Gutter survey in Shephall: what you get

Some gutters are easy to see from the street but lots of gutters are tucked away. Valley gutters between slopes, gutters behind parapet walls and box or secret gutters can overflow inside the building when they block. We look at them as far as they can safely be seen, from ground level, from windows, from the loft space and from the roof where it is safe. Many leaks indoors start at a hidden gutter. Common reasons to book are hoppers and outlets full of debris and leaves and moss blocking gutters, across fascias and soffits, eaves gutters and parapet and box gutters.

Around Shephall, gardens, hedges and nearby trees can mean leaves and moss end up on roofs and in gutters. Once gutters and outlets block, water spills over and soaks the walls. It’s the kind of slow problem a roof report picks up early. Moss on the roof and weeds in the gutter are both easy to spot from the ground.

Most points in the report come with a picture, because a photo of a cracked flashing says more than a paragraph. Anything out of sight on the day is listed as such.

Useful tips for Shephall property owners

These tips come from what we see on roofs every week:

  • Check that downpipes are firmly fixed to the wall
  • Get trees that overhang the gutters trimmed
  • Look out for overflows when it pours
  • Ask for valleys and parapet gutters to be cleared too

The report comes with photos and recommendations, prioritised by urgency where relevant. Share it with a contractor of your choice so they know what needs doing.

Get trees and climbers near the eaves trimmed back by someone who can do it safely. Fewer leaves in the gutters means fewer blockages.

When you need someone else

It’s a careful look at the gutter, not the whole story. The main limits are:

  • Gutters out of sight from every safe viewpoint
  • Confirming asbestos in older rainwater goods
  • Underground drains, which need a CCTV drain survey

What happens on the day

It is useful to start with what’s prompted the survey: buying, a leak, storm damage, new work or just wanting to know where things stand. That way we can focus on what matters to you. The visit normally takes roughly 1–2 hours on an ordinary house; commercial roofs usually need 3–4 hours. For a survey in Shephall, we agree the time, the access and parking before the day. Weekday and weekend visits are both possible. If there are outbuildings or garages you want looked at, mention them.

  1. We ask about overflows, damp or leaks you’ve noticed.
  2. We look along the gutters, downpipes and fascias from ground level and from windows.
  3. Any valley, parapet or box gutters are looked at as far as safe access allows.
  4. The roof space is checked for water marks if it’s safe to get into.
  5. We send a written report with photos and clear recommendations.

Before the survey

  • Leave side gates unlocked
  • Have any paperwork from past roof work to hand
  • If the roof is shared, arrange access with whoever manages the building

Advice

Different roofs, different checks

Fascias and soffits

Overflowing water stains soffits and rots timber. They’re looked at as part of the survey.

Lead-lined valley and parapet gutters

A London butterfly roof drains to a central valley gutter, and a blockage there can overflow inside. It is inspected as far as safe access allows.

Gutter surveys in Shephall: local notes

Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Whatever the covering, it’s frequently the fixings, flashings, valleys and gutters that give out first. Shephall is part of Stevenage, one of the post-war new towns. Many homes in the new towns date from the post-war decades, with concrete interlocking tiles, low-pitched roofs and flat-roofed garages and porches. Low-pitched roofs shed water more slowly, and older concrete tiles, felt and gutters on these homes may be nearing the end of their life.

If you own a rental within reach of Stevenage station, a roof report helps you deal with small faults before they turn into a call from a tenant. Take an older house close to Church of Saint Mary: its roof may have old fixings, lead flashings and chimneys that need a closer look.

Why it’s worth a survey now in Shephall

It’s easy to put damp down to the wrong cause. When rainwater goods are the source, treating the wall alone will not solve it. Checking the gutters first helps you spend in the right place. Arranging work in a smaller place like Shephall is easier with notice than in an emergency. A survey gives you that notice.

Prices start from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, including VAT, and we can help you choose.

Do you need a gutter survey in Shephall?

Plenty of tiled and slate roofs carry moss, and heavy rain washes clumps of it into the gutters. Mixed with grit from the roof, it settles as silt that holds water in the gutter and gives plants somewhere to grow.

It is worth booking a survey if you’ve seen:

  • Joints that drip after rain
  • Cracked or loose downpipes
  • Gutters that have fallen out of line
  • Gutters full of debris and silt

For site and facilities teams at buildings such as Peartree Spring Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

Before booking any roof surveyor

  • How they’ll see the roof: from the ground, the loft, the roof or by drone
  • Whether the price includes VAT
  • Their drone registration, if they fly one
  • What experience they bring

What to expect from a roof survey

Shephall: your questions answered

Does a conservation area affect roof work in Shephall?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Do you cover smaller places like Shephall?

We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

What does a gutter survey cost?

Our price is from £150, including VAT. The size of the property and the access affect the price. For a price, ring 07833 053749 or drop us an email.

Do you survey roofs on blocks of flats?

Yes, once whoever controls the roof agrees access. On a shared roof we can only inspect the parts we are allowed to reach.

How much time does the visit need?

Most visits to a house take about 1–2 hours, and longer for larger or complex roofs.

Will you go up on the roof?

Only when it’s safe. Some roofs are too steep or fragile to walk on safely. Safe viewpoints, the loft and a drone where applicable let us see the rest.

Do you check valley and parapet gutters?

Yes. Hidden gutters are a common cause of leaks inside so we pay close attention to them. Some may only be partly visible, and we’ll note that in the report.
