Chipperfield Flat Roof Survey
Independent flat roof surveys in Chipperfield. We have completed more than 5,000 surveys across London and South East England.
- Leaks around rooflights
- Raised blisters across the surface
- Splits, cracks and crazing
What a survey costs
Not every roof costs the same to survey, for these reasons:
- Whether it is a home or a commercial building
- The size of the roof
- How many separate roofs there are, like extensions, dormers and garages
- Whether you choose the Basic, Standard or Premium Survey
Bigger, taller and commercial roofs take more time to survey, so the price reflects that. You’ll know the figure before booking.
Helping us price your survey
Here’s what helps us most when you get in touch:
- Your postcode, so we can check access and travel
- Photos of the roof, taken safely from ground level or a window
- What made you get in touch
- Where water is showing inside, if it is
Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. Otherwise, simply call 07833 053749 or use the contact form whenever suits you.
Flat roof surveys for homes and businesses in Chipperfield
A flat roof leak frequently travels before it shows on the ceiling. It may start at a split, a lifted seam or a failed upstand well away from the damp patch. Our survey covers the whole roof, not just the part above the mark, and photograph anything that could let water in. A roofer can then start from a clear picture of the problem. We survey single-ply membranes, upstands and outlets and GRP fibreglass, and common reasons people get in touch are cracked or split membrane and pools of water lying on the roof.
Flat roofs on exposed homes in small places like Chipperfield take more wind and rain, which is hard on edges, upstands and joins in the covering. Felt roofs, which frequently last around 15–20 years, normally show it first. EPDM rubber and GRP coverings last longer, but their edges and joints still need checking. On an exposed roof, the edges tend to go first.
We write the report in plain English, so you do not need to be a roofer to follow it. Photographs show what each point refers to.

What this survey can’t tell you
Before booking, it is worth knowing what a survey will not do:
- Asbestos testing, which needs a specialist asbestos surveyor
- What’s under the membrane without opening it up
- Areas we can’t see or reach safely, including fragile rooflights and sheeting
If in doubt, ring 07833 053749 or send us an email and we’ll recommend the right survey. What a survey covers and doesn’t.

Common questions in Chipperfield
How do I find out if my home in Chipperfield is listed?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Do you carry out roof surveys in Chipperfield?
Yes. We cover the whole of London and South East England, and Chipperfield is part of that. You can call 07833 053749 or email us with the address and some details.
Can you survey a shared roof?
Yes. Shared roofs just need a little more planning. Mention it when you contact us and we will plan the survey around it.
How much is a survey?
Our price is from £150, including VAT. What you pay for your roof depends on its size, height, access and the package, confirmed before anything is booked.
Do you give a life expectancy for the roof?
We do not give a fixed number of years, because it depends on upkeep, weather and how the roof was laid. Our report describes the condition and what needs doing, and when.
Which days do you carry out surveys?
We survey on any day from Monday to Sunday, during the day. Just say which days work for you.
Do you look in the roof space?
If the survey needs it and the loft space can be reached safely, yes. A clear path to the hatch helps.
What we’re asked to look at in Chipperfield
The surface of a flat roof heats up and cools down far more than the rooms below. This constant movement works at laps, seams and board joints, and in time it can open up splits and cracks. Older coverings that have lost their flexibility are the most likely to suffer.
Problems we come across frequently include:
- Outlets choked with leaves and silt
- Pools of water lying on the roof
- Dips that suggest the deck is deflecting
- Splits and cracks in the covering
If you own a rental within reach of Apsley station, the flat roof over a let home is worth a look before it becomes a tenant complaint.

How it works
The aim of the visit is simple: to see as much of the flat roof as can safely be seen and record it clearly. Notes and photographs go into the written report. The visit normally takes between one and two hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. Rural addresses near Chipperfield can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.
- We agree the roof to be surveyed, its use and any leaks you know about.
- We look at the roof from ground level, windows and the roof where it is safe.
- We check the covering for splits, blisters, ponding and wear.
- Upstands, outlets, edge trims and rooflights are checked and photographed.
- A written report with photos and recommendations is emailed to you.
Getting ready for the survey
- Clear the way to the loft hatch
- Let us know about parking before the day
- Keep pets inside or away from the areas we’re looking at

Should I look at the roof myself first?
A DIY look is useful, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.
Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

Tips from our surveys
Small things make a difference. Our tips:
- Keep records of when the roof was laid and what work has been done
- Ask contractors to protect the roof if they work on it
- Check ceilings under the roof for damp patches
- Treat rooflights and old sheeting as fragile
After the visit, we write up the report with photographs of what we found. It covers the type of covering, its condition and each defect, with our recommendations. Turnaround is within 48 hours for a Basic Survey, 24 to 48 hours for a Standard Survey and the same day for a Premium Survey.
Get splits, lifted seams and loose trims seen to while they’re small. A flat roof that is looked after between surveys typically lasts longer.
What a flat roof survey looks like in Chipperfield
In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile, and flat-roofed additions turn up almost everywhere. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises. About 2.9 miles south-west lies Chenies Manor House, a reminder of how long the area around Chipperfield has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material.
If you look after a building such as Kings Langley School, large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly. For an older house near a landmark like Church of St Paul, flat-roofed rear additions and dormers added over the years are worth checking.
