Flat roof surveys near Cuffley

Should I look at the roof myself first?

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

A DIY look is useful, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.

Flat roof survey in Cuffley: what you get

Offices, shops, industrial units and blocks of flats frequently sit under large flat roofs. A survey of a roof this size picks out worn covering, standing water and outlets that need attention. The photographed record helps you plan and budget for work. We quote commercial roofs on their size and how they’re reached, so it helps if you call 07833 053749 or drop us an email with the address and a rough idea of the roof area. Typical surveys look at outlets choked with leaves and silt and cracked or split membrane, on single-ply membranes, felt flat roofs and upstands and outlets.

Outbuildings, garden rooms and garages in places like Cuffley often have flat roofs of their own. They’re easy to forget, but water through a garage roof can spoil whatever is stored inside. If you want them looked at too, mention them when booking. Smaller roofs use the same coverings as bigger ones, from felt to rubber and GRP, and age in the same way.

It isn’t only a list of defects. It explains what we found, why it matters and what we recommend, so you can decide what to do next.

Before and after the survey

Over many surveys, some simple habits stand out as worth the effort:

  • Ask contractors to protect the roof if they work on it
  • Check new fixings through the roof are properly sealed
  • Watch the ceilings below the flat roof for stains
  • Have the roof looked at again after a severe storm

If anything in the report is not clear, just ask us. The Standard Survey includes a follow-up consultation and the Premium Survey an in-person consultation, so you can talk the findings through.

Check the roof from a window after a downpour. Water still lying a day or two later is worth getting looked at.

Different roofs, different checks

Single-ply membranes

Single-ply PVC and TPO membranes are common on commercial roofs and newer buildings. The survey looks at welded seams, edges, fixings and signs of damage.

EPDM rubber

An EPDM rubber roof is usually one large sheet, bonded to the deck. We check the laps, the edges, the corners and any punctures.

Your questions about flat roof surveys in Cuffley

How do I find out if my home in Cuffley is listed?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it is worth checking before planning any.

Will you come out to Cuffley?

Yes. Cuffley is within the area we cover, which takes in towns, villages and rural addresses. We survey roofs across London and the South East. Just mention lanes, gates or anything else about the route as you book.

Does the survey cover asbestos?

We don’t test for asbestos. Where a roof has materials that might contain asbestos, such as old cement sheeting, the report flags them and recommend a specialist asbestos surveyor.

How long will you be at the property?

It normally takes between one and two hours on an ordinary house, rising to roughly 3–4 hours on a commercial building. The written report follows by email.

Do you go up onto the roof?

It depends on what’s safe: the roof itself where that is safe, plus windows, vantage points and the rooms below. We never walk on fragile rooflights or sheeting.

How long have you been surveying roofs?

We have completed more than 5,000 surveys, across 20+ years of surveying roofs.

How much is a survey?

Our price is from £150, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, inc. VAT.

Landlords, agents and block managers in Cuffley

Letting agents can arrange access with tenants. We survey on weekdays and at weekends, which helps when tenants work during the week.

We also survey roofs for businesses and commercial landlords. Larger roofs take longer, so they’re priced to suit.

Flat and commercial roofs around Cuffley

In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises. With Wyllyotts Manor about 3.5 miles west, Cuffley sits in an area with a long building history. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area.

If your house is among the older ones in the streets near St Andrew, flat-roofed rear additions and dormers added over the years are worth checking. For site and facilities teams at buildings such as Cuffley School, large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly. For landlords with property near Cuffley station, the flat roof over a let home is worth a look before it becomes a tenant complaint.

What happens on the day

Safety comes first on every visit. We inspect whatever is safely visible, and if part of the roof can’t be seen, the report says so. The survey usually takes about one to two hours at most homes, with bigger or more complicated roofs taking longer. A visit to Cuffley is planned like any other: the time, the access and where to park are agreed beforehand. Weekday and weekend visits are both possible. Tell us about any garages, outbuildings or extensions you want included.

  1. We start with the address and, on larger roofs, the roof area and access.
  2. Inside, we look for signs of water under the roof where we can reach.
  3. We view the roof from safe positions and never walk on fragile surfaces.
  4. We record every defect with a photo and its likely cause.
  5. The report explains the condition and recommends what to do first.

Before the survey

  • Dig out any old roof reports or invoices

What this survey can’t tell you

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Asbestos testing, which needs a specialist asbestos surveyor
  • Hidden layers beneath the covering
  • Fragile surfaces, which we don’t walk on

If in doubt, phone 07833 053749 or send us an email and we will point you to the right survey. What a survey covers and doesn’t.
