Useful tips for Startop's End property owners

Here are a few things we’d tell any owner, before and after a survey:

  • Clear roof outlets and gutters each autumn
  • Watch the ceilings below the flat roof for stains
  • Have the roof looked at again after a severe storm
  • File the paperwork for the roof and any repairs

For landlords and building managers, the report is a dated record of the roof’s condition. It helps when planning maintenance budgets, and it gives a baseline to compare against next time.

Clear leaves and silt from outlets and gutters, above all in autumn. A flat roof that drains well wears much more slowly.

Flat roof surveys for homes and businesses in Startop's End

A flat roof doesn’t shed water the way a pitched roof does. Water lies on the surface for longer, so a small split or a blocked outlet can soon lead to a leak. We check the surface, the falls, the upstands and the edge trims, and we note any sign that the deck below has got wet. The aim is to find problems before they show up as a stain on a ceiling. We survey felt flat roofs, GRP fibreglass and mastic asphalt, and the problems we’re asked to look at most are dips that suggest the deck is deflecting and outlets choked with leaves and silt.

Older buildings in small places like Startop's End may be listed or in a conservation area, and that can affect how an extension roof or dormer is re-covered. Check with the council before planning any change of material. Finding out what state the roof is in gives you the facts to plan with. Listed building consent is needed for changes that affect a listed building’s special interest.

The report records the flat roof as we found it on the day. That makes it useful now and a handy reference later, like when you want to compare after future work.

When to book a survey in Startop's End

Buyers often book after their home survey suggests a closer look at a flat roof. Building owners and managing agents book to plan maintenance, or before a sale or a new lease. Either way, you get a clear record of the roof, with photos.

Problems we come across frequently include:

  • Outlets that hold water back
  • A sagging deck under the covering
  • Ponding water that does not drain away
  • Failed seals around rooflight kerbs

Take an older house close to Church of All Saints: the joins between later flat roofs and the old walls are where problems usually start.

Before you book anyone

  • What insurance they carry
  • What happens after the report arrives
  • Which parts of the roof they’ll actually see
  • Whether the inside of the roof is included

What a good roof survey covers

Rented homes, blocks and businesses

Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Mention it when you get in touch and we’ll plan the visit with that in mind.

A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work.

What a survey costs

Several things affect the price of a survey:

  • How tall the building is and how easy the roof is to see
  • Extensions, dormers and garages with roofs of their own
  • The shape of the roof and its details
  • Whether you choose the Basic, Standard or Premium Survey

Prices start from £150, including VAT, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400, both including VAT. You’ll know the price for your roof before booking.

Helping us price your survey

When you call or email, these details help:

  • Any deadline, such as an exchange date
  • Access details, like a loft hatch or a shared roof
  • The style of property, from a terrace to a block
  • Any stains, drips or damp patches you’ve seen indoors

Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. Otherwise, simply ring 07833 053749 or send us an email whenever suits you.

Startop's End: your questions answered

Is Startop's End within the area you cover?

Yes, Startop's End is on our map. A small place gets exactly the same survey as a big one.

Is my home in Startop's End listed or in a conservation area?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Is a flat roof survey the same as a building survey?

No. It is a closer look at the flat roof, not a survey of the whole property. It complements a RICS home survey rather than replacing it, and it isn’t a structural engineer’s report.

How soon will I get the report?

Each package has its own report time. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. If you have a deadline, such as an exchange date, tell us when you book.

Does someone need to be in?

Not necessarily. If we only need the outside, we can agree that ahead of time, but anything inside needs someone there to give access.

How much is a survey?

Prices start from £150, including VAT. We confirm the price for your roof before booking, and it depends on the roof’s size, access and the package you choose. To get a price, call 07833 053749 or use the contact form.

Does the report include photographs?

Yes, plenty. Pictures sit next to the findings they show.

What happens on the day

Once we’ve finished looking, we write up our findings as a report with photos. On timing, it normally takes about 1–2 hours for a house, or half a day or so for a commercial building. Older rural homes like those around Startop's End can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints.

  1. First we go through the roof, what’s beneath it and any problems so far.
  2. We check the roof from the ground, windows and the roof where it is safe.
  3. We check the covering for splits, blisters, ponding and wear.
  4. We photograph and record the outlets, upstands, trims and rooflights.
  5. A written report with photos and recommendations is emailed to you.

Getting ready for the survey

  • Leave a clear route to the loft
  • Have any paperwork from past roof work to hand
  • Keep pets inside or away from the areas we’re looking at

Should I look at the roof myself first?

The one thing to avoid is getting up close. Roofs are fragile and slippery, and falls from height are serious. That is where a survey comes in.

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.
