Pre-purchase roof surveys for homes and businesses in Aston

Buyers in Aston and right across London and the South East use our pre-purchase roof survey. Whether it is a terrace, a semi, a detached house or a flat, the roof gets the same careful look. We tell you what’s sound, what needs attention and how urgent it is. We’re insured for professional indemnity and public liability, with more than 20 years’ experience behind us. To book, phone 07833 053749 or use the contact form. If you’ve noticed slipped or missing slates and tiles and quick fixes on flashings and valleys, we can find out what’s behind it, on gutters and downpipes, flat-roofed extensions and dormers and the roof space alike.

Some older homes in villages like Aston are listed or sit in a conservation area. That can affect what materials a new roof may use, so check with the council and Historic England’s list. Whether you are buying or signing off new roofing, it’s worth knowing where you stand. England has around 10,000 conservation areas and about 500,000 listed buildings.

The report does not just list problems. It explains what we found, why it matters and what we recommend, so you can plan your next steps.

The survey, step by step

We look at the roof from outside and, where it is relevant and there’s safe access, from inside the loft space too. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. All in, the survey typically takes an hour or two on an ordinary house, rising to roughly 3–4 hours on a commercial building. Somewhere as small as Aston, access is often the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.

  1. You get in touch after your offer is agreed, with the address and your target exchange date.
  2. We arrange access with you, the agent or the seller.
  3. We look at the roof from ground level, from windows, from the roof space and from the roof where safe.
  4. Coverings, ridges, valleys, flashings, chimneys and gutters are checked and photographed.
  5. You receive a written report with photos and recommendations to read before exchange.

Can I check my roof myself?

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That’s where a survey comes in.

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

What a survey costs

Prices always include VAT. The things that change the price are:

  • The size of the roof
  • Whether you choose the Basic, Standard or Premium Survey
  • How tall the building is and how easy the roof is to see
  • Whether thermal imaging or a drone is needed

To find out what your survey will cost, phone 07833 053749 or send us an email with the address and a few details. The price is agreed before a date is set.

Getting in touch

These details help when you contact us:

  • Why you want a survey: buying, a leak, a storm or new work
  • The address and postcode of the property
  • When you need the report by
  • The type of building and roof, like pitched or flat

We survey roofs seven days a week. To find a date that works for you, phone 07833 053749 or send us an email.

When to book a survey in Aston

Blocked or leaking gutters do damage that is not obvious at first. Water spilling over a gutter soaks brickwork and can rot fascias and rafter ends. Hidden gutters behind parapets or in roof valleys can send water indoors. They’re part of what we check.

Common reasons to book include:

  • Loose pots and cracked flaunching
  • Gutters choked with leaves and moss
  • Gaps where slates or tiles have come loose
  • Ponding, blisters or splits on a flat roof

If you let a flat or house near Knebworth station, the roof is worth checking before you add another property to a portfolio or pay a roofer in full.

What to check before booking

  • Whether the loft is part of the inspection
  • When you’ll get the report
  • How much experience they have with roofs like yours
  • Is VAT included in the price?

What’s in a roof survey

Different roofs, different checks

Natural slate

On a slate roof, the underlay may be old bitumen felt, or there may be none at all on very old roofs. From inside the loft space, we report what we can see of it.

Clay and concrete tiles

Concrete interlocking tiles are common on post-war and newer homes. They wear slowly, but surfaces erode and edges crack.

Questions from Aston

Is Aston within the area you cover?

Yes, Aston is covered. We survey roofs across London and South East England, and smaller places are part of that. Longer journeys are simply planned in advance.

How do I find out if my home in Aston is listed?

We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

How experienced are you?

We have been surveying roofs for over 20 years and have carried out more than 5,000 surveys.

Can you tell me if my roof has asbestos?

No. Asbestos surveys and testing aren’t part of what we do. If we see materials that could contain asbestos, like cement roof sheets or soffits on buildings from before 2000, we flag them, and recommend a specialist asbestos surveyor checks them before they’re disturbed.

Do I need a roof survey if I’m having a RICS survey?

They do different things. A home survey looks at the whole property, while ours looks only at the roof, in more detail. Ours sits alongside a RICS survey rather than replacing it.

How do I arrange a pre-purchase roof survey in Aston?

The quickest way is to ring 07833 053749 or use the contact form. Give us the address and some details about the roof, and we’ll suggest the right survey. Surveys run on any day of the week.

Will you need to get into the loft?

If it can be arranged, yes. Inside, the loft shows leaks, damp timbers and the underlay. If access is not possible, we note it in the report.

Aston homes and their roofs

Aston Bury, about 0.7 miles south, is one of the historic houses in the wider area around Aston. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile, with flat-roofed extensions, dormers and garages common everywhere. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new.

For an older house near a landmark such as Parish Church of St Mary the Virgin, a survey will show how the roof has been repaired before, which helps you judge what’s coming.
