Thermal roof surveys in Walkern

Thermal roof survey in Walkern: what you get

On a flat roof, wet insulation holds heat longer than dry insulation. That means a wet area can show up as a different temperature from the rest of the roof. It helps us see how far water may have spread under the covering, something you cannot typically tell from the surface. Moisture readings are then used to check what the camera suggests. If you’ve noticed damp around roof outlets and upstands and cold spots on ceilings under the roof, we can find out what’s behind it, whatever the roof.

In a village or hamlet like Walkern, roofs can be steep, old and hard to see from the lane. A drone and a thermal camera each give a view you can’t get from the ground. Both the forecast and the airspace are checked first, and the journey is planned in advance. Steep slopes and tall chimney stacks are where a close-up view adds the most.

Pictures do a lot of the work in our reports, because a photo of a cracked flashing says more than a paragraph. Anything out of sight on the day is listed as such.

Thermal roof surveys around Walkern

If your survey includes the drone, we check the Drone Safety Map for restrictions before flying. With Aston Bury about 2.9 miles south, Walkern sits in an area with a long building history. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area.

Take an older house close to Parish Church of St Mary the Virgin: thin or patchy insulation under an old roof often shows up clearly on a thermal image.

When to book a survey in Walkern

Some defects simply cannot be seen with the eye. Trapped moisture, missing insulation and hidden heat loss are three examples. A thermal camera adds another way of finding them.

Common reasons to book include:

  • Heat escaping through the roof
  • Cold spots on ceilings under the roof
  • Areas of a flat roof that may hold water
  • Thin or uneven insulation in the roof

Take a building like Walkern Primary School: thermal images can show where wet insulation sits under a big flat roof.

What to check before booking

  • When you will get the report
  • Their drone registration, if they fly one
  • Their track record with similar roofs
  • Whether they hold professional indemnity and public liability insurance

What’s in a roof survey

Prices for thermal roof surveys in Walkern

When we price a survey, we consider:

  • Basic, Standard or Premium
  • If the survey needs thermal imaging or a drone
  • House, block, shop or office
  • The shape of the roof and its details

The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Our price is from £400, including VAT.

What we need to know

There’s no need for technical words. It is enough to tell us:

  • Anything about access we should know
  • Photos of the roof, taken safely from the ground or a window
  • Where water is showing inside, if it is
  • The kind of building and roof involved

If you have photos of the roof, send them over. Take them safely from the ground or a window. To get started, call 07833 053749 or drop us an email.

Why it is worth a survey now in Walkern

If a big flat roof may need replacing, knowing the wet areas first is useful. Thermal imaging, checked with moisture readings, gives a clearer picture before you spend. In a place like Walkern, a barn or garage roof left to fail puts whatever is inside at risk. It’s worth including them in a survey before a winter does the damage.

Simple, low roofs take less time to survey than tall or complicated ones, and the package matters as well. The price is always agreed first.

Why book with us

  • Drone and thermal imaging surveys available

  • An independent view of the roof
  • Over 5,000 surveys carried out

Can I check my roof myself?

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

It helps to keep a record: when leaks happen, ground-level photos and any past roof work. Share it with us when you book and it will help the survey.

When you need someone else

Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:

  • What’s inside walls or under coverings, without opening up
  • Readings unaffected by sun, shade or reflections
  • Proving moisture from the images alone

Not sure which survey suits your roof? You can ring 07833 053749 or use the contact form and we’ll tell you. What a survey covers and does not.

What this survey covers

  • Ceilings below the roof
  • Flat roofs
  • Pitched roof slopes
  • Loft conversions
  • Commercial roofs
  • Insulated roof spaces

What happens on the day

A survey visit follows a simple order: we hear what you’ve seen, look at the roof from every safe viewpoint, take photographs as we go and record our findings for the written report. It usually takes roughly 1–2 hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. Older rural homes like those around Walkern can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints.

  1. We talk through the roof, any damp or leaks, and the weather expected on the day.
  2. We check the roof from ground level, from windows and from the roof itself where it is safe.
  3. Thermal images are taken to show differences in surface temperature.
  4. We check the patterns that stand out with moisture readings where there is safe access.
  5. You get a report with thermal images, photos and our recommendations.

Preparing for the visit

  • Dig out any old roof reports or invoices
  • If the roof is shared, arrange access with whoever manages the building
  • Clear the way to the loft hatch

Related advice

Walkern: your questions answered

Does a conservation area affect roof work in Walkern?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

Do you cover smaller places like Walkern?

We do. A small place gets exactly the same survey as a big one.

How many surveys have you done?

We have more than 20 years’ experience and have completed over 5,000 surveys across London and South East England.

Does thermal imaging work on slate and tile roofs?

On pitched roofs, the camera can point to heat loss and some damp patterns. Our report is clear about what can be read from them, and we check them with a visual inspection and moisture readings.

What can thermal imaging tell me about my roof?

It records surface temperature across the roof. Differences can suggest wet areas, missing insulation or heat loss, which we then check with moisture readings.

Is it a structural engineer’s report?

No. We point out what can be seen, such as sagging or deflection, but we don’t carry out calculations or give an engineer’s opinion. Where an engineer is needed, we say so in the report.

What conditions are best for thermal imaging?

The results depend on the weather. A dry surface, little wind and a sunny spell beforehand help most. Our report notes the conditions and how they affected the findings.
