Roof leak investigation in Chipperfield: what you get
Most roof leaks start at a joint rather than the middle of a slope. Flashings at chimneys and walls, valleys, gutters, parapets and flat roof upstands and outlets are the usual suspects. Each of these is checked in turn and we follow where the evidence leads. Every chimney, dormer and roof light adds more joints to check. Each one is looked at from wherever it is safe to see it. We survey chimney stacks, the roof space and flat roof details, and common reasons people get in touch are leaks below a flat extension roof and damp underlay across a wide area.
Being in a small place like Chipperfield makes no difference to how a leak or storm damage is looked at: the journey and access are just planned ahead of time. It helps to know where the water appears, in what weather, and what you’ve seen outside, along with any repairs done before. Photographs of the stain and of the roof from outside are helpful too.
Every survey ends with a written report, with photographs, emailed to you. It explains the condition of the leaking roof, the defects we found and what we recommend.

Chipperfield questions
Is Chipperfield within the area you cover?
We do. Villages and rural addresses get the same survey as a town house.
Do you carry out roof surveys in Chipperfield?
Yes, Chipperfield is one of the places we work. Every survey there gets the same written report with photos, and visits run on weekdays and weekends.
Can you tell me if my roof has asbestos?
No. Our report may flag materials that could contain asbestos, but confirming it is a job for a specialist asbestos surveyor. Buildings built or refurbished before 2000 may contain it.
How much does a roof leak investigation cost in Chipperfield?
Our price is from £150, including VAT. What you pay for your roof depends on its size, height, access and the package, and it’s agreed before booking.
Is this a RICS survey?
No. It is a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof, so it sits alongside a building survey rather than replacing it.
Can you inspect my roof with a drone?
Yes, where it’s applicable. Flights depend on the weather on the day and airspace rules, including flight restriction zones near airports. We’re a CAA-registered drone operator.
Will you go up on the roof?
Only if it’s safe. We inspect what can be seen safely: from the ground, from windows and vantage points, from the roof space, from the roof itself where safe and by drone where applicable. The report says if anything couldn’t be seen.
DIY checks: what’s safe
Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.
You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.
What we look for on each type of roof
Parapet and box gutters
Linings, joints and outlets are inspected wherever it is safe, and look for signs of past overflowing.
Slate and tile slopes
‘Nail fatigue’ is a common cause of slipped slates. One slipped slate can be enough to cause a leak, particularly in driving rain.
Leaks and storm damage in Chipperfield
Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates, and flat-roofed additions turn up almost everywhere. Where water gets in depends a good deal on what the roof is made of and how it is detailed. About 2.9 miles south-west lies Chenies Manor House, a reminder of how long the area around Chipperfield has been built on. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof.
If you live in an older home near Church of St Paul, old mortar, worn lead and slipped slates are the usual suspects when water gets in. For site and facilities teams at buildings such as Kings Langley School, tracing a leak on a big roof starts with where the water appears and works back. If you let a flat or house near Apsley station, a clear finding on where water gets in helps you brief a roofer straight away.

The survey, step by step
There isn’t much for you to do on the day. Show us any stains, drips or problem areas you know about, and we’ll take it from there. A typical survey takes about 1–2 hours for a house, and longer for a large or complex roof. In a small place like Chipperfield, access is typically the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.
- We start with what you’ve seen: where the stain is and when it gets worse.
- The visit starts indoors, at the stain and in the loft.
- Outside, we look at every likely route in.
- We use moisture detection, and thermal imaging where it’s useful.
- You receive a written report with photos showing the likely source and what needs attention.
Getting ready for the survey
- For a flat or shared roof, check access with whoever owns or manages the building
- Leave a clear route to the loft
- Leave side gates unlocked

When you need someone else
No survey can tell you everything, and we’d rather be clear about that before you book. Keep these in mind:
- A structural engineer’s report
- An intermittent leak that shows no trace on the day
- The repair itself (the investigation finds and reports the cause)

Why act early in Chipperfield
Lingering damp encourages mould on ceilings and walls. Once mould takes hold, it is harder to clear. Finding the leak comes first. Older cottages and farmhouses around Chipperfield can have roof timbers that have been there a very long time, and water through a failed covering can rot timber if it is left.

Before and after the survey
Getting the most from a roof leak investigation starts before we arrive and carries on afterwards. Tips:
- Keep a photo record of the damp patch
- Have an electrician check any wet fittings
- Protect furniture and flooring under the leak
- Check the loft is accessible
Once the work is done, hold on to the report. If water appears again, it shows what was found before, which makes the next step quicker.
Have flashings and flat roofs looked at every few years. Flashings, valleys and flat roof details are frequent weak points, and wear is easier to deal with before water gets in.
