Leave it or get it looked at?
Most flat roofs are out of sight, so they’re easy to forget. Owners often learn the roof is at the end of its life only when it leaks. Regular surveys mean it won’t come as a surprise. In a small place like Aston, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.
Flat roof survey starts from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we can help you choose.

Flat roof surveys for homes and businesses in Aston
We inspect a flat roof from wherever it can be seen safely: from the roof itself where that’s safe, from windows and nearby vantage points, and from inside where there’s access. Fragile rooflights and fragile sheets are never walked on. Where any area can’t be viewed safely, we say so in the report, so the limits of the survey are clear. We survey EPDM rubber, mastic asphalt and upstands and outlets, and the problems we are asked to look at most are gaps at upstands and abutments and cracked or split membrane.
Older buildings in small places like Aston may be listed or in a conservation area, which can shape what a new flat roof may look like. If you’re planning work, check with the council first. Knowing the roof’s condition is the starting point. Changes that affect a listed building’s special interest need listed building consent.
The written findings come by email, easy to pass on to a roofer, an agent or an insurer. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

Aston questions
Does a conservation area affect roof work in Aston?
Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material.
Is Aston within the area you cover?
Yes. Aston is within the area we cover, which takes in towns, villages and rural addresses. We cover the whole of London and South East England. Just mention lanes, gates or anything else about the route as you book.
Do you survey commercial flat roofs?
Yes. We survey flat roofs on commercial buildings as well as homes. Expect about 3 to 4 hours on site for most commercial roofs, with larger roofs quoted on their size.
What does the report include?
It explains what we saw, what it means and what we’d suggest, backed by photos. Anything we couldn’t see safely is noted too.
Can you inspect my roof with a drone?
Yes, where applicable and safe. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). It’s included in the Drone Roof Survey and, where it applies, the Premium Survey.
How quickly is the report sent?
The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. Each one is emailed.
What do I do with the report?
The report comes by email, and what you do next is up to you: use it with a seller, an insurer, a roofer or a managing agent.
Checking the roof from ground level
After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.
What you can’t do safely is get up close. Roofs are fragile and slippery, and falls from height are serious. That’s where a survey comes in, using safe viewpoints and a drone where applicable.
Tips from our surveys
Small things make a difference, both for the survey and for the roof itself. Our tips:
- Book a survey every few years
- Look for standing water a day after rain
- Ask whoever fits equipment on the roof to make good the covering
- Keep outlets clear of leaves and moss
Once we’ve been, the findings are written up with photos. It covers the type of covering, its condition and each defect, with our recommendations. Turnaround is within 48 hours for a Basic Survey, 24 to 48 hours for a Standard Survey and the same day for a Premium Survey.
After heavy rain, look at the roof from an upstairs window if you can. If water is still there a day or two later, have it checked.
What a flat roof survey looks like in Aston
About 0.7 miles south lies Aston Bury, a reminder of how long the area around Aston has been built on. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area. Aston is part of Stevenage, one of the post-war new towns. Homes from the post-war decades are common in the new towns, many with low-pitched roofs in concrete tiles and flat-roofed garages or porches. Many of those flat roofs have been re-covered over the years, and some may still have older felt.
The streets around a church such as Parish Church of St Mary the Virgin are frequently among the oldest in a place, and if your house is among the older ones nearby, the joins between later flat roofs and the old walls are where problems normally start. For site and facilities teams at buildings such as Aston St Mary's Church of England Aided Primary School, schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks. Landlords with a home close to Knebworth station may find that a flat roof over a rented flat is easy to forget until the tenant reports a leak.

How the survey works
We photograph the roof as we go, so the report shows exactly what we saw. We take close-ups from wherever is safe, including by drone where it is applicable and the weather allows. A typical visit takes about 1–2 hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. Cottages and farmhouses around Aston frequently have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints.
- First you give us the address, what the roof covers and any leaks you’ve noticed.
- The roof is inspected from safe viewpoints, and from the roof itself where that’s safe.
- We check and photograph the covering, the falls, the upstands, the outlets, the trims and any rooflights.
- We check the rooms or spaces under the roof for staining where we can reach them.
- You get a written report with photos and our recommendations.
