Practical tips

There is plenty you can do without going near the roof. What helps most:

  • Keep receipts for any emergency work
  • Take photos of stains and damp inside
  • Keep a note of the date of the storm
  • Arrange temporary cover with a roofer if rain is getting in

If a claim is declined and you disagree, the first step is a complaint to the insurer. If that doesn’t resolve it, the Financial Ombudsman Service may be able to help.

Ask a tree specialist about branches over the roof. Branches can hit or scrape the roof in a storm.

Storm damage roof report in Walkern

The Financial Ombudsman asks three questions when it looks at storm complaints: whether there were storm conditions around the date, whether the damage fits a storm, and whether the storm was the main cause. We record what the roof shows about the damage and its likely cause. Weather records for the date are for you or your insurer to check. If you’ve noticed gaps where slates or tiles have gone and holes or cracks caused by debris, we can find out what’s behind it, whatever the roof.

Somewhere as small as Walkern, older roofs have often been repaired many times. That makes it hard to tell new damage from old wear, which matters if you’re thinking of an insurance claim. The report says what was seen and what it points to. Older walls and timbers hold water for a long time, so it’s worth finding the cause soon.

You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

How it works

We look at the roof from outside and, where it’s relevant and there’s safe access, from inside the loft space too. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. All in, the survey typically takes an hour or two for most homes, depending on how much of the roof was hit. Somewhere like Walkern needs a little journey planning: let us know about lanes, gates and parking. The roof is looked at from ground level, from windows, from the loft where there is safe access and from the roof where it’s safe.

  1. First we go through when the storm hit and what you’ve noticed.
  2. The roof is inspected from safe positions.
  3. Each area of damage is photographed and described.
  4. The report notes whether the damage fits a storm, older wear or both.
  5. You get a written report to pass to your insurer.

How to prepare

  • If you’re buying, check with the agent that we can get in
  • Let us know about any leaks, stains or damp patches you know of
  • Gather any invoices or paperwork from past roof work

Advice

Leave it or get it looked at?

Leaving storm damage can let water into the roof space and rooms below. That can add to the damage and make it harder to separate from the storm. A roofer should deal with emergency protection quickly. For an older or listed building in a place like Walkern, repairs may need matching materials and consent, so leaving a defect until it is urgent leaves less time to plan.

What this survey cannot tell you

No survey can tell you everything, and we’d rather be clear about that before you book. Bear these in mind:

  • Your insurer’s view of the claim
  • Acting for you with the insurer
  • What’s beneath slates, tiles or membranes

Not sure which survey suits your roof? You can phone 07833 053749 or send us an email and we will tell you before you book. The full list of what we check.

What we look at

  • Flashings
  • Slate and tile slopes
  • Flat roofs
  • Chimney stacks
  • Gutters and fascias
  • Ridges and hips

Common roof problems in Walkern

Some people book because a claim has been questioned. An independent report gives you another view of the roof. We cannot say whether the decision will change.

Most people get in touch after spotting one of these:

  • Loose or broken chimney pots and cowls
  • Flashings pulled away from walls or stacks
  • Damaged ridges and hips
  • Broken or displaced guttering

If your home is one of the older ones in the streets near Parish Church of St Mary the Virgin, water on an older roof tends to find its way in at the lead, the valleys or the chimney.

What to check before booking

  • What they will not be able to tell you
  • Do they have a CAA Flyer ID and Operator ID for drone work?
  • How they’ll see the roof: from the ground, the loft, the roof or by drone
  • How soon the report will arrive

What’s in a roof survey

Walkern roofs and the weather

Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Where water gets in depends a good deal on what the roof is made of and how it’s detailed. With Aston Bury about 2.9 miles south, Walkern sits in an area with a long building history. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area.

Anyone responsible for a site like Walkern Primary School will know that on a building that size, finding the source of a drip means looking well beyond the stain. For landlords with property near Stevenage station, a clear finding on where water gets in helps you brief a roofer straight away.

Walkern is about 2 miles east of Stevenage, in Hertfordshire. From houses to flats and shops in Walkern, we can survey the roof. Our area takes in places right across Hertfordshire, from the larger towns to small villages. There’s also a page for Milton Keynes.

Walkern: your questions answered

Will you come out to Walkern?

Yes, smaller places are covered as well as towns. We survey roofs across London and the South East. Just mention lanes, gates or anything else about the route as you book.

Do you cover Walkern?

Yes. Our area covers London and South East England, and Walkern is part of that. You can ring 07833 053749 or email us with the address and a few details.

Do I have to be there for the survey?

Someone needs to let us in if we are looking inside or in the loft. We’ll talk about access as you book.

How much is a storm damage roof report?

Prices start from £150, including VAT. Larger or more complex roofs are quoted for their size. Repair costs aren’t included, so ask a roofer to quote.

Are you loss adjusters?

No. We are not loss adjusters, and we don’t negotiate claims. We give you an independent report of the damage for you to send to your insurer.

Is this an asbestos survey?

No. We do not sample or test for asbestos. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000.

Can you inspect my roof with a drone?

Where it helps and it is safe, yes. Flights depend on the weather on the day and airspace rules, including flight restriction zones near airports. We hold a CAA Flyer ID and Operator ID.

Checking the roof from ground level

You can learn a lot from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, as it helps a surveyor trace the cause.
