Flat Roof Survey in Newgate Street
Flat roof surveys across Newgate Street, backed by more than 20 years’ experience. Every survey ends with a written report and photos.
- Failed seals around rooflight kerbs
- Loose or cracked edge trims
- Cracked or split membrane
What happens if roof problems are left?
By the time a flat roof leak shows indoors, water has already passed through the roof build-up. We can pick up worn covering and failing details sooner, so you can plan the work rather than react to it. Where a roof is exposed, as many are in small places like Newgate Street, driving rain gets into any weakness, and damp in older walls is slow to dry out.
We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, all including VAT. The price for your roof depends on its size, access and what you need to know.

How a flat roof survey works in Newgate Street
We inspect a flat roof from wherever it can be seen safely: on the roof where it is safe, from windows and higher ground, and from the rooms below where we can reach them. Fragile rooflights and fragile sheets are never walked on. If part of the roof can’t be seen or reached safely, the report says so, so you know exactly what was covered. Common reasons to book are upstands pulling away from walls and ponding water that doesn’t drain away, across upstands and outlets, single-ply membranes and felt flat roofs.
Somewhere as small as Newgate Street, flat roofs tend to be on extensions, garages and converted outbuildings. They need the same care as any town roof: outlets, upstands, edges and the covering itself. We simply plan the journey and access ahead of time. Garages and outbuildings are easy to forget, so mention any you want included when you book.
If any part of the flat roof couldn’t be seen safely, we say so in the report. That way, it is clear what was covered and what wasn’t.

Newgate Street questions
Will you come out to Newgate Street?
Yes, Newgate Street is on our map. Villages and rural addresses get the same survey as a town house.
Do you cover Newgate Street?
Yes. We cover the whole of London and South East England, and Newgate Street is part of that. You can phone 07833 053749 or send us an email with the address and a few details, and we’ll talk through which survey suits.
Do you look for flat roof leaks?
We check the covering and every detail where leaks commonly start, recording anything that could let water through. If the source is hidden, we may suggest a leak investigation or electronic leak detection.
Will you fly a drone over my roof?
Yes, where it applies and safe. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). It is included in the Drone Roof Survey and, where it applies, the Premium Survey.
Can you survey any kind of flat roof?
We cover the main flat roof coverings: felt, asphalt, EPDM, GRP and single-ply. We record what the covering is and how it’s holding up.
Does a flat roof survey replace a RICS survey?
No. Our survey covers the flat roof only. It is not a RICS Level 2 or 3 survey of the whole building, and it isn’t a structural engineer’s report. It often sits alongside a buyer’s building survey.
How do I book a survey in Newgate Street?
It’s easiest to call 07833 053749 or drop us an email. Give us the address and some details about the roof, and we will take it from there. Surveys run on any day of the week.
Honest limits
We only report what can safely be seen on the day, so there are some things a survey cannot cover:
- Parts of the roof that are not safe to walk on or view
- Whether the deck or joists are strong enough
- A promise that the roof will not leak in future
Not sure which survey suits your roof? You can phone 07833 053749 or drop us an email and we’ll tell you. The full list of what we check.
What this survey covers
- Felt flat roofs
- Mastic asphalt
- GRP fibreglass
- Upstands and outlets
- Single-ply membranes
- EPDM rubber
Can I check my roof myself?
Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.
During heavy rain, look at the gutters from the ground or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.
What a flat roof survey looks like in Newgate Street
About 4 miles south-west lies Wyllyotts Manor, a reminder of how long the area around Newgate Street has been built on. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere.
For an older house near a landmark such as Church of St Mary Ponsbourne, later flat-roofed additions are common on older houses, and their edges and upstands frequently show the first signs of wear. Landlords with a home close to Cuffley station may find that flat roofs over rear additions and dormers in rented property are worth checking between tenancies.

Signs you need a flat roof survey in Newgate Street
Flat roofs take the full force of the weather on a surface that drains slowly. In time, the covering dries out, cracks and loosens at its edges and laps. Most people book a survey after a leak, before buying, or when they think the roof is getting old.
Problems we come across often include:
- Pools of water lying on the roof
- Dips that suggest the deck is deflecting
- Edge trims that have lifted or split
- Leaks around rooflights
If you look after a building such as Ponsbourne St Mary's Church of England Primary School, ponding and blocked outlets on a wide flat roof are worth catching before the next wet season.
Choosing a roof surveyor
- What insurance they carry
- What the report includes, and whether it has photographs
- Which viewpoints they use to see the roof
- What experience they bring

What happens on the day
Every roof is different, but as a rough guide the survey takes an hour or two for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. If you have questions on the day, just ask. Rural addresses near Newgate Street can be hard to find from a postcode alone, so a few directions are welcome. The visit itself is the same as anywhere else.
- You send us the address and, for commercial roofs, an idea of the roof’s size.
- Inside, we look for signs of water under the roof where we can reach.
- We view the roof from safe positions and never walk on fragile surfaces.
- Each defect is photographed and its likely cause noted.
- You get a report setting out the condition and our recommendations, in order of urgency.
Getting ready for the survey
- Leave a clear route to the loft
- Gather any invoices or paperwork from past roof work
