About our roof leak investigation in Felden

Our job is to find the likely source and tell you. The report shows, with photos, where we believe the water gets in and how it travels, plus recommendations on what needs attention. Whoever does the work then has a clear starting point. We find and report the source, while the repair is a separate matter. We survey chimney stacks, the roof space and valleys and parapet gutters, and common reasons people get in touch are damp walls below an overflowing gutter and drips from nail tips in a cold loft.

In older homes around places like Felden, the underlay may be old bitumen felt, or there may be none at all. Once the slates or tiles let water past, there is little to stop it reaching the ceiling. Finding where it gets in, and whether it’s old wear or new damage, decides what comes next. In the loft, damp battens or wet insulation are frequently the first clues.

If any part of the leaking roof couldn’t be seen safely, we say so in the report. You will know exactly what was inspected and what wasn’t, and what we’d suggest next.

Common roof problems in Felden

Chimneys can let water in by several routes. Eroded pointing, cracked flaunching, failed flashings and open pots can all be responsible. It can show up on the chimney breast, nearby ceilings or in the loft space.

Look out for signs like these:

  • Leaks below a flat extension roof
  • Wet patches on loft insulation
  • Staining around the chimney inside
  • Water marks that spread in wet weather

If you own a rental within reach of Apsley station, tracing a leak quickly matters when a tenant is living with it.

Questions to ask before booking

  • When you will get the report
  • How they’ll see the roof: from the ground, the loft, the roof or by drone
  • Whether VAT is in the quoted price
  • Their drone registration, if they fly one

What’s in a roof survey

Questions from Felden

Is Felden within the area you cover?

We do. A small place gets exactly the same survey as a big one.

My home in Felden has a flat-roofed garage or porch. Is it worth having that looked at?

Frequently, yes, so mention it as you book. Flat-roofed garages and porches are common in new towns like Hemel Hempstead, and older felt coverings may be near the end of their life.

Do you climb onto every roof?

Only if it is safe. We look at everything that can safely be seen: from ground level, from windows, from inside the roof space, from the roof where it’s safe and by drone where applicable. The report says if anything couldn’t be seen.

Can you survey a shared roof?

Yes. Shared roofs just need a little more planning. Tell us about it when you book and we’ll plan the survey around it.

Is the repair included in the leak investigation?

The investigation is about finding the cause. The repair isn’t part of it. You get a report with photos showing where the water is getting in and what needs attention.

Can thermal imaging help find my roof leak?

We use thermal imaging where it helps, and it is part of the Premium Survey. It shows temperature differences, not water itself, so we confirm its findings with moisture readings.

How should I prepare for the leak investigation?

Keep a note of when it leaks. Clear access to the loft. If water is near any fittings, have an electrician check them.

The survey, step by step

A survey visit follows a simple order: we listen to what’s been worrying you, look at the roof from every safe viewpoint, photograph what we find and make notes for the report. Most visits take an hour or two for most houses, and longer for a large or complex roof. Parking around Felden is normally easier than in a town centre, but mention lanes, gates or long drives. Low roofs on bungalows can frequently be seen well from ground level, and the loft shows the rest, while taller roofs may need other vantage points or the drone where applicable.

  1. You tell us where the water shows and when it appears.
  2. We look at the stain, the ceiling and the loft above it.
  3. Outside, we look at every likely route in.
  4. We use moisture detection, and thermal imaging where it’s useful.
  5. We email a report with photographs, the likely entry point and recommendations.

How to prepare

  • Have any questions written down, so nothing gets missed
  • Let us know where we can park nearby
  • Keep pets out of the way during the survey

When you need someone else

Without opening up the roof, some things stay hidden, and that sets some limits:

  • Structural calculations (that’s a structural engineer’s job)
  • What’s under the covering or behind the plaster
  • Leaks that only appear in weather we cannot recreate

If in doubt, ring 07833 053749 or drop us an email and we’ll recommend the right survey before you book. What our survey covers.

Felden roofs and the weather

Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. The covering and its details give the first clues when tracing where water is coming from. The wider area around Felden has a long history of building, with High Elms Manor about 3.4 miles south-east. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first.

Take a building like Nash Mills Church of England Primary School: a leak through a large roof is frequently found some distance from where the water shows inside. If you live in an older home near Church of St Mary, leaks on older roofs often start at lead flashings, valleys or around old chimney stacks.

What affects the cost of roof leak investigations

Every roof is different, so prices are confirmed before booking. These are the things that affect it:

  • Any need for thermal images or a drone flight
  • The shape of the roof and its details
  • House, block, shop or office
  • The number of roofs, including extensions and garages

Prices start from £150, with VAT included, for a Basic Survey. Standard is from £250 and Premium from £400, both inc. VAT. You’ll know the exact price before booking.

Booking your survey

The more you tell us, the easier it is to price the survey. When you get in touch, it’s useful to mention:

  • When you need the report by
  • The kind of building and roof involved
  • Access details, like a loft hatch or a shared roof
  • Where the property is, with the postcode

To book a survey, phone 07833 053749 or email us and tell us the address and what’s prompted the survey. We will confirm the price before you book.

Before and after the survey

Over many surveys, some simple habits stand out:

  • Record whether it leaks in every downpour or only some
  • Catch drips in a bucket and protect the floor
  • Clear the loft hatch so we can get in
  • Do not climb onto the roof to look

The report gives whoever carries out the work a clear starting point. The photos show the defects and where they are, rather than at the stain.

After a storm, check the roof from the garden and the street. Slipped slates, lifted ridge tiles and debris on the ground are signs to act on. Prompt repairs stop gaps turning into leaks.
