

Unsure which package suits your roof? The easiest way is to ring 07833 053749 or email us and describe the roof and what’s worrying you. We will explain the options and the price.

What we are asked to look at in Walkern

Some damage starts inside the roof space. A badly ventilated loft collects condensation, and the damp gets into timbers and insulation. It can look like a leak, and it needs a different fix.

Look out for signs like these:

  • Flashings that have come away from the wall
  • Worn or blocked valleys
  • Cracked or blistered flat roof coverings
  • Slates or tiles that have slipped or broken

The streets around a church such as Parish Church of St Mary the Virgin are often among the oldest in a place, and if yours is one of the older homes nearby, old fixings, lead flashings and tall chimneys are typical of older roofs.

Questions to ask before you book

  • How long the report takes to arrive
  • What the survey will not cover
  • What insurance they carry
  • Whether the inside of the roof is included

What a good roof survey covers

What this survey cannot tell you

Before booking, it is worth knowing what a survey will not do:

  • What’s under the slates, tiles or felt
  • A full building survey of the property
  • A promise that the roof will not leak in future

If in doubt, call 07833 053749 or drop us an email and we will suggest the right survey before booking. What a survey covers and does not.

What we check

  • Lead flashings
  • Clay and concrete tiles
  • The roof space
  • Natural slate
  • Chimney stacks
  • Ridges, hips and valleys
  • Flat roofs

How the survey works

Before we start, tell us why you’ve booked: buying, a leak, storm damage, new work or just wanting to know where things stand. It helps us focus on what matters most to you. The visit typically takes between one and two hours at most homes, rising to roughly 3–4 hours on a commercial building. In a hamlet or village like Walkern, a postcode does not always lead to the right gate, so a few directions are welcome. After that, the survey runs as it would anywhere.

  1. You tell us about the property and any concerns.
  2. We agree a date, on a weekday, Saturday or Sunday.
  3. We check the roof from each safe vantage point, inside and out.
  4. Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all examined and photographed.
  5. We email a written report with photos and recommendations.

Before the survey

  • Keep pets in another room
  • Show us where any leaks or stains appear
  • If the roof is shared, arrange access with whoever manages the building
