Leave it or get it looked at?

Repeated call-outs for the same leak add up. A report showing the breach points gives your roofer a clear target. Outbuildings and barns around Startop's End are easy to forget, but a failed roof there can spoil what’s stored inside. It is worth including them in a survey before a winter does the damage.

The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Electronic leak detection is quoted for your roof, because the method depends on the roof.

Electronic leak detection in Startop's End

ELD suits many waterproofing membranes on flat roofs over offices, units, blocks of flats and homes. It can be used to trace an existing leak or to test a new membrane before it is covered. We quote for each roof based on its size and build-up. Testing can be carried out on weekdays, Saturdays or Sundays when conditions allow. Just ask about your roof. We survey liquid-applied waterproofing, roof terraces and balconies and single-ply roofs, and people most often book us about damage from equipment installers and new membranes needing a check before handover.

Some older homes in villages like Startop's End are listed or in a conservation area, and that can affect how an extension roof or dormer is re-covered. Check with the council before planning any change of material. Knowing the roof’s condition is the starting point. Changes that affect a listed building’s special interest need listed building consent.

The report records the flat roof membrane as we found it on the day. That makes it useful now and a handy reference later, such as when you want to compare after future work.

Local flat roofs in Startop's End

With Cholesbury Manor House about 4.4 miles south, Startop's End sits in an area with a long building history. If your house is among the older ones, expect a mix of original materials and later repairs on the roof. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Mixed in with those pitched roofs are lots of flat ones, over rear extensions, dormers, garages and shops.

If you let a flat or house near Tring station, a flat roof over a rented flat is easy to forget until the tenant reports a leak. Take a building like Marsworth Church of England Infant School: a large flat roof with lots of outlets and rooflights has many places where a membrane can fail. The streets around a church like Church of All Saints are often among the oldest in a place, and if your home is one of the older ones nearby, flat-roofed rear additions and dormers added over the years are worth checking.

Before and after the survey

Small things make a difference. Our tips:

  • Stay off the flat roof unless needed
  • Share any drawings of the roof
  • Don’t keep patching the same spot
  • Consider ELD before paving or planting goes on

Questions about the results are welcome. We can talk you through the findings.

Clear flat roof outlets regularly. Water that sits on the roof finds breaches faster.

What this survey can’t tell you

Every survey has limits, and we’d rather be clear about that before booking. Bear these in mind:

  • Areas we can’t reach or that can’t be tested
  • Leaks from walls, copings or rooflights
  • How wet the insulation is

If you are not sure which survey you need, call 07833 053749 or send us an email and we’ll give you a straight answer before you book. The full list of what we check.

How it works

Every roof is different; as a rough guide, the survey takes longer on a large roof than a small one, with the construction of the roof playing a part too. You are welcome to ask questions while we are there. For a village or hamlet like Startop's End, the journey is planned ahead of time: let us know about lanes, gates and parking. On the day, we inspect what can safely be seen, inside and out.

  1. First, you tell us about the roof build-up and where water is showing.
  2. We confirm whether the roof is suitable for electronic testing.
  3. The testing method is chosen to suit the membrane and build-up.
  4. Testing runs across the roof to locate breaches in the membrane.
  5. We send a report with photos of each breach so your roofer can repair it.

Preparing for the visit

  • Point out any leaks or damp patches
  • Have keys ready for side gates, garages or roof access doors
  • Tell us about parking before the day

Startop's End questions

Do you cover smaller places like Startop's End?

Yes, smaller places are covered as well as towns. We cover the whole of London and South East England. Let us know about access, parking and anything unusual about getting there when you book.

Is my home in Startop's End listed or in a conservation area?

Start with Historic England’s list for listing and your council for conservation areas. It is worth checking before planning roof work, as both can affect what’s allowed.

What do I do with the report?

You receive the written report by email, with photos and recommendations. It is yours to share with a seller, insurer, roofer or managing agent, whichever applies.

What’s in the survey report?

It explains what we saw, what it means and what we’d suggest, backed by photographs. Anything we couldn’t see safely is noted too.

How does ELD work?

The waterproofing membrane normally stops an electrical current, but a hole lets it through. That’s how we locate breaches you can’t see.

What if it rains on the day?

Light rain does not typically stop a survey. Strong wind or heavy rain can stop drone flights and make roof access unsafe, so if conditions aren’t right we will arrange another day with you.

How fast do I get the report?

Each package has its own report time. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. Mention any deadline when booking.

Can I check my roof myself?

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, as it helps a surveyor trace the cause.
