Flat roof survey in Colney Street
A Basic Survey, from £150, covers a visual inspection, a condition report, photos and written recommendations. The Standard Survey, from £250, adds moisture detection and a structural check. On a flat roof, moisture readings can help show whether water has got under the covering. Bigger commercial roofs are priced on their size and access. We are frequently asked to look into blistering in felt or asphalt and leaks around rooflights, on upstands and outlets, single-ply membranes and GRP fibreglass.
Flat roofs on exposed homes in small places like Colney Street take more wind and rain, so edges, upstands and laps take a beating. Felt roofs, which frequently last around 15–20 years, typically show it first. Rubber and GRP last longer, though trims and joints still need a look. On an exposed roof, the edges tend to go first.
How fast the report arrives depends on the package: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

Different roofs, different checks
Single-ply membranes
Single-ply PVC and TPO membranes are common on commercial roofs and newer buildings. The survey looks at welded seams, edges, fixings and signs of damage.
Felt and built-up roofs
A felt roof often lasts around 15 to 20 years, though quality and upkeep make a big difference. Our report sets out its condition and the areas most at risk.
Flat roof surveys around Colney Street
Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere. The wider area around Colney Street has a long history of building, with High Elms Manor about 2.9 miles west. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area.
For an older house near a landmark such as Church of the Holy Trinity, the flat roofs on later extensions tend to wear out long before the main roof. If you look after a shop, office or commercial unit, for example near The Maltings, outlets and upstands on commercial flat roofs are the places to check before trouble starts. For landlords with property near How Wood station, the flat roof over a let home is worth a look before it becomes a tenant complaint.

Tips from our surveys
A survey works best with a little help from you, before and after. Tips:
- Watch the ceilings below the flat roof for stains
- Make sure new fixings through the roof are properly sealed
- Clear roof outlets and gutters each autumn
- Keep records of when the roof was laid and what work has been done
You can use the report to ask roofers to quote for the same work. Because everyone is pricing the same findings, the quotes are easier to compare. It is your choice who carries out the work and when.
Get splits, lifted seams and loose trims seen to while they’re small. A flat roof that’s looked after between surveys normally lasts longer.

Do you cover Colney Street?
Yes, Colney Street is one of the places we work. The survey and report are the same in Colney Street as anywhere else, and visits run on weekdays and weekends.
How do I find out if my home in Colney Street is listed?
Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.
Do you use drones?
Yes, where it is applicable. Whether we can fly on the day depends on the weather and the airspace rules, and we check for restrictions near airports before flying. We are a CAA-registered drone operator.
When does the report arrive?
Report times are set by the package. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. Mention any deadline as you book.
Do you cover flat roofs on blocks of flats?
Yes. We survey flat roofs on offices, shops, industrial units and blocks of flats. Larger commercial roofs are quoted for their size and access, so call 07833 053749 or drop us an email with the address.
Do you need to get into the loft?
Yes, where the survey calls for it and there is safe access. We look for staining, damp, daylight and signs of movement, as far as the space allows.
How long have you been surveying roofs?
We’ve been surveying roofs for over 20 years and have completed over 5,000 surveys.
What happens on the day
We look at the roof from outside and, where it is relevant and there’s safe access, from inside the loft space too. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. The whole visit normally takes about 1–2 hours at a typical home, with bigger or more complicated roofs taking longer. Older roofs in small places like Colney Street can have low, tight loft spaces, so let us know about the loft hatch and any ladder. Only areas that can be reached safely are inspected.
- First we go through the roof, what’s beneath it and any problems so far.
- The roof is viewed from safe positions, including the roof itself where that’s safe.
- We check the covering for splits, blisters, ponding and wear.
- Upstands, outlets, edge trims and rooflights are checked and photographed.
- A written report with photos and recommendations is emailed to you.
Before we arrive
- Unlock side gates and any roof access doors
- Move anything stored under the loft hatch
- Tell us about parking before the day

In fairness, a roof survey has limits:
- Parts of the roof that are not safe to walk on or view

What you can safely check yourself
Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.
During heavy rain, look at the gutters from the ground or a window. Water spilling over the edge can point to a blockage or a sagging run.
