Independent gutter surveys in Aston

Why get it checked now?

A blocked valley or parapet gutter doesn’t spill harmlessly. It can overflow into the building, often in the heaviest rain. Having them checked before autumn and winter makes sense. Matching old materials, such as handmade tiles or stone slates, can take time to source. That’s one more reason to find defects before they become urgent.

Prices start from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we can help you choose.

About our gutter survey in Aston

This survey covers rainwater above ground, from the gutters down to where the downpipes meet the ground. It isn’t a CCTV drain survey and we can’t see inside buried drains. If the problem looks like a blocked or broken drain below ground, we will say so in the report, with a suggestion to book a separate drain survey. Anything we find above ground, like a split hopper or a leaking downpipe, is photographed and recorded. We survey eaves gutters, outlets and hoppers and downpipes, and people most frequently book us about hoppers and outlets full of debris and gutters overflowing in heavy rain.

In a small place like Aston, many roofs stand in the open, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. Lead flashings and old chimney stacks are often where weather gets in first.

What you get is a clear record of the gutter on the day we saw it. It’s useful straight away, and a good reference for later.

Tips from our surveys

Here are a few things we’d tell any owner:

  • Ask for valleys and parapet gutters to be cleared too
  • Do not climb a ladder to look in the gutters
  • Note any damp stains below the gutters
  • Check downpipe clips are holding

Report times depend on the package you choose: within 48 hours for Basic, 24–48 hours for Standard and the same day for Premium. We email it to you once it’s done.

Get small faults like a dripping joint or loose downpipe sorted quickly. Left alone, they normally grow, and the water they spill can damage walls and timber.

How the survey works

We don’t take risks to get a closer look. We inspect whatever is safely visible, and anything we cannot see is noted in the report. Most visits take roughly 1–2 hours for a house; commercial roofs usually need 3–4 hours. Around Aston, older homes can have small or awkward roof spaces, so it helps to know whether there is a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.

  1. You let us know where you’ve seen overflows, drips or damp.
  2. We walk round the building and check the gutters, downpipes and fascias from the ground.
  3. Valleys, parapets and box gutters are inspected where they can be seen safely.
  4. Where it is safe, we check the loft for signs of water.
  5. A photo-illustrated written report and recommendations follows.

Before we arrive

  • If you are buying, let the agent know when we are coming
  • If the roof is shared, arrange access with whoever manages the building
  • Point out any leaks or damp patches

Booking a survey

Most bookings start with a short call: call 07833 053749 or drop us an email, and we will ask about the building and what you need. You will have a price before anything is arranged.

Roofs, chimneys and gutters in Aston

Stevenage, which Aston is part of, is one of England’s post-war new towns. Many homes in the new towns date from the post-war decades, with concrete interlocking tiles, low-pitched roofs and flat-roofed garages and porches. Low-pitched roofs shed water more slowly, and older concrete tiles, felt and gutters on these homes may be nearing the end of their life. About 0.7 miles south lies Aston Bury, a reminder of how long the area around Aston has been built on. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area.

Take a building like Aston St Mary's Church of England Aided Primary School: large buildings have long gutter runs and big roofs that need checking like any other. For an older house near a landmark such as Parish Church of St Mary the Virgin, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. If you own a rental within reach of Knebworth station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

How we price gutter surveys

Survey packages start from £150, with VAT included. The price for your roof depends on:

  • The size of the roof
  • The height of the building and how the roof can be seen safely
  • Whether it’s a home or a commercial building
  • Any need for thermal images or a drone flight

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. We’ll give you the figure before anything is booked.

Booking your survey

Getting the details right at the start saves time. Please include:

  • The property’s address and postcode
  • What’s prompted the survey
  • Where water is showing inside, if it is
  • Pictures from the garden or a window, if you have them

Photos help, if you have them. Take them safely from ground level or a window, and please do not climb up for a closer look. To get started, ring 07833 053749 or email us.

When you need someone else

Some things can’t be seen without opening up the roof, so a survey has limits:

  • Rot or damp concealed behind fascias or inside walls
  • Hidden sections we can’t view safely
  • Underground drains, which need a CCTV drain survey

If you’re not sure which survey you need, phone 07833 053749 or email us and we’ll give you a straight answer. What a survey covers and does not.
